【摘要】:房地產(chǎn)業(yè)是我國的基礎(chǔ)性產(chǎn)業(yè),關(guān)系到國家的經(jīng)濟(jì)命脈,深刻影響著社會的穩(wěn)定和發(fā)展。區(qū)域經(jīng)濟(jì)對房地產(chǎn)業(yè)的發(fā)展有著較強(qiáng)的推動作用,房地產(chǎn)業(yè)表現(xiàn)出很強(qiáng)的區(qū)域性。房地產(chǎn)業(yè)具有極強(qiáng)的產(chǎn)業(yè)帶動性,與其相關(guān)的產(chǎn)業(yè)眾多,在地方經(jīng)濟(jì)中的占據(jù)重要地位。當(dāng)前我國正處于全面深化改革的攻堅期,經(jīng)濟(jì)轉(zhuǎn)型處于重要關(guān)口,經(jīng)濟(jì)結(jié)構(gòu)調(diào)整進(jìn)一步加深,國民經(jīng)濟(jì)的增長速度放緩,此時國家對于經(jīng)濟(jì)發(fā)展的質(zhì)量有著較高的要求。這使得對區(qū)域房地產(chǎn)業(yè)的發(fā)展,特別是可持續(xù)發(fā)展進(jìn)行研究十分必要。山東省房地產(chǎn)業(yè)從1998年開始,逐步實(shí)現(xiàn)了房地產(chǎn)的商業(yè)化,進(jìn)入了快速發(fā)展階段,,為山東省的經(jīng)濟(jì)增長起到了強(qiáng)大的帶動作用。但也出現(xiàn)了房價增長過快、泡沫問題等這種反對的聲音。因此,研究山東省的房地產(chǎn)業(yè)可持續(xù)發(fā)展就具有著重要的現(xiàn)實(shí)意義和理論意義,山東省房地產(chǎn)業(yè)可持續(xù)發(fā)展成為本文研究內(nèi)容。 本文通過分析與房地產(chǎn)業(yè)發(fā)展相關(guān)的理論,尤其是與可持續(xù)發(fā)展方面的理論,總結(jié)出房地產(chǎn)業(yè)可持續(xù)發(fā)展的內(nèi)涵,分別從發(fā)展后勁、發(fā)展協(xié)調(diào)、發(fā)展危機(jī)三個角度進(jìn)行了闡述。據(jù)此本文選擇設(shè)計與之相關(guān)的12個指標(biāo),構(gòu)建了房地產(chǎn)業(yè)可持續(xù)發(fā)展的指標(biāo)體系。運(yùn)用主成分分析法對指標(biāo)進(jìn)行了分析,結(jié)合正態(tài)分布理論對房地產(chǎn)業(yè)可持續(xù)發(fā)展進(jìn)行評價。本文依據(jù)山東省2003年至2012年的省域的房地產(chǎn)業(yè)的基本數(shù)據(jù)進(jìn)行分析,結(jié)合各地市的數(shù)據(jù)進(jìn)行了差異分析,得出制約山東省房地產(chǎn)業(yè)發(fā)展的因素。最后針對性的提出了促進(jìn)山東省房地產(chǎn)業(yè)可持續(xù)發(fā)展的對策。 論文的主體分為六個部分:第一部分是國內(nèi)外關(guān)于房地產(chǎn)業(yè)可持續(xù)發(fā)展方面的文獻(xiàn)綜述;第二部分是房地產(chǎn)業(yè)與可持續(xù)發(fā)展相關(guān)內(nèi)涵和理論的闡述;第三部分是對山東省房地產(chǎn)業(yè)的概況分析,運(yùn)用描述性統(tǒng)計方法分析了山東省房地產(chǎn)業(yè)的發(fā)展歷程、發(fā)展現(xiàn)狀和特點(diǎn);第四部分運(yùn)用因子分析模型,采用了主成分分析法分析了山東省2003年至2012年房地產(chǎn)業(yè)可持續(xù)發(fā)展的狀況,運(yùn)用正態(tài)分布的原則將山東省房地產(chǎn)業(yè)劃分了穩(wěn)定發(fā)展期(2003年至2007年)、波動期(2008年至2010年)、優(yōu)化期(2011年至2012年)三個發(fā)展階段,然后又使用2012年的數(shù)據(jù),對山東省17地市的房地產(chǎn)業(yè)可持續(xù)發(fā)展進(jìn)行了差異分析,研究了當(dāng)前各地市之間的區(qū)域差異;第五部分結(jié)合前文的定性和定量分析,對山東省房地產(chǎn)業(yè)可持續(xù)發(fā)展的制約因素進(jìn)行了分析,主要有商品住房價格、房地產(chǎn)開發(fā)結(jié)構(gòu)、房地產(chǎn)貸款融資、商品房空置、區(qū)域差異;第六部分針對山東省房地產(chǎn)業(yè)可持續(xù)發(fā)展存在的問題,提出了完善和促進(jìn)山東省房地產(chǎn)業(yè)可持續(xù)發(fā)展的對策:一是貫徹可持續(xù)發(fā)展的理念、完善土地供給政策,二是完善房地產(chǎn)金融機(jī)制、保障房地產(chǎn)融資,三是優(yōu)化房地產(chǎn)供應(yīng)結(jié)構(gòu)、加快住房保障體系建設(shè),四是與經(jīng)濟(jì)發(fā)展水平相適應(yīng)、降低房屋空置。
[Abstract]:The real estate industry is the basic industry of our country, relates to the national economic lifeline, deeply affects the social stability and the development. The regional economy has the strong promotion function to the real estate industry development. The real estate industry shows a strong regional. The real estate industry has a strong industrial belt, and its related industries are numerous. At present, our country is in the period of comprehensively deepening the reform, the economic transformation is at an important point, the economic structure adjustment is further deepened, and the growth rate of the national economy is slowing down. At this time, the country has higher requirements for the quality of economic development, which makes the development of regional real estate industry, especially sustainable development, is very necessary. Shandong Province real estate industry began in 1998. Gradually realized the commercialization of real estate, entered the stage of rapid development, for the economic growth of Shandong Province has played a strong role in driving, but there is also a rapid increase in house prices. Therefore, it is of great practical and theoretical significance to study the sustainable development of the real estate industry in Shandong Province, and the sustainable development of the real estate industry in Shandong Province has become the content of this paper. By analyzing the theories related to the development of the real estate industry, especially the theory of sustainable development, this paper summarizes the connotation of the sustainable development of the real estate industry. Based on the analysis of 12 indexes related to the development crisis, this paper constructs the index system of the sustainable development of real estate industry, and analyzes the indicators by principal component analysis (PCA). Based on the theory of normal distribution to evaluate the sustainable development of real estate industry, this paper analyzes the basic data of the real estate industry in Shandong province from 2003 to 2012. Based on the analysis of the difference between different cities and cities, the factors restricting the development of the real estate industry in Shandong Province are obtained. Finally, the countermeasures to promote the sustainable development of the real estate industry in Shandong Province are put forward. The main body of the thesis is divided into six parts: the first part is a literature review on the sustainable development of real estate industry at home and abroad; The second part is the real estate industry and the sustainable development related connotation and the theory elaboration; The third part is to analyze the general situation of the real estate industry in Shandong Province, using descriptive statistical method to analyze the development process, development status and characteristics of the real estate industry in Shandong Province. The 4th part uses the factor analysis model and the principal component analysis method to analyze the situation of the real estate industry sustainable development from 2003 to 2012 in Shandong Province. According to the principle of normal distribution, the real estate industry of Shandong Province is divided into stable development period (2003 to 2007) and fluctuation period (2008 to 2008). The optimization period (2011 to 2012) of the three stages of development, and then using 2012 data, 17 cities in Shandong Province for the sustainable development of the real estate industry difference analysis. The regional differences between different cities and prefectures are studied. Part 5th combined with the previous qualitative and quantitative analysis of the real estate industry in Shandong Province, the constraints of sustainable development are analyzed, mainly commodity housing prices, real estate development structure, real estate loan financing. Vacant commercial housing, regional differences; In view of the problems existing in the sustainable development of the real estate industry in Shandong Province, the 6th part puts forward the countermeasures to perfect and promote the sustainable development of the real estate industry in Shandong Province: first, to carry out the concept of sustainable development and to perfect the policy of land supply. The second is to perfect the real estate financial mechanism to ensure the real estate financing, the third is to optimize the real estate supply structure, to speed up the construction of housing security system, and the fourth is to adapt to the level of economic development and reduce the housing vacancy.
