【摘要】：建筑節(jié)能對(duì)緩解能源危機(jī)、改善環(huán)境具有重要意義。房地產(chǎn)業(yè)是建筑業(yè)的重要組成部分，對(duì)其產(chǎn)品開展節(jié)能品質(zhì)管理是提高房地產(chǎn)開發(fā)整體品質(zhì)的重要一環(huán)。 本文在分析地產(chǎn)開發(fā)項(xiàng)目品質(zhì)現(xiàn)狀的基礎(chǔ)上，結(jié)合其建設(shè)特點(diǎn)和現(xiàn)階段的建筑節(jié)能要求，提出房地產(chǎn)開發(fā)項(xiàng)目品質(zhì)及節(jié)能品質(zhì)的概念，通過(guò)房地產(chǎn)開發(fā)項(xiàng)目的品質(zhì)驅(qū)動(dòng)力分析、房地產(chǎn)開發(fā)項(xiàng)目節(jié)能管理現(xiàn)狀及存在問(wèn)題的分析，指出對(duì)房地產(chǎn)開發(fā)項(xiàng)目進(jìn)行節(jié)能品質(zhì)管理是加速我國(guó)建筑節(jié)能事業(yè)發(fā)展的重要一環(huán)。論文借鑒最新《固定資產(chǎn)投資項(xiàng)目節(jié)能評(píng)估工作指南（2012年本）》，建立了房地產(chǎn)開發(fā)項(xiàng)目的節(jié)能品質(zhì)分析體系，從項(xiàng)目概況、項(xiàng)目建設(shè)方案、項(xiàng)目節(jié)能方案等方面細(xì)化了地產(chǎn)項(xiàng)目節(jié)能品質(zhì)的評(píng)價(jià)指標(biāo)，，并以西安某地產(chǎn)項(xiàng)目為例，通過(guò)全面分析與計(jì)算，評(píng)價(jià)其節(jié)能效果和項(xiàng)目能源利用狀況。 通過(guò)研究，本文認(rèn)為地產(chǎn)開發(fā)項(xiàng)目的節(jié)能品質(zhì)是項(xiàng)目整體品質(zhì)的重要組成部分，是地產(chǎn)項(xiàng)目可持續(xù)開發(fā)的基礎(chǔ)。地產(chǎn)項(xiàng)目的節(jié)能品質(zhì)管理應(yīng)以全壽命周期管理理論為指導(dǎo)，通過(guò)項(xiàng)目前期的精心策劃、項(xiàng)目實(shí)施中的動(dòng)態(tài)控制和項(xiàng)目運(yùn)營(yíng)期的精細(xì)化管理，實(shí)現(xiàn)項(xiàng)目節(jié)能品質(zhì)與投資效益、業(yè)主利益的高度統(tǒng)一。
[Abstract]:Building energy conservation is of great significance to alleviate the energy crisis and improve the environment. The real estate industry is an important part of the construction industry, and the development of energy-saving quality management is an important part of improving the overall quality of real estate development. Based on the analysis of the present quality of real estate development projects and the characteristics of its construction and the requirements of building energy conservation at the present stage, this paper puts forward the concept of quality and energy saving quality of real estate development projects. Through the real estate development project quality driving force analysis, the real estate development project energy saving management present situation and the existence question analysis. It is pointed out that energy saving quality management for real estate development projects is an important part of accelerating the development of building energy conservation in China. This paper draws lessons from the latest guidelines for Energy Saving Evaluation of fixed assets Investment projects (2012). The energy saving quality analysis system of the real estate development project is established, and the evaluation index of the energy saving quality of the real estate project is refined from the project general situation, the project construction plan, the project energy saving plan and so on. Taking a real estate project in Xi'an as an example, the energy saving effect and energy utilization of the project are evaluated by comprehensive analysis and calculation. Through the research, this paper thinks that the energy saving quality of the real estate development project is an important part of the overall quality of the project. Energy saving quality management of real estate projects should be guided by the theory of life-cycle management, through the careful planning of the early stage of the project. The dynamic control in the project implementation and the fine management in the project operation period realize the high unity of the energy saving quality and investment benefit of the project and the interests of the owner.
