【摘要】:隨著我國(guó)國(guó)民經(jīng)濟(jì)的發(fā)展和城鎮(zhèn)化進(jìn)程的加快,房地產(chǎn)業(yè)得到了快速發(fā)展,房地產(chǎn)企業(yè)專業(yè)化、產(chǎn)業(yè)化水平不斷提高,跨區(qū)域擴(kuò)張已成為大型房地產(chǎn)企業(yè)普遍的實(shí)力增長(zhǎng)方式。近幾年,國(guó)家對(duì)房地產(chǎn)行業(yè)的不斷調(diào)控,房地產(chǎn)企業(yè)所處的生存環(huán)境發(fā)生了巨大變化,企業(yè)優(yōu)勝劣汰的競(jìng)爭(zhēng)機(jī)制正在形成,原有的資源型、機(jī)會(huì)型房地產(chǎn)企業(yè)將逐步退出市場(chǎng),閑置土地資源將被逐步激活,房地產(chǎn)行業(yè)正面臨一個(gè)新的發(fā)展格局,行業(yè)集中度將進(jìn)一步提高。在此情況下,房地產(chǎn)企業(yè)如何抓住機(jī)遇進(jìn)行快速和有質(zhì)量地跨區(qū)域擴(kuò)張,提高企業(yè)競(jìng)爭(zhēng)能力和發(fā)展?jié)摿,己成為房地產(chǎn)企業(yè)亟待解決的首要問(wèn)題之一。 依據(jù)我國(guó)房地產(chǎn)行業(yè)的現(xiàn)狀,本文首先針對(duì)全國(guó)范圍內(nèi)房地產(chǎn)企業(yè)跨區(qū)域擴(kuò)張的背景進(jìn)行宏觀分析,然后系統(tǒng)、全面地分析房地產(chǎn)企業(yè)關(guān)于跨區(qū)域擴(kuò)張的發(fā)展歷程、擴(kuò)張動(dòng)機(jī)、擴(kuò)張模式和擴(kuò)張風(fēng)險(xiǎn),嘗試著為該領(lǐng)域的研究注入新鮮血液。針對(duì)房地產(chǎn)企業(yè)跨區(qū)域擴(kuò)張目標(biāo)城市的遴選,提出了目標(biāo)城市吸引度概念,建立了目標(biāo)城市吸引度診斷指標(biāo)體系,構(gòu)建了目標(biāo)城市吸引度診斷模型,并運(yùn)用SPSS19.0統(tǒng)計(jì)軟件,,對(duì)13個(gè)樣本目標(biāo)城市進(jìn)行了目標(biāo)城市吸引度的定量診斷,切實(shí)做到理論與實(shí)際相結(jié)合,為房地產(chǎn)企業(yè)在跨區(qū)域擴(kuò)張進(jìn)行目標(biāo)城市遴選時(shí)提供科學(xué)合理的決策依據(jù)。 本文研究目的是通過(guò)分析房地產(chǎn)企業(yè)跨區(qū)域擴(kuò)張的理論框架,給進(jìn)一步的深入研究奠定基礎(chǔ),為房地產(chǎn)企業(yè)的跨區(qū)域擴(kuò)張實(shí)踐提供理論指導(dǎo),引導(dǎo)房地產(chǎn)企業(yè)加強(qiáng)核心能力建設(shè),提高競(jìng)爭(zhēng)優(yōu)勢(shì)。同時(shí),本文的研究對(duì)引導(dǎo)行業(yè)資源向競(jìng)爭(zhēng)力強(qiáng)、前景好的房地產(chǎn)企業(yè)集中,提高資源利用效率和效用,促進(jìn)房地產(chǎn)行業(yè)的健康發(fā)展具有重要意義。
[Abstract]:With the development of China's national economy and the acceleration of urbanization, the real estate industry has been rapid development, real estate enterprises specialization, the level of industrialization continues to improve. Cross-regional expansion has become a common mode of strength growth for large real estate enterprises. In recent years, with the continuous regulation and control of the real estate industry, the living environment of real estate enterprises has undergone tremendous changes. The competitive mechanism of the survival of the fittest of enterprises is forming. The original resource-based and opportunistic real estate enterprises will gradually withdraw from the market, idle land resources will be gradually activated, and the real estate industry is facing a new development pattern. In this case, how to seize the opportunity for real estate enterprises to quickly and qualitatively expand across regions to improve their competitiveness and development potential. It has become one of the most important problems for real estate enterprises to solve. According to the current situation of China's real estate industry, this paper firstly analyzes the background of cross-regional expansion of real estate enterprises nationwide, and then the system. A comprehensive analysis of the development of cross-regional expansion of real estate enterprises, expansion motivation, expansion model and expansion risk. This paper tries to inject fresh blood into the research in this field. Aiming at the selection of cross-regional expansion target cities of real estate enterprises, the concept of target city attraction is put forward, and the diagnostic index system of target city attraction is established. A diagnosis model of the attraction degree of the target city is constructed, and the quantitative diagnosis of the attraction degree of the target city of 13 sample cities is carried out by using the SPSS19.0 statistical software, and the combination of theory and practice is realized. This paper provides a scientific and reasonable basis for real estate enterprises to select target cities in cross-regional expansion. The purpose of this paper is to analyze the theoretical framework of cross-regional expansion of real estate enterprises, to lay a foundation for further in-depth research, and to provide theoretical guidance for the practice of cross-regional expansion of real estate enterprises. At the same time, the research of this paper will guide the real estate enterprises to concentrate their resources to the competitive and promising real estate enterprises, and improve the efficiency and utility of resource utilization. It is of great significance to promote the healthy development of the real estate industry.
