ZJ房地產(chǎn)公司全流程成本控制途徑與方法研究

【摘要】:目前中國的房地產(chǎn)市場越來越成熟,市場規(guī)范越來越優(yōu)化,其中的競爭也愈來愈激烈了。在激烈的市場競爭和緊縮的貨幣政策、限購等政策下,房地產(chǎn)的政策紅利基本消失。要想取得良好的經(jīng)濟(jì)效益,實(shí)現(xiàn)企業(yè)利潤的最大化,房地產(chǎn)企業(yè)必須從自身管理上下功夫,提高管理紅利,通過全面加強(qiáng)項(xiàng)目開發(fā)過程中的成本管理與控制,從而提高企業(yè)核心競爭力。 本文著重研究了房地產(chǎn)全流程成本管理理念,從土地獲取、前期策劃、規(guī)劃、設(shè)計(jì)、施工、銷售、后評估等開發(fā)全過程環(huán)節(jié)進(jìn)行控制。在項(xiàng)目開發(fā)的全過程中,對上述成本構(gòu)成要素進(jìn)行規(guī)劃控制。論文以ZJ地產(chǎn)公司具體項(xiàng)目為例,全面剖析項(xiàng)目成本管過程中出現(xiàn)的問題,分析成本增加原因,提出具體解決思路。 本文密切的結(jié)合當(dāng)下比較典型的房地產(chǎn)成本管理的現(xiàn)狀來進(jìn)行項(xiàng)目全過程的成本控制的研究,突出目前房地產(chǎn)企業(yè)在成本管理中的實(shí)際操作特性,并提出具體實(shí)操手段。要讓企業(yè)的利潤能夠做到最大化,就需要將目標(biāo)成本體系建立得完善有效,,成本目標(biāo)必須明確,動態(tài)成本管理一定要進(jìn)行強(qiáng)化。本文對于房地產(chǎn)市場之中的成本管理進(jìn)行了深入的研究,希望可以給予房地產(chǎn)企業(yè)在成本管理水平的提高以及成本管理體系的完善方面的幫助。
[Abstract]:At present, the real estate market in China is becoming more and more mature, the market norms are becoming more and more optimized, and the competition among them is becoming more and more intense. The policy dividend of real estate has basically disappeared. In order to obtain good economic benefits and maximize the profits of the enterprise, the real estate enterprise must work hard on its own management to improve the management dividend. By strengthening the cost management and control in the process of project development, the core competitiveness of enterprises can be improved. This paper focuses on the concept of cost management in the whole process of real estate development, including land acquisition, pre-planning, planning, design, construction, sales, post-evaluation and so on. This paper takes the specific project of ZJ Real Estate Company as an example, analyzes the problems in the process of project cost management, analyzes the reasons for the cost increase, and puts forward some concrete solutions. This paper closely combines the current situation of real estate cost management to study the cost control of the whole process of the project, highlighting the actual operating characteristics of the current real estate enterprises in cost management. In order to maximize the profits of an enterprise, it is necessary to establish a perfect and effective target cost system, and the cost target must be clear. Dynamic cost management must be strengthened. This paper makes a deep research on cost management in real estate market, hoping to help real estate enterprises to improve the level of cost management and improve the cost management system.
