基于品位分布的凈現(xiàn)值評估方法優(yōu)化研究

【摘要】:礦業(yè)權(quán)是指礦產(chǎn)資源使用權(quán),包括探礦權(quán)和采礦權(quán)。礦業(yè)權(quán)評估是對所評估的礦產(chǎn)地價值的判斷。礦業(yè)權(quán)評估結(jié)果的準(zhǔn)確與否,影響到礦業(yè)權(quán)交易或轉(zhuǎn)讓的公平性,也影響到國家對礦產(chǎn)資源的管控。為了能夠客觀、公正地獲得礦業(yè)權(quán)評估價值,評估方法的科學(xué)性與合理性尤顯重要,因此,開展評估方法的研究工作具有重要意義。 本文在介紹礦業(yè)權(quán)評估理論及其評估方法體系的基礎(chǔ)上,著重分析了礦業(yè)權(quán)評估傳統(tǒng)凈現(xiàn)值法所存在的問題,F(xiàn)行的凈現(xiàn)值法進(jìn)行礦業(yè)權(quán)評估,采用了儲量估算獲得的平均品位,而礦體中礦石品位的分布是不均勻的,因此,影響了評估結(jié)果的準(zhǔn)確性。 利用3DMine三維礦業(yè)工程軟件的強(qiáng)大功能,建立了反映品位分布的儲量計算礦體模型,在礦業(yè)權(quán)凈現(xiàn)值評估法中,考慮品位的分布對評估結(jié)果的影響,使得礦業(yè)權(quán)評估結(jié)果更加符合實(shí)際。探討了實(shí)物期權(quán)在礦業(yè)權(quán)評估中的作用,以及實(shí)物期權(quán)與凈現(xiàn)值法的聯(lián)系,通過實(shí)物期權(quán)法評估礦山投資項(xiàng)目的期權(quán)價值。 在有詳細(xì)的地質(zhì)資料的基礎(chǔ)上,考慮礦體上下層品位的差異,利用三維礦業(yè)軟件的塊體模型對傳統(tǒng)凈現(xiàn)值法進(jìn)行基于品位分布的優(yōu)化,進(jìn)行礦業(yè)權(quán)評估能更加真實(shí)的反映礦山項(xiàng)目的真實(shí)價值。實(shí)物期權(quán)法是對傳統(tǒng)凈現(xiàn)值法的有利補(bǔ)充,礦業(yè)投資項(xiàng)目的總價值即是評估的凈現(xiàn)值與項(xiàng)目的實(shí)物期權(quán)溢價之和。通過這些優(yōu)化能夠使評估所獲得的結(jié)果更加接近所評估項(xiàng)目的真實(shí)價值。
[Abstract]:Mining right refers to the right to use mineral resources, including prospecting right and mining right. The evaluation of mining right is the judgment of the value of mineral land assessed, and whether the result of mining right evaluation is accurate or not. It affects the fairness of the transaction or transfer of mining rights, and also affects the national control of mineral resources. In order to obtain the evaluation value of mining rights objectively and impartially, the scientific and reasonable evaluation methods are particularly important. Therefore, it is of great significance to carry out research on evaluation methods. On the basis of introducing the theory of mining right evaluation and its evaluation method system, this paper emphatically analyzes the problems existing in the traditional net present value method of mining right evaluation, the present net present value method carries on the mining right appraisal. The average grade obtained by reserve estimation is used, and the distribution of ore grade in ore body is uneven, therefore, the accuracy of evaluation results is affected. Based on the powerful function of 3D mining engineering software of 3DMine, a ore body model reflecting grade distribution is established. The influence of grade distribution on the evaluation results is considered in the evaluation method of net present value of mining right. Make the result of mining right evaluation more in line with the reality. Discuss the role of real option in mining right evaluation and the relationship between real option and net present value method. The option value of mine investment project is evaluated by real option method. On the basis of detailed geological data and considering the difference of grade between upper and lower layers of ore body, the traditional net present value method is used to optimize the grade distribution by using the block model of 3D mining software. The evaluation of mining right can reflect the real value of mine project more truthfully. The real option method is a favorable supplement to the traditional net present value method. The total value of the mining investment project is the sum of the estimated net present value and the real option premium of the project.
