【摘要】:隨著我國(guó)社會(huì)主義市場(chǎng)經(jīng)濟(jì)體制進(jìn)程的推進(jìn),消費(fèi)市場(chǎng)不僅為企業(yè)提供了廣闊的發(fā)展空間,也使之面臨前所未有的激烈競(jìng)爭(zhēng)。作為獨(dú)立的經(jīng)濟(jì)利益主體,企業(yè)需要在自身發(fā)展的過(guò)程中始終將“低投入,高回報(bào)”作為終極努力目標(biāo)而做出相應(yīng)的戰(zhàn)略規(guī)劃,在規(guī)劃過(guò)程中形成獨(dú)具風(fēng)格的生產(chǎn)和銷(xiāo)售模式,從而期望能在激烈競(jìng)爭(zhēng)的市場(chǎng)中保持一定的優(yōu)勢(shì)。 在房地產(chǎn)行業(yè)高速發(fā)展的今天,我國(guó)的房地產(chǎn)市場(chǎng)已經(jīng)開(kāi)始逐步走向成熟,房地產(chǎn)行業(yè)相關(guān)的財(cái)務(wù)問(wèn)題也受到越來(lái)越多的人的關(guān)注。 本文以西部某地產(chǎn)于2012年提出并實(shí)行的“報(bào)商模式”為案例,研究其對(duì)房地產(chǎn)企業(yè)帶來(lái)的財(cái)務(wù)影響,并提出相關(guān)的企業(yè)管理建議。從2012年開(kāi)始,國(guó)家陸續(xù)推出相應(yīng)的房地產(chǎn)限制措施,并對(duì)房地產(chǎn)行業(yè)進(jìn)行調(diào)控政策,在這種情況下,各個(gè)房地產(chǎn)企業(yè)都渴望能夠最大限度節(jié)省自身的成本投入,,從而盡可能多的取得經(jīng)濟(jì)利益。在2012年6月,西部某地產(chǎn)公司首次在旗下的一個(gè)房地產(chǎn)項(xiàng)目進(jìn)行電商報(bào)銷(xiāo)合作模式,此次合作,也使原有的該地區(qū)地產(chǎn)廣告投放格局發(fā)生了改變,并逐漸形成了具有區(qū)域特色的“報(bào)商合作模式”來(lái)進(jìn)行房地產(chǎn)的銷(xiāo)售。這樣的一種銷(xiāo)售模式的出現(xiàn),必然會(huì)對(duì)房地產(chǎn)企業(yè)在銷(xiāo)售階段所產(chǎn)生的銷(xiāo)售成本產(chǎn)生一定的財(cái)務(wù)影響,但同時(shí)也存在著企業(yè)在管理控制上的問(wèn)題。 論文主要特點(diǎn)是:用定性分析和定量分析相結(jié)合以及規(guī)范分析和案例分析相結(jié)合的方法,來(lái)研究新房地產(chǎn)營(yíng)銷(xiāo)模式——“報(bào)商模式”下對(duì)房地產(chǎn)企業(yè)在房地產(chǎn)銷(xiāo)售階段的財(cái)務(wù)影響,通過(guò)對(duì)該模式下財(cái)務(wù)影響的研究,提出建設(shè)性意見(jiàn),以期能夠?yàn)椴捎迷撃J降姆康禺a(chǎn)企業(yè)提供有價(jià)值的參考性意見(jiàn)。
[Abstract]:With the advancement of the socialist market economic system in China, the consumer market not only provides a broad space for the development of enterprises, but also makes them face unprecedented fierce competition. In the process of their own development, enterprises should always take "low investment, high return" as the ultimate goal to make the corresponding strategic planning, and form a unique style of production and sales model in the planning process. In order to hope to maintain a certain advantage in the fierce competition in the market. With the rapid development of the real estate industry, the real estate market of our country has begun to mature gradually, and the financial problems related to the real estate industry have also been paid more and more attention by more and more people. This paper takes a real estate in the west of China as an example to study its financial impact on real estate enterprises, and put forward some suggestions on the management of real estate enterprises. The country has introduced corresponding real estate restriction measures one after another, and has carried on the regulation and control policy to the real estate industry. In this case, each real estate enterprise is eager to save its own cost investment to the maximum extent. In June 2012, a real estate company in the west of the country for the first time carried out an e-business reimbursement cooperation model in a real estate project under its control. It also changed the original pattern of real estate advertising in the region, and gradually formed a "newspaper and merchant cooperation mode" with regional characteristics to carry out real estate sales. It will inevitably produce certain financial influence on the sales cost of the real estate enterprise in the sale stage, but at the same time, there are some problems in the management and control of the enterprise. The main features of the paper are: qualitative analysis and quantitative analysis combined with normative analysis and case analysis method, To study the financial impact of the new real estate marketing model-"newspaper business model" on real estate enterprises in the real estate sales phase, through the study of the financial impact of this model, put forward constructive suggestions, In order to use this model of real estate enterprises to provide valuable advice.
