【摘要】：本文從理論和實證兩方面研究了房價和工業(yè)企業(yè)購買非工業(yè)用地行為之間的關(guān)系。理論模型分析上,本文探討了相比于購買工業(yè)用地,工業(yè)企業(yè)對住宅用地、商業(yè)用地的土地投資需求函數(shù)的特性、所受影響因素及其影響方向。本文匹配了1998年-2007年中國大中型工業(yè)企業(yè)數(shù)據(jù)庫和搜房網(wǎng)1987年-2012年的土地交易數(shù)據(jù),其實證分析結(jié)果部分地驗證了本文的理論研究：商業(yè)類房價負向影響工業(yè)企業(yè)購買住宅用地的行為,正向影響工業(yè)企業(yè)購買商業(yè)用地的購買；住宅類房價正向影響工業(yè)企業(yè)購買住宅用地的行為；制造業(yè)行業(yè)利潤率會顯著的負向影響工業(yè)企業(yè)購買商、住用地的行為。
[Abstract]:This paper studies the relationship between house prices and the behavior of industrial enterprises to purchase non-industrial land from both theoretical and empirical aspects. In theoretical model analysis, this paper discusses the relationship between industrial enterprises and residential land, compared with the purchase of industrial land. The characteristics of land investment demand function of commercial land. This paper matches the land transaction data from 1998 to 2007 between 1998 and 2007 in China's large and medium-sized industrial enterprises database and Sofang network from 1987 to 2012. The results of the empirical analysis partly verify the theoretical research of this paper: commercial housing prices negatively affect the behavior of industrial enterprises to purchase residential land, and positively affect the purchase of commercial land by industrial enterprises; Housing prices positively affect the behavior of industrial enterprises to purchase residential land; Manufacturing profit margins will significantly negative impact on industrial enterprise buyers, residential land behavior.
