掙值法在房地產(chǎn)項(xiàng)目成本管控中的應(yīng)用

【摘要】:房地產(chǎn)業(yè)作為我國(guó)重要的支柱性產(chǎn)業(yè),為我國(guó)的國(guó)民經(jīng)濟(jì)和社會(huì)的發(fā)展做出了巨大貢獻(xiàn)。在房地產(chǎn)項(xiàng)目管理中,成本管控處于極其重要的地位。然而,我國(guó)房地產(chǎn)行業(yè)的項(xiàng)目成本管控還處于較為粗放的狀態(tài),成本超支甚至失控現(xiàn)象經(jīng)常發(fā)生。為有效應(yīng)對(duì)這一問(wèn)題,本文引入掙值法這一先進(jìn)的成本管控方法以提高房地產(chǎn)項(xiàng)目成本管控的效率與效益,以期為我國(guó)房地產(chǎn)行業(yè)項(xiàng)目成本管控提供理論與方法上的借鑒。 論文在對(duì)國(guó)內(nèi)外典型的房地產(chǎn)項(xiàng)目管理模式及其特點(diǎn)進(jìn)行梳理的基礎(chǔ)上,從內(nèi)涵、特點(diǎn)、原則、流程和方法等方面對(duì)項(xiàng)目成本管控的進(jìn)行了詳細(xì)分析。論文闡述了房地產(chǎn)項(xiàng)目的成本構(gòu)成及其管控原則,并分析了其與掙值法的契合點(diǎn),為全面應(yīng)用掙值法實(shí)現(xiàn)對(duì)房地產(chǎn)開(kāi)發(fā)項(xiàng)目的成本管控提供了前提和保障。 論文介紹了豐匯集團(tuán)公司母子公司管控、項(xiàng)目管理的基本情況,并分析了影響豐匯集團(tuán)公司項(xiàng)目成本管控的因素,針對(duì)豐匯集團(tuán)公司項(xiàng)目成本管控的現(xiàn)狀提出了其項(xiàng)目成本管理存在的整體規(guī)劃不夠、成本核算較為粗糙、項(xiàng)目變更過(guò)多、忽視質(zhì)量成本的管控等問(wèn)題,并在此基礎(chǔ)上從項(xiàng)目管理體系不規(guī)范、項(xiàng)目成本管理意識(shí)不強(qiáng)、項(xiàng)目成本管理制度不完善、項(xiàng)目成本管理方法落后、未有效應(yīng)對(duì)項(xiàng)目變更、施工過(guò)程中成本控制不到位等方面重點(diǎn)論述了豐匯集團(tuán)公司工程項(xiàng)目成本管控不理想的原因,為進(jìn)一步運(yùn)用掙得值方法改進(jìn)其工程項(xiàng)目成本管控提供了前提與基礎(chǔ)。 論文在對(duì)掙值、計(jì)劃值和實(shí)際成本等掙值法的三個(gè)基本參數(shù)做了詳細(xì)分析后,以A項(xiàng)目為例具體演繹了利用掙值方法進(jìn)行房地產(chǎn)項(xiàng)目成本管控的過(guò)程,同時(shí)又以項(xiàng)目成本管控的效果驗(yàn)證了在房地產(chǎn)開(kāi)發(fā)項(xiàng)目成本管控中利用掙值法對(duì)管理效率和效果的有效提升。
[Abstract]:As an important pillar industry of our country, the real estate industry has made great contribution to the development of our country's national economy and society. In the real estate project management, the cost control is in the extremely important position. However, the project cost control of real estate industry in China is still in a more extensive state, cost overrun and even out of control often occur. In order to deal with this problem effectively, this paper introduces earned value method, which is an advanced cost control method, to improve the efficiency and benefit of cost control of real estate projects, so as to provide reference for the theory and method of project cost control in real estate industry of our country. On the basis of combing the typical real estate project management modes and their characteristics at home and abroad, this paper analyzes the project cost control in detail from the aspects of connotation, characteristics, principles, processes and methods. This paper expounds the cost composition and control principle of real estate project, and analyzes its coincidence with earned value method, which provides the premise and guarantee for realizing the cost control of real estate development project by using earned value method in an all-round way. This paper introduces the management and control of the parent and subsidiary of Fenghui Group Company and the basic situation of project management, and analyzes the factors that affect the project cost control of Fenghui Group. In view of the present situation of project cost control and control in Fenghui Group Company, this paper puts forward some problems, such as insufficient overall planning, rough cost accounting, too many project changes and neglect of quality cost control and control, which exist in the project cost management of Fenghui Group Co., Ltd. On this basis, the project cost management system is not standardized, the project cost management consciousness is not strong, the project cost management system is not perfect, the project cost management method is backward, and the project change is not effectively dealt with. This paper mainly discusses the reasons why the project cost control of Fenghui Group Company is not satisfactory in the construction process, which provides the premise and basis for the further application of the earned value method to improve the cost control of the engineering project. After a detailed analysis of the three basic parameters of earned value method, such as earned value, planned value and actual cost, this paper deduces the process of controlling the cost of real estate projects by using earned value method, taking A project as an example. At the same time, the effect of project cost control is used to verify the effective improvement of management efficiency and effect by using earned value method in the cost control of real estate development projects.
