【摘要】:現(xiàn)如今,我國房地產(chǎn)市場不斷的發(fā)展與擴(kuò)大,房地產(chǎn)的交易數(shù)量也越來越多,如何合理確定房地產(chǎn)的客觀價(jià)值已經(jīng)逐漸稱為日常生活著不可或缺的一項(xiàng)技術(shù)工作。房地產(chǎn)估價(jià)中市場比較法應(yīng)用廣泛,它能直觀的反映房地產(chǎn)市場狀態(tài),但是我國房地產(chǎn)估價(jià)在理論研究上一定程度滯后于發(fā)展快速的房地產(chǎn)市場和實(shí)踐需要,市場比較法法的運(yùn)用還處于探索階段,主要是學(xué)習(xí)西方國家和地區(qū)的估價(jià)方法,因此,科學(xué)運(yùn)用市場比較法對于完善我國房產(chǎn)估價(jià)有著眾大的意義。 本文從一個(gè)估價(jià)案例出發(fā),說明了如何運(yùn)用市場比較法來評估房產(chǎn)的價(jià)格,介紹了市場比較法中可比實(shí)例的選取,因素的調(diào)整,假設(shè)條件和限制,,價(jià)格求取方法等,并在此過程中總結(jié)出了在我國應(yīng)用中市場法存在的問題。估價(jià)人員對于可比實(shí)例選擇的主觀隨意性,以及修正影響因素的主觀性等都是急需尋找科學(xué)合理估價(jià)模型來解決的問題。隨后,在市場比較法中應(yīng)用模糊數(shù)學(xué),借用模糊數(shù)學(xué)的隸屬原則和擇近原則,建立恰當(dāng)?shù)臄?shù)學(xué)模型,選取恰當(dāng)?shù)目杀葘?shí)例,求取待估房產(chǎn)的價(jià)格,并比較了修正前后的市場比較法的精度,說明了該模型的可行性。
[Abstract]:At present, China's real estate market development and expansion, the number of real estate transactions are more and more, how to reasonably determine the objective value of real estate has been known as a technique of daily life indispensable. In the market comparison method is widely used in real estate appraisal, it can reflect the real estate market however, China's real estate valuation in theory to a certain extent lags behind the rapid development of the real estate market and the needs of practice, use the market comparison method is still in the exploratory stage, mainly the study of valuation methods, western countries and regions, therefore, scientific application of market comparison method to improve China's real estate valuation with the of great significance.
This article from a valuation case the author illustrates how to use the market comparison assessment of real estate prices, the market comparison method in the comparable selection, factor adjustment, assumptions and constraints, for the price, and in the process, summed up the existing market method in application in our country the problem for the comparable valuation. Selection of subjective factors, and modified the subjectivity is the urgent need to find a scientific and reasonable valuation model to solve the problem. Then, the application of fuzzy mathematics in the market comparison approach, using fuzzy mathematics membership principle and choose the principle of establishing an appropriate mathematical model, select the appropriate comparable examples, calculate the estimated real estate prices, and compared before and after the amendment of the market comparison accuracy, illustrates the feasibility of the model.
