【摘要】：我國在房地產(chǎn)方面管理程度的日益深入,以及房地產(chǎn)行業(yè)自身競爭的不斷加大,房地產(chǎn)的綜合管理工作變得越來越重要,同時在管理過程中成本控制環(huán)節(jié)也變的非常重要。要想在房地產(chǎn)行業(yè)中對更高的利益進(jìn)行獲取,就需要從成本管理上入手,在對房地產(chǎn)項目進(jìn)行開發(fā)的過程中,真正的為房地產(chǎn)公司在成本管理上帶來優(yōu)勢,最終在整個行業(yè)之中創(chuàng)造其自身的優(yōu)勢及價值。從現(xiàn)在各個房地產(chǎn)公司對成本控制的重視程度來看,相對之前已經(jīng)有了很大的提高,雖然我國在房地產(chǎn)項目管理上的重視程度以及起點(diǎn)相對較低,但是我國房地產(chǎn)行業(yè)整體發(fā)展速度非�？�,在一些問題上還需要進(jìn)一步的研究。本課題就是針對房地產(chǎn)項目的成本管理工作,以中海地產(chǎn)碧林灣項目為主要研究對象,針對項目成本管理全過程進(jìn)行研究,并對相關(guān)優(yōu)化方案進(jìn)行提出。本文的研究主要以房地產(chǎn)企業(yè)的成本管理現(xiàn)狀作為基礎(chǔ),并將中海地產(chǎn)碧林灣項目作為主要的研究內(nèi)容,同時對如何對施工的成本管理進(jìn)行加強(qiáng)、并對回報率進(jìn)行提高,最終對房地產(chǎn)公司的經(jīng)濟(jì)效益進(jìn)行提升、減少浪費(fèi)情況進(jìn)行研究。在整個研究的過程中,結(jié)合了多個成本管理的重要因素,包括設(shè)計、決策以及政治等等,同時,從施工階段入手,對施工階段中出現(xiàn)的問題以及成本管理的實(shí)際內(nèi)容進(jìn)行分析匯總,并對其中存在的問題進(jìn)行剖析,對科學(xué)的、有效的成本管理方案進(jìn)行制定。并且針對中海地產(chǎn)碧林灣項目在成本管理上存在的問題進(jìn)行了相關(guān)對策的研究,對項目施工過程中的資源浪費(fèi)等問題進(jìn)行了緩解,并對房地產(chǎn)建設(shè)項目成本管理的一些更好的實(shí)踐方法進(jìn)行提出,在對房地產(chǎn)公司利益進(jìn)行保證的同時,還對所在公司的員工的利益進(jìn)行了充分的保證。中海地產(chǎn)碧林灣項目在對施工成本進(jìn)行管理的過程中,使用了相對更優(yōu)化的成本管理方式,對目標(biāo)成本和計劃成本進(jìn)行了更好的制定。在對項目進(jìn)行施工的過程中,對施工的全過程進(jìn)行成本的控制,在人工及材料費(fèi)用的管理上也制定了不同的成本管理計劃或制度對施工過程中的相關(guān)設(shè)備進(jìn)行合理的使用,并對設(shè)備的整體利用率進(jìn)行了充分的加強(qiáng)。除了對現(xiàn)場項目的管理之外,還對各個部門之間的考核方法進(jìn)行了提出,在各個部門中實(shí)施成本管理培訓(xùn)、考核制度,讓成本管理與每個員工的個人利益掛鉤,培養(yǎng)員工良好的成本管理意識,最終對成本管理工作的正確實(shí)施打下良好的基礎(chǔ)。同時,本文還針對工程施工的過程,提出了很多合理性的建議,對施工做成中的資源浪費(fèi)情況進(jìn)行有效的緩解。同時沒根據(jù)施工方的實(shí)際情況和各類因素,對施工成本的管理計劃以及施工的方案進(jìn)行調(diào)整,進(jìn)而實(shí)現(xiàn)對施工成本進(jìn)行更好的控制的目的。在本文對中海地產(chǎn)碧林灣項目成本控制的研究過程中,從成本管理的整體入手,對項目施工的全過程進(jìn)行參與,能夠?qū)χ泻５禺a(chǎn)碧林灣項目在開發(fā)以及建設(shè)過程中的相關(guān)影響因素進(jìn)行充分的判斷以及識別,更好的對房地產(chǎn)企業(yè)在項目成本管理上的模型進(jìn)行建立,進(jìn)而對這類企業(yè)的成本管理工作提供更好的幫助。

At the same time, this paper also aimed at the process of engineering construction, put forward many reasonable suggestions, effectively alleviate the waste of resources construction is made. In the course of this study on the sea real estate Bilinwan project cost control, starting from the overall cost management, the whole process of the construction of the project can be fully involved, judgment and identification of the factors in the real estate related Bilinwan projects in the development and construction process, better in the project cost management. The model of the real estate enterprises to establish, and provide better help to this kind of enterprise cost management.
