【摘要】:影響一個房地產(chǎn)開發(fā)項(xiàng)目成功與否的因素有很多,其中成本管理是各環(huán)節(jié)中非常重要和關(guān)鍵的一環(huán),科學(xué)合理地控制好房地產(chǎn)開發(fā)項(xiàng)目的成本和費(fèi)用,是當(dāng)下房地產(chǎn)開發(fā)項(xiàng)目能夠獲得最大化利益,并且最終能夠逐步實(shí)現(xiàn)開發(fā)項(xiàng)目的成功和發(fā)展的最根本保證。負(fù)責(zé)房地產(chǎn)開發(fā)項(xiàng)目的企業(yè)在現(xiàn)階段同行業(yè)激烈的市場競爭和國家總體緊縮的房地產(chǎn)調(diào)控政策的影響下,要想取得理想化的經(jīng)濟(jì)效益,并且實(shí)現(xiàn)房地產(chǎn)開發(fā)項(xiàng)目利潤的最大化,就必須充分地把工作重心向內(nèi)轉(zhuǎn)移,從源頭上降低開發(fā)成本,進(jìn)而加強(qiáng)成本管理與控制。本文以四平市萬和世家小區(qū)開發(fā)項(xiàng)目為研究對象,首先對論文整體的有關(guān)研究背景、理論意義與現(xiàn)實(shí)意義、國內(nèi)外相關(guān)研究現(xiàn)狀、具體的研究內(nèi)容與方法以及論文的創(chuàng)新之處進(jìn)行了綜合闡述,并基于房地產(chǎn)開發(fā)項(xiàng)目的概念、房地產(chǎn)開發(fā)項(xiàng)目成本的構(gòu)成、房地產(chǎn)開發(fā)項(xiàng)目成本管理的界定及原則等相關(guān)理論,對四平市萬和世家小區(qū)開發(fā)項(xiàng)目成本管理的現(xiàn)狀進(jìn)行了分析,找出該項(xiàng)目成本管理存在的問題以及成本管理存在問題的成因,進(jìn)而提出四平市萬和世家小區(qū)開發(fā)項(xiàng)目成本管理改進(jìn)方案的設(shè)計(jì)目標(biāo)、原則,并且從開發(fā)設(shè)計(jì)、招投標(biāo)、施工、竣工驗(yàn)收四個階段分別提出具體的成本管理改進(jìn)方案,同時對改進(jìn)方案的實(shí)施提出制度、信息化、人力資源三個方面的保障,最后提出研究結(jié)論和展望,對論文進(jìn)行全面性總結(jié)。
[Abstract]:There are many factors that affect the success of a real estate development project, in which cost management is a very important and key link in each link, scientifically and reasonably control the costs and costs of real estate development projects. Is the real estate development project can get the maximum benefit. And finally can gradually realize the success of the development project and the most fundamental guarantee of development. The enterprise in charge of the real estate development project in the present stage with the industry fierce market competition and the national overall tightening of real estate regulation and control policy shadow. Ring down. In order to achieve the ideal economic benefits and realize the maximum profits of real estate development projects, we must fully shift the focus of work inward, and reduce the development costs from the source. Then strengthen the cost management and control. This paper takes the Siping Wanhe Shijia development project as the research object. First of all, the whole research background, theoretical and practical significance, domestic and foreign related research status. The specific research content and method as well as the innovation place of the thesis have carried on the synthesis elaboration, and based on the real estate development project concept, the real estate development project cost constitution. The definition and principle of real estate development project cost management and other relevant theories, Siping City Wanhe Shijia development project cost management of the status quo is analyzed. Find out the project cost management problems and the causes of the cost management problems, and then put forward the Siping City Wanhe Shijia development project cost management improvement project design objectives, principles, and from the development design. Four stages of bidding, construction, completion and acceptance of the proposed specific cost management improvement plan, at the same time, the implementation of the improvement scheme proposed system, information, human resources three aspects of security. Finally, the conclusion and prospect of the research are put forward, and the comprehensive summary of the thesis is given.
