【摘要】：成本管理是房地產(chǎn)開發(fā)企業(yè)管理中十分重要的工作。房地產(chǎn)開發(fā)企業(yè)要想在激烈的市場競爭中立于不敗之地,取得良好的經(jīng)濟效益,就必須十分重視成本管理工作,切實提高成本管理水平。 本文首先對房地產(chǎn)成本管理理論進行了研究和整理,研究了房地產(chǎn)項目全過程的成本管理和控制。根據(jù)房地產(chǎn)開發(fā)工作流程,對項目成本估算、成本預算、成本控制等方面分別進行了研究,提出控制項目成本的方法、措施。然后在此基礎上對XX經(jīng)濟適用房項目做了實證分析。論文重點探討了項目決策階段、規(guī)劃設計和建設施工階段的成本控制程序和方法,提出了在動態(tài)中進行目標成本管理、在過程中實施成本控制、強化全過程控制的觀點。以此來實現(xiàn)房地產(chǎn)開發(fā)企業(yè)各階段成本管理的動態(tài)控制,從而增強房地產(chǎn)開發(fā)企業(yè)的核心競爭力,使房地產(chǎn)企業(yè)更好地面對日益復雜的市場競爭環(huán)境。希望本文能為房地產(chǎn)行業(yè)成本控制工作提供借鑒和參考。
[Abstract]:Cost management is a very important work in the management of real estate development enterprises. If real estate development enterprises want to be invincible in the fierce market competition and obtain good economic benefits, they must attach great importance to the cost management. Improve the level of cost management. In this paper, the theory of real estate cost management is studied, and the cost management and control of the whole process of real estate project are studied. The cost control and other aspects are studied, and the methods and measures of controlling the project cost are put forward. Then, on this basis, an empirical analysis of XX comfortable housing project is made. The paper mainly discusses the decision-making stage of the project. The cost control procedures and methods in the planning, design and construction stages are proposed, and the target cost management in the dynamic process is put forward, and the cost control in the process is put forward. Strengthen the view of whole process control to realize the dynamic control of cost management in each stage of the real estate development enterprise, so as to enhance the core competitiveness of the real estate development enterprise, It is hoped that this paper can provide reference and reference for the cost control of real estate industry.
