龍景佳苑項(xiàng)目實(shí)施的過程管理與效果測(cè)評(píng)

【摘要】:論文以濰坊綜合保稅區(qū)舊村改造問題為研究落腳點(diǎn),從濰坊綜合保稅區(qū)經(jīng)濟(jì)特征和城市建設(shè)及未來發(fā)展的要求出發(fā),在分析龍景佳苑項(xiàng)目的實(shí)施過程的基礎(chǔ)上,通過研究項(xiàng)目的經(jīng)濟(jì)評(píng)測(cè),從而總結(jié)出相應(yīng)的對(duì)策。 論文針對(duì)項(xiàng)目管理理論和自身從事舊村改造項(xiàng)目管理的經(jīng)驗(yàn)相結(jié)合,對(duì)舊村改造項(xiàng)目管理的相關(guān)理論進(jìn)行了論述,尤其對(duì)舊村改造項(xiàng)目現(xiàn)狀、進(jìn)度管理、成本管理、項(xiàng)目后評(píng)價(jià)等關(guān)鍵環(huán)節(jié)進(jìn)行了深入探討。以親身參與的龍景佳苑項(xiàng)目為研究對(duì)象,對(duì)如何將項(xiàng)目管理的理論,,充分應(yīng)用到舊村改造項(xiàng)目管理實(shí)踐中進(jìn)行了詳細(xì)論述。論文綜合運(yùn)用各種財(cái)務(wù)評(píng)價(jià)指標(biāo),研究該項(xiàng)目的投資收益,并運(yùn)用盈虧平衡分析法、損益與靜態(tài)盈利分析定量分析方法對(duì)項(xiàng)目進(jìn)行分析,根據(jù)定性分析的結(jié)果和對(duì)經(jīng)濟(jì)效益的認(rèn)識(shí)來建立管理體系。 論文分為五部分:第一章主要論述論文的研究背景和意義,國(guó)內(nèi)外項(xiàng)研究的現(xiàn)狀、寫作思路、研究方法與創(chuàng)新之處;第二章主要論述了舊村改造相關(guān)理論知識(shí),包括舊村改造的概念、特點(diǎn)及運(yùn)作形式等,其次對(duì)項(xiàng)目現(xiàn)狀進(jìn)行分析,最后運(yùn)用SWOT分析法分析龍景佳苑項(xiàng)目開發(fā)的優(yōu)勢(shì)、劣勢(shì)、機(jī)遇、挑戰(zhàn)。第三章對(duì)項(xiàng)目的進(jìn)度計(jì)劃、工程管理、資金籌措進(jìn)行了介紹,指出龍景佳苑項(xiàng)目管理中存在的問題;第四章和第五章是論文的重點(diǎn),第四章主要對(duì)項(xiàng)目管理實(shí)施過程中的關(guān)鍵環(huán)節(jié)進(jìn)行了深入分析,主要包括對(duì)項(xiàng)目的進(jìn)度管理、成本管理、合同管理進(jìn)行具體分析;第五章則對(duì)項(xiàng)目過程管理實(shí)施后做一個(gè)測(cè)評(píng),包括社會(huì)影響評(píng)價(jià)、經(jīng)濟(jì)效益分析和風(fēng)險(xiǎn)研究對(duì)策。希望最終能夠?yàn)榻窈箝_展更多的舊村改造項(xiàng)目提供一些借鑒。
[Abstract]:Based on the study of the old village reconstruction in Weifang Comprehensive bonded area, based on the economic characteristics of Weifang Comprehensive bonded area and the requirements of urban construction and future development, the paper analyzes the implementation process of Longjingjiayuan Project. Through the economic evaluation of the research project, the corresponding countermeasures are summarized. Based on the combination of project management theory and experience of old village reconstruction project management, this paper discusses the related theories of old village reconstruction project management, especially the status quo, schedule management and cost management of old village reconstruction project. Taking the Longjingjiayuan project as the research object, the theory of how to manage the project is discussed. It is fully applied to the management practice of the old village reconstruction project. The paper synthetically uses various financial evaluation indexes to study the investment income of the project, and applies the method of break-even analysis. The methods of profit and loss analysis and static profit analysis are used to analyze the project, and the management system is established according to the results of qualitative analysis and the understanding of economic benefits. The thesis is divided into five parts: the first chapter mainly discusses the research background and significance of the paper, the current situation of domestic and foreign research, writing ideas, research methods and innovations; It includes the concept, characteristics and operation form of the old village reconstruction, and then analyzes the status quo of the project. Finally, using SWOT analysis method to analyze the strengths, weaknesses, opportunities and challenges of the development of Longjingjiayuan project. Chapter three is about the progress plan of the project. The project management and fund raising are introduced, and the problems existing in the project management of Longjingjia Garden are pointed out, the fourth and fifth chapters are the emphases of the paper, the fourth chapter mainly analyzes the key links in the implementation of the project management. It mainly includes the detailed analysis of project schedule management, cost management and contract management. Chapter five evaluates the project process management after implementation, including social impact assessment. It is hoped that economic benefit analysis and risk research countermeasures will eventually provide some reference for developing more old village reconstruction projects in the future.
