【摘要】：房地產(chǎn)企業(yè)是我國(guó)國(guó)民經(jīng)濟(jì)中的重要組成部分,其成長(zhǎng)與發(fā)展對(duì)當(dāng)代社會(huì)的經(jīng)濟(jì)發(fā)展有著舉足輕重的推動(dòng)作用。項(xiàng)目管理流程對(duì)于房地產(chǎn)企業(yè)的開(kāi)發(fā)具有十分重大的意義。房地產(chǎn)企業(yè)在項(xiàng)目開(kāi)發(fā)上的行為一般都極為慎重。由于房地產(chǎn)行業(yè)項(xiàng)目存在投入大、周期長(zhǎng)等風(fēng)險(xiǎn)因素,房地產(chǎn)企業(yè)對(duì)于項(xiàng)目的立項(xiàng)和實(shí)施十分重視。項(xiàng)目的定位與開(kāi)發(fā)方向是否精準(zhǔn)有效、產(chǎn)品是否可以順應(yīng)市場(chǎng)并引領(lǐng)市場(chǎng)、項(xiàng)目執(zhí)行是否順利、項(xiàng)目目標(biāo)是否可以達(dá)成等,都直接影響著房地產(chǎn)企業(yè)的成敗與興衰。而項(xiàng)目執(zhí)行與實(shí)施的重要保障就是項(xiàng)目管理流程,項(xiàng)目管理流程是否科學(xué)有效,對(duì)項(xiàng)目實(shí)施的結(jié)果有著極大的影響和導(dǎo)向作用。對(duì)于房地產(chǎn)企業(yè)而言,一個(gè)項(xiàng)目從投入到產(chǎn)出,中間的風(fēng)險(xiǎn)系數(shù)很大,項(xiàng)目管理體系正是基于這樣的因素,通過(guò)嚴(yán)密而科學(xué)的流程鏈條,使風(fēng)險(xiǎn)降到最低,經(jīng)濟(jì)效益達(dá)到最優(yōu)。本論文從房地產(chǎn)業(yè)在我國(guó)整體經(jīng)濟(jì)的大背景下的發(fā)展現(xiàn)狀分析和企業(yè)自身實(shí)際出發(fā),以項(xiàng)目管理及管理流程優(yōu)化的概念為論文依據(jù),通過(guò)對(duì)M公司的項(xiàng)目管理實(shí)際流程結(jié)構(gòu)和狀況,使用方法研究、比較分析手段、例證分析研究方法,對(duì)M公司房地產(chǎn)開(kāi)發(fā)項(xiàng)目管理流程的現(xiàn)狀進(jìn)行了優(yōu)勢(shì)和劣勢(shì)分析,從中找出企業(yè)管理流程中存在的不足和可優(yōu)化的問(wèn)題,而后針對(duì)各項(xiàng)問(wèn)題逐一提出較為具有針對(duì)性的優(yōu)化方案及對(duì)優(yōu)化方案實(shí)施,以使企業(yè)項(xiàng)目管理流程達(dá)到更為有效、高效運(yùn)作和發(fā)展的目的。本論文中以M公司實(shí)際開(kāi)展與進(jìn)行的“棚戶區(qū)改造”項(xiàng)目為基礎(chǔ)研究切入點(diǎn),從自身的項(xiàng)目實(shí)例出發(fā),提出的問(wèn)題更具有切實(shí)的實(shí)踐性和針對(duì)性,為企業(yè)管理流程優(yōu)化研究提供了較為現(xiàn)實(shí)的基礎(chǔ),也為研究提供了十分切合實(shí)際的參考,從而使研究免于陷入“紙上談兵”的境地,而具有相當(dāng)重要的實(shí)際意義和作用。本論文最后提出了關(guān)于流程優(yōu)化方案實(shí)施的保障措施,從幾個(gè)方面進(jìn)行了詳細(xì)的闡述和論證,并對(duì)流程優(yōu)化可能實(shí)施的預(yù)期效果做出一定程度的展望。
[Abstract]:The real estate enterprise is an important part of our national economy, its development and plays an important role in promoting the development of contemporary social and economic development. The project management process is of great significance for the development of real estate enterprises. The behavior of real estate enterprise in development projects are generally extremely cautious because of the real estate. The industry project has large investment, long cycle and other risk factors, real estate enterprises attach great importance to the establishment and implementation of the project. The position and development direction of the project is accurate and effective, whether the products can adapt to the market and lead the market, the project execution is smooth, does the project goal can be reached, will directly affect the success and prosperity of real the real estate enterprises. The project implementation and is the important guarantee to implement the project management process, the project management process is scientific and effective implementation of the project, the result is very The influence and guiding role. For real estate enterprises, a project from input to output, the risk coefficient of middle large project management system is based on such factors, through strict and scientific process chain, to minimise the risk, achieve optimal economic benefits. This paper from the real estate industry in analysis of current situation and enterprise background of China's overall economy under their own reality, the project management concept and management process optimization as the basis, through the M company's project management process and actual structure, using the study method, comparative analysis method, case analysis research method, advantages and disadvantages are analyzed current situation of M real estate development project management process, to find out the problems in the enterprise management process can be optimized and problems, then the problems put forward a more targeted The optimization scheme and implementation of optimization scheme, in order to enable enterprises to achieve the project management process is more effective and efficient operation and development. This thesis takes the M company to carry out the actual and the shantytowns project based on the starting point, from its own project examples of questions is more practical practical and targeted, provides the basis for a more realistic study on the optimization of enterprise management, but also provides a very practical reference for the research, so as to make the research from falling into "empty talk" of the situation, which has practical significance and important role. This thesis proposes a process optimization scheme of the implementation of the safeguard measures and the author analyses from several aspects, and the process optimization of expected results possible prospect to a certain extent.
