廣東中小房地產(chǎn)企業(yè)生存與發(fā)展策略研究

【中文摘要】 中小房地產(chǎn)企業(yè)在國民經(jīng)濟(jì)發(fā)展、城市化建設(shè)、繁榮房地產(chǎn)市場和防止市場壟斷等方面發(fā)揮著重要的作用。近年來隨著房地產(chǎn)市場的快速發(fā)展及政府一系列宏觀政策 和措施的出臺,中小房地產(chǎn)企業(yè)的生存與發(fā)展面臨著嚴(yán)峻的挑戰(zhàn),中小房地產(chǎn)企業(yè)如何面對現(xiàn)實(shí),制定和實(shí)施適合自身的發(fā)展策略具有重要的現(xiàn)實(shí)意義。本文在查閱 了大量國內(nèi)外文獻(xiàn),并深入房地產(chǎn)企業(yè)內(nèi)部進(jìn)行實(shí)際調(diào)研的基礎(chǔ)上,應(yīng)用經(jīng)濟(jì)學(xué)、管理學(xué)、房地產(chǎn)經(jīng)濟(jì)學(xué)等相關(guān)理論,采用定性與定量分析相結(jié)合、理論與實(shí)際調(diào)查 相結(jié)合、實(shí)證分析等方法,對廣東省中小房地產(chǎn)企業(yè)的生存現(xiàn)狀與發(fā)展策略進(jìn)行了研究。第一,根據(jù)國家的相關(guān)標(biāo)準(zhǔn)結(jié)合廣東的實(shí)際情況對中小房地產(chǎn)企業(yè)進(jìn)行了界 定。第二,通過實(shí)際調(diào)查,對廣東中小房地產(chǎn)企業(yè)的發(fā)展?fàn)顩r、外部生存環(huán)境、生存空間進(jìn)行了詳細(xì)分析闡述,指出廣東中小房地產(chǎn)企業(yè)在經(jīng)營狀況、土地儲(chǔ)備、融 資能力等方面與大型房地產(chǎn)企業(yè)相比處于明顯劣勢,企業(yè)的生存與發(fā)展面臨著非常嚴(yán)峻的挑戰(zhàn)。同時(shí),隨著我國城市化進(jìn)程的加快、市場需求的多樣化為中小房地產(chǎn) 企業(yè)帶來市場發(fā)展機(jī)遇。第三,結(jié)合香港房地產(chǎn)市場發(fā)展歷程及其中小房地產(chǎn)企業(yè)發(fā)展的成功經(jīng)驗(yàn),提出了廣東中小房地產(chǎn)企業(yè)生存與發(fā)展策略。作者認(rèn)為中小房地 產(chǎn)企業(yè)的生存與發(fā)展,一方面需要政府在土地、金融等方面的大力支持,為其發(fā)展?fàn)I造一個(gè)良好的外部環(huán)境;另一方面,中小房地產(chǎn)企業(yè)應(yīng)結(jié)合自身實(shí)際采取專業(yè)化 策略、差異化策略、土地策略、品牌策略、聯(lián)盟策略、融資策略、區(qū)域發(fā)展策略。第四,結(jié)合奧園集團(tuán)有限公司的發(fā)展歷程及現(xiàn)狀進(jìn)行實(shí)證分析。

【Abstract】 Small and medium-sized real estate enterprises play an important role in the national economic development, urban construction, prosperity of the real estate market and prevent monopolization of the market. In recent years, with the rapid development of the real estate market and the implement of the series of macroeconomic policies and measures, the survival and development of small and medium-sized real estate enterprises are facing severe challenges. So, it is significant for them to make out the development strategy according to themselves. This paper focuses on the analysis of the present condition and developing strategy of the medium and small -sized real estate enterprises in Guangdong Province based on the inspection of the large number of domestic and foreign literature and the deep investigation of real estate

enterprises. The author applies the relative knowledge of economics, management, real estate economics, and integrate qualitative and quantitative analysis; Combine theory and practice, and use other

theories such as empirical analysis to study on the present situation and development strategy of Guangdong small and medium-sized real estate enterprises.
