【摘要】：隨著經(jīng)濟(jì)的發(fā)展,我國的房地產(chǎn)行業(yè)的發(fā)展也越來越快,且房地產(chǎn)行業(yè)是受經(jīng)濟(jì)發(fā)展影響最大的行業(yè),所以對于房地產(chǎn)行業(yè)的研究是十分必要的。而招標(biāo)采購管理是房地產(chǎn)行業(yè)發(fā)展的一個(gè)重要的環(huán)節(jié),目前已經(jīng)有很多學(xué)者對很多行業(yè)的招標(biāo)采購管理進(jìn)行了研究。而本文則是更加深入的在ERP環(huán)境下對房地產(chǎn)行業(yè)的招標(biāo)采購管理進(jìn)行研究的,對于房地產(chǎn)行業(yè)的發(fā)展有著至關(guān)重要的作用。 本文以DZ房地產(chǎn)公司為研究對象,以招標(biāo)采購管理、ERP構(gòu)建為理論依據(jù),力求尋找到中小房地產(chǎn)企業(yè)向大型房地產(chǎn)企業(yè)發(fā)展中招標(biāo)采購管理變革以融合ERP系統(tǒng)。隨著企業(yè)信息化的建設(shè)和信息技術(shù)在招標(biāo)采購管理中的應(yīng)用,傳統(tǒng)的招標(biāo)采購方式已經(jīng)無法滿足企業(yè)發(fā)展要求及適應(yīng)信息化操作。本文通過對DZ房地產(chǎn)招標(biāo)采購系統(tǒng)提升改造以求徹底融入企業(yè)ERP管理當(dāng)中,尋找到中小房地產(chǎn)企業(yè)向大型房地產(chǎn)企業(yè)提升過程中招標(biāo)采購管理提升的一般方法途徑。 本文研究主要應(yīng)用的方法和解決的問題如下：(1)揭示一般中小房地產(chǎn)普遍采用的招標(biāo)采購管理上存在的弊端及與ERP融合上的不適應(yīng)并提出改進(jìn)的方法。(2)應(yīng)用ERP理論對采購流程再造,以找出在ERP環(huán)境下采購流程實(shí)施方法。(3)應(yīng)用采購組織、供應(yīng)鏈理論改造采購組織,力求在ERP的協(xié)助下采購組織發(fā)揮最大效力。(4)同步工程、敏捷制造指引下對采購計(jì)劃進(jìn)行改造,以適應(yīng)公司、消費(fèi)者需求。(5)提出未來房地產(chǎn)公司在ERP環(huán)境下招標(biāo)采購管理構(gòu)想。
[Abstract]:With the development of economy, the development of China's real estate industry is growing fast, and the real estate industry is affected by the economic development impact of the largest industry, so the study of the real estate industry is very necessary. But the procurement management is an important part of the development of the real estate industry, there are many scholars in many industries the bidding management is studied. The paper is a more in-depth ERP environment in the bidding management of the real estate industry research, plays a very important role in the development of the real estate industry.
This paper takes DZ Real Estate Company as the research object, the bidding procurement management, construction of ERP as the theoretical basis, and strive to find the small and medium-sized real estate enterprises procurement management reform to the development of large real estate enterprises in the integration of ERP system. With the application of enterprise information construction and information technology in the bidding and purchasing management in the traditional purchasing mode has unable to meet the requirements of the operation and adapt to the information development of the enterprise. Based on the upgrading of DZ real estate bidding system in order to completely integrate into the enterprise ERP management, to find ways to improve the small and medium-sized real estate enterprises general method in the process of bidding and purchasing management promotion to large real estate enterprises.
The following method is mainly used in this study and solve the problem: (1) to reveal the drawbacks of bidding management is widely used in general small and medium-sized real estate on the ERP and can not adapt to the integration and proposes the improvement method. (2) the application of ERP theory on the procurement process reengineering, in order to find out the purchasing process implementation method in ERP environment. (3) the application of the theory of supply chain procurement organization, procurement organization transformation, and strive to help in the ERP purchasing organization to maximize effectiveness. (4) of concurrent engineering, agile manufacturing under the guidance of the procurement plan for transformation, in order to adapt to the company, consumer demand. (5) put forward the future of the Real Estate Company in the bidding and purchasing management idea under the environment of ERP.
