S公司深藍廣場項目全成本控制研究

【摘要】:2010年以來,我國出臺了一系列房地產(chǎn)調(diào)控措施,其中包括限購、縮緊流動性、土地調(diào)控新政、上調(diào)存貸款利率、征收房產(chǎn)稅、增加保障房、提高二套房首付比例等多種調(diào)控手段。這一系列調(diào)控政策已經(jīng)顯現(xiàn)效果,房地產(chǎn)業(yè)的暴利時代結(jié)束,房地產(chǎn)業(yè)的成本控制直接決定了企業(yè)的生死存亡;谶@一背景,本文選擇S公司深藍廣場成本控制為研究對象,在介紹了房地產(chǎn)成本控制理論以及對房地產(chǎn)行業(yè)的特點、全成本構(gòu)成情況、成本控制的原則、控制的關(guān)鍵節(jié)點和影響全成本的關(guān)鍵要素進行了闡述分析的基礎(chǔ)上,論文對S公司深藍廣場項目成本控制現(xiàn)狀進行了分析,確定此項目的成本控制目標(biāo),并重點論述建立深藍廣場項目全成本目標(biāo)控制的體系,詳細闡述如何制定目標(biāo)、明確崗位職責(zé)、跟蹤執(zhí)行并進行業(yè)績評估,結(jié)合深藍廣場項目已發(fā)現(xiàn)問題闡述該項目在決策階段、設(shè)計階段、招標(biāo)階段、施工建設(shè)階段成本控制的重點及策略,最后得出結(jié)論:房地產(chǎn)開發(fā)企業(yè)只有針對企業(yè)實際情況建立科學(xué)有效便于操作的全成本管理體系,并在每個開發(fā)階段針對成本關(guān)鍵控制點實施正確的控制措施,才能實現(xiàn)科學(xué)化的決策和專業(yè)化的成本管理,有競爭力的成本優(yōu)勢才能使開發(fā)項目更具綜合競爭力,從而維持企業(yè)的生存和發(fā)展。S公司深藍廣場項目全成本控制研究成果,不僅有助于房地產(chǎn)企業(yè)管理理論的完善,為房地產(chǎn)開發(fā)商在成本控制上提供一些參考;同時結(jié)合項目的實際情況,建立全成本目標(biāo)控制體系,并針對項目開發(fā)各階段制定出切實可行的成本管理對策,集中解決和處理好與成本控制相關(guān)的關(guān)鍵性問題,以期使企業(yè)提高核心競爭力,保持可持續(xù)發(fā)展的良好局面。只有這樣,才能保證項目成本管理目標(biāo)的實現(xiàn)。
[Abstract]:Since 2010, China has introduced a series of real estate regulation measures, including limiting purchase, tightening liquidity, land regulation and control, raising deposit and loan interest rates, levying property tax, increasing indemnificatory apartment, Raise the proportion of second apartment down payment and other means of regulation and control. This series of adjustment and control policies have already shown the effect, the real estate industry huge profit era is over, the real estate industry cost control directly determines the enterprise's life and death. Based on this background, this paper chooses S Company Deep Blue Square cost control as the research object, introduces the real estate cost control theory, the characteristics of the real estate industry, the total cost composition, the principle of cost control. Based on the analysis of the key nodes of control and the key factors affecting the total cost, the paper analyzes the current situation of the cost control of S company's Deep Blue Square project, and determines the cost control goal of the project. The paper mainly discusses how to establish the system of full cost target control of Deep Blue Square project, and how to make the target, clarify the post responsibility, follow up the implementation and evaluate the performance. Combined with the problems found in the Deep Blue Square Project, the key points and strategies of cost control in the decision-making stage, the design stage, the bidding stage, the construction stage and the construction stage of the project are expounded. Finally, the conclusion is drawn that the real estate development enterprises should only establish a scientific and effective and easy to operate full cost management system according to the actual situation of the enterprises, and implement the correct control measures for the key cost control points in each development stage. In order to realize scientific decision-making and specialized cost management, competitive cost advantage can make the development project more comprehensive competitive, so as to maintain the survival and development of the enterprise. It is not only helpful to perfect the theory of real estate enterprise management, but also provides some reference for real estate developer in cost control, and establishes the whole cost target control system according to the actual situation of the project. In the light of each stage of project development, feasible cost management countermeasures are worked out to solve and deal with the key problems related to cost control in order to improve the core competitiveness of enterprises and maintain a good situation of sustainable development. Only in this way, can we guarantee the realization of project cost management goal.
