【摘要】：為將某城中村打造為和諧共生,科學(xué)發(fā)展,商業(yè)繁榮,居住適宜,配套完善,交通便捷的現(xiàn)代城市綜合社區(qū),根據(jù)某城中村改造的專項(xiàng)規(guī)劃,以高綠化、低密度的設(shè)計(jì)理念提出了某城中村改造項(xiàng)目。為了研究此項(xiàng)目建設(shè)是否必要和可行,通過對(duì)昆明南市區(qū)某城中村項(xiàng)目的綜合研究,包括項(xiàng)目的立意、規(guī)劃,投資環(huán)境研究及市場(chǎng)需求分析,以及項(xiàng)目建設(shè)的必要性、可行性論證、項(xiàng)目的投資建設(shè)方案、實(shí)施計(jì)劃剖析、項(xiàng)目相關(guān)條件論證和比選、項(xiàng)目的投資控制、效益預(yù)測(cè)分析、進(jìn)行評(píng)估、項(xiàng)目風(fēng)險(xiǎn)及對(duì)等分析、以及項(xiàng)目的意義評(píng)價(jià)、全方位研究,最終得出結(jié)論為：項(xiàng)目建設(shè)是必要和可行的,具備建設(shè)開發(fā)條件,經(jīng)濟(jì)技術(shù)分析各項(xiàng)指標(biāo)良性,效益較好,風(fēng)險(xiǎn)較小,建設(shè)時(shí)機(jī)成熟。
[Abstract]:In order to build a city village into a harmonious symbiosis, scientific development, commercial prosperity, suitable residence, perfect supporting, convenient transportation of modern urban comprehensive community, according to a special urban village transformation plan, to high greening. In order to study whether the construction of this project is necessary and feasible, through the comprehensive study of a village project in the southern urban area of Kunming, including the idea of the project, planning. Investment environment research and market demand analysis, as well as the necessity of project construction, feasibility demonstration, project investment construction scheme, implementation plan analysis, project related conditions demonstration and comparison, project investment control. Benefit prediction and analysis, evaluation, project risk and peer analysis, as well as the significance of the project evaluation, comprehensive research, the final conclusion is: project construction is necessary and feasible, with construction and development conditions. The economic and technical analysis indexes are benign, the benefit is good, the risk is small, the construction time is ripe.
