【摘要】:近十年來(lái),國(guó)家不斷出臺(tái)各種房地產(chǎn)調(diào)控政策。2013年,新“國(guó)五條”出臺(tái),,在大力抑制投資投機(jī)性需求的同時(shí),提出努力增加供應(yīng),尤其是適合"剛需型"需求的中低價(jià)位、中小套型普通商品房以及保障性住房供應(yīng)。要維持房地產(chǎn)市場(chǎng)的長(zhǎng)期平穩(wěn)健康發(fā)展,必須支持普通百姓的"剛需型"住房需求。 在國(guó)家的相關(guān)政策條文中,沒(méi)有“剛需”一詞。它是房地產(chǎn)開(kāi)發(fā)商在營(yíng)銷過(guò)程中產(chǎn)生的一個(gè)名詞。從字面理解,“剛需”就是"剛需型"需求,以自住為首要條件。“剛需型”住宅,多指能滿足首次置業(yè)需求和首次改善需求的住宅住區(qū),這也是近幾年內(nèi)支撐中國(guó)住宅市場(chǎng)快速發(fā)展的動(dòng)力。 本文選取4個(gè)廣州市“剛需型”住宅住區(qū)、1個(gè)雙限房住宅住區(qū)、1個(gè)高端住宅住區(qū)為研究對(duì)象,結(jié)合廣州“剛需型”住宅的具體情況,對(duì)廣州市“剛需型”住區(qū)景觀建設(shè)現(xiàn)狀進(jìn)行初步調(diào)研,定位與“剛需型”住宅相匹配的景觀品質(zhì)標(biāo)準(zhǔn),總結(jié)廣州大型房地產(chǎn)開(kāi)發(fā)商“剛需型”住區(qū)景觀建設(shè)控制的成功經(jīng)驗(yàn),期望能為國(guó)內(nèi)“剛需型”住區(qū)景觀建設(shè)提供參考和借鑒。文章的成果如下: 第1章緒論部分首先在國(guó)家嚴(yán)控房地產(chǎn)的背景下,系統(tǒng)闡述了國(guó)內(nèi)“剛需型”住區(qū)景觀建設(shè)現(xiàn)狀,提出研究問(wèn)題的現(xiàn)實(shí)意義和實(shí)際目的,對(duì)論文的研究意義、研究?jī)?nèi)容、研究方法、相關(guān)理論綜述及重要概念進(jìn)行界定。 第2章三種類型住宅住區(qū)景觀建設(shè)比較,包括“剛需型”住宅、雙限房住宅、高端住宅,調(diào)研廣州同一發(fā)展商的不同定位住區(qū),分別從景觀定位、景觀配置、園林技術(shù)指標(biāo)、景觀成本與品質(zhì)控制要點(diǎn)等方面收集相關(guān)數(shù)據(jù)和圖紙資料,初步提煉總結(jié)“剛需型”住區(qū)獨(dú)特的景觀特點(diǎn)。 第3章廣州市“剛需型”住區(qū)住區(qū)景觀建設(shè)情況調(diào)研,選取廣州有代表性房地產(chǎn)公司的“剛需型”住區(qū)調(diào)研,收集各公司已有的“剛需型”住區(qū)景觀建設(shè)研究成果。調(diào)研案例分別位于荔灣區(qū)、白云區(qū)、黃埔區(qū),距離廣州市城市中心由近及遠(yuǎn),比較位于城市不同區(qū)位的“剛需型”住宅景觀建設(shè)的異同點(diǎn)。 第4章廣州“剛需型”住區(qū)景觀建設(shè)特點(diǎn)總結(jié),通過(guò)2、3章的調(diào)研數(shù)據(jù),歸納總結(jié)廣州“剛需型”住區(qū)景觀建設(shè)控制要點(diǎn),包括設(shè)計(jì)質(zhì)量控制、建造成本控制、工程質(zhì)量控制、維護(hù)保養(yǎng)。在設(shè)計(jì)質(zhì)量控制方面,提出“剛需型”住宅景觀模塊庫(kù)的建立和活動(dòng)空間設(shè)計(jì)要點(diǎn);在建造成本控制方面,從立項(xiàng)階段、設(shè)計(jì)階段、招標(biāo)階段總結(jié)相應(yīng)的成本控制要點(diǎn);在工程質(zhì)量控制方面,分別從施工質(zhì)量控制和施工品質(zhì)控制兩方面闡述,為快速、高效建設(shè)“剛需型”住宅景觀工程提供實(shí)例支持;在維護(hù)保養(yǎng)方面,從園建、綠化、水景等方面詳細(xì)描述“剛需型”住區(qū)景觀養(yǎng)護(hù)標(biāo)準(zhǔn)。 第5章結(jié)語(yǔ)部分總結(jié)了論文研究的最終結(jié)論和實(shí)際意義,總結(jié)廣州“剛需型”住區(qū)景觀建設(shè)控制思路,對(duì)其未來(lái)的發(fā)展方向提出初步探討,希望對(duì)“剛需型”住區(qū)景觀建設(shè)控制有所幫助。

This paper selects 4 Guangzhou city "just need to type" residential settlements, 1 double limit housing settlements, 1 high-end residential residential area as the research object, combined with the specific circumstances of Guangzhou "just need to type" residential status, landscape construction of Guangzhou city "just need to" live the preliminary research, landscape the quality standard of positioning and "just need to type" residential matching, the successful experience of landscape construction control summary of Guangzhou large real estate developers "just need to" live, hoping to provide reference for landscape construction for domestic "just need to" live. The results are as follows:
