【摘要】:中國近些年來能在世界經(jīng)濟形勢并不樂觀的情況下仍然保持快速的增長,房地產(chǎn)行業(yè)的發(fā)展起到了巨大的作用,,房地產(chǎn)的迅猛發(fā)展為投資者提供了巨大的投資機會。投資的第一步就是對項目進行評估,以便確定投資這個項目是否有利可圖。房地產(chǎn)的價值評估是一種廣義上的“定價”,與一般意義的定價存在著本質(zhì)上的區(qū)別。房地產(chǎn)價值評估是提供關于房地產(chǎn)價值的參考依據(jù),為投資者的判斷或決策提供專業(yè)的參考意見。通常意義上的定價是通過相關投資者的行為所決定,諸如買賣雙方的討價還價。房地產(chǎn)價值評估則是通過深入調(diào)查、科學的分析與計算,把客觀的房地產(chǎn)價值揭示出來。 本文主要采用特征價格模型(Hedonic)進行房地產(chǎn)價值評估。因為房地產(chǎn)價格影響因素眾多而復雜,需要進行分類。本文將房地產(chǎn)價格影響因素分為房地產(chǎn)結構屬性、房地產(chǎn)鄰里和區(qū)位屬性以及空間效應。倘若房地產(chǎn)資產(chǎn)樣本是相互關聯(lián)的,那么單由房地產(chǎn)的屬性和特征對房地產(chǎn)進行價值評估所得到的結果將是有偏誤的。因此本文特別考慮了房地產(chǎn)相互之間的空間效應對于房地產(chǎn)價值評估的影響。 本文的工作在于,通過分析討論了各種與房地產(chǎn)相關的因素對于房地產(chǎn)價格的影響,特別通過空間誤差模型研究了房地產(chǎn)相互之間的空間效應。針對各個因素對房價的影響給出了相應的解釋與分析。本文首先通過特征價格模型討論了房地產(chǎn)結構屬性對其價格的影響。接著在此基礎上分析了鄰里和區(qū)位屬性對于房地產(chǎn)價格的影響。最后研究了房地產(chǎn)相互之間的空間效應對于房地產(chǎn)價值評估的影響。依據(jù)此研究思路以及本文研究結論,本文認為雖然盡可能全面的分析各種因素可以減少遺漏變量的影響。但是在處理空間效應相關的遺漏變量上,空間誤差模型的效果更好。
[Abstract]:China has been able to maintain rapid growth while the world economic situation is not optimistic in recent years, the development of the real estate industry has played a huge role. The rapid development of real estate provides huge investment opportunities for investors. The first step in investment is to evaluate the project. To determine whether it is profitable to invest in the project. The valuation of real estate is a "pricing" in a broad sense. There is an essential difference between real estate valuation and general pricing. Real estate valuation is a reference for real estate value. To provide a professional reference for investors to judge or make decisions. Usually pricing is determined by the behavior of the investors concerned. Such as bargaining between buyers and sellers. Real estate value evaluation is through in-depth investigation, scientific analysis and calculation, to reveal the objective value of real estate. This article mainly uses the characteristic price model (Hedonic) to carry on the real estate value appraisal, because the real estate price influence factor is numerous and complex. Need to be classified. This paper divides real estate price factors into real estate structure attributes, real estate neighborhood and location attributes and spatial effects. If real estate asset samples are interrelated. Therefore, the effect of spatial effect of real estate on real estate value evaluation is considered in this paper. The work of this paper is to analyze and discuss the impact of various factors related to real estate prices. In particular, the spatial effect of real estate is studied by spatial error model, and the corresponding explanation and analysis of the influence of various factors on house price are given. Firstly, this paper discusses the real estate structure through the characteristic price model. Then the influence of neighborhood and location attribute on real estate price is analyzed. Finally, the influence of spatial effect of real estate on real estate value evaluation is studied. This research train of thought and the conclusion of this paper. This paper holds that although the influence of missing variables can be reduced by analyzing all kinds of factors as comprehensively as possible, the spatial error model is more effective in dealing with the missing variables related to spatial effects.
