【摘要】:當(dāng)前,我國(guó)房地產(chǎn)市場(chǎng)過(guò)熱的現(xiàn)象越來(lái)越明顯,而國(guó)家也開(kāi)始收緊房貸法規(guī)和房地產(chǎn)行業(yè)土地使用規(guī)則,國(guó)內(nèi)大多數(shù)房企面臨重新洗牌的危機(jī)。A房地產(chǎn)公司是一家民營(yíng)企業(yè),在政府干預(yù)房地產(chǎn)市場(chǎng),房地產(chǎn)企業(yè)競(jìng)爭(zhēng)日益激烈,管理不善導(dǎo)致成本加劇、工期拖延等。在此背景下,A房地產(chǎn)企業(yè)力量通過(guò)設(shè)計(jì)行之有效的績(jī)效考核方案來(lái)改善管理,以獲得競(jìng)爭(zhēng)優(yōu)勢(shì)。 本文論述了績(jī)效管理對(duì)于房地產(chǎn)企業(yè)的影響,以及在組織與個(gè)人績(jī)效方面改善的作用�?�(jī)效管理理念是從西方引進(jìn)的,如果國(guó)內(nèi)企業(yè)復(fù)制西方理論很有可能會(huì)導(dǎo)致水土不服。因此,企業(yè)在實(shí)施績(jī)效考核時(shí)往往忽視企業(yè)的戰(zhàn)略目標(biāo)、使命和愿景。以至于許多企業(yè)的績(jī)效考核變成走形式,簡(jiǎn)單的把員工績(jī)效結(jié)果歸為三六九等,績(jī)效考核是為績(jī)效管理服務(wù)的,績(jī)效管理的最終目的是幫助企業(yè)實(shí)現(xiàn)利潤(rùn)、輔助企業(yè)實(shí)現(xiàn)戰(zhàn)略目標(biāo)、提高管理效率、為員工規(guī)劃職業(yè)發(fā)展方向、促使個(gè)人努力向與企業(yè)目標(biāo)一致。 本文剖析A房地產(chǎn)企業(yè)人力資源情況和績(jī)效考核上存在的問(wèn)題,通過(guò)分析原因,結(jié)合MBA所學(xué)績(jī)效管理理論,綜合運(yùn)用績(jī)效管理工具設(shè)計(jì)出一套適合A房地產(chǎn)企業(yè)的績(jī)效考核方案。最后通過(guò)對(duì)方案的實(shí)施效果進(jìn)行評(píng)估,分析在實(shí)施中遇到的問(wèn)題,并進(jìn)行修正,總結(jié)經(jīng)驗(yàn)教訓(xùn)。
[Abstract]:At present, the phenomenon of overheating of the real estate market in China is becoming more and more obvious, and the country has also started to tighten the housing loan laws and land use rules of the real estate industry. Most of the domestic housing enterprises are facing the crisis of reshuffling. A real estate company is a private enterprise. When the government interferes with the real estate market, the competition of real estate enterprises is becoming increasingly fierce, and poor management results in increased costs. Under this background, real estate enterprises can improve their management by designing effective performance appraisal schemes to gain competitive advantage. This paper discusses the impact of performance management on real estate enterprises, as well as the role of improvement in organizational and personal performance. The concept of performance management is introduced from the West. If domestic enterprises copy the western theory, it is likely to lead to resistance. Therefore, enterprises often ignore the strategic objectives of enterprises in the implementation of performance appraisal. Mission and vision. So that many enterprises' performance evaluation into a formality, simply classify the employee performance results into three or six nine, performance appraisal is for performance management services. The ultimate purpose of performance management is to help enterprises achieve profits, assist enterprises to achieve strategic objectives, improve management efficiency, plan the direction of career development for employees, and promote individual efforts to be consistent with the objectives of enterprises. This paper analyzes the problems in human resources and performance appraisal of A real estate enterprises, through the analysis of the reasons, combined with the performance management theory learned by MBA. Comprehensive use of performance management tools to design a set of performance appraisal scheme suitable for A real estate enterprises. Finally through the implementation of the program evaluation analysis of problems encountered in the implementation and correction. Sum up experience and lessons.
