【摘要】:作為業(yè)主,設(shè)計(jì)管理工作是對(duì)市場(chǎng)進(jìn)行調(diào)查、投資咨詢、土地購(gòu)買(mǎi)、規(guī)劃設(shè)計(jì)、設(shè)計(jì)比選論證、設(shè)計(jì)報(bào)批和設(shè)計(jì)變更等進(jìn)行統(tǒng)一的管理和協(xié)調(diào)。隨著我國(guó)房地產(chǎn)市場(chǎng)的日趨發(fā)展,需要對(duì)設(shè)計(jì)工作提出更高的要求,業(yè)主依據(jù)對(duì)建筑物使用的需要,界定設(shè)計(jì)范圍與目標(biāo),選擇合適的設(shè)計(jì)單位,對(duì)方案進(jìn)行比對(duì)論證,貫穿房地產(chǎn)開(kāi)發(fā)全過(guò)程進(jìn)行設(shè)計(jì)進(jìn)度控制、設(shè)計(jì)成本控制和設(shè)計(jì)質(zhì)量評(píng)價(jià)等。設(shè)計(jì)工作影響著業(yè)主的投資、后期經(jīng)營(yíng)性等,所以加強(qiáng)設(shè)計(jì)管理工作,已經(jīng)成為大多數(shù)房地產(chǎn)公司必須面對(duì)的問(wèn)題。 本文通過(guò)分析目前國(guó)內(nèi)房地產(chǎn)設(shè)計(jì)管理的現(xiàn)狀,以及設(shè)計(jì)管理模式構(gòu)建的發(fā)展過(guò)程,闡述了業(yè)主方設(shè)計(jì)管理主要內(nèi)容,在設(shè)計(jì)管理過(guò)程中業(yè)主方如何進(jìn)行設(shè)計(jì)進(jìn)度管理、成本管理、質(zhì)量管理。最后,以“中洲交易中心”商業(yè)辦公樓項(xiàng)目為例,結(jié)合該項(xiàng)目自身的設(shè)計(jì)管理模式及特點(diǎn),對(duì)設(shè)計(jì)工作開(kāi)展中的設(shè)計(jì)進(jìn)度管理、成本管理、質(zhì)量管理分別進(jìn)行闡述,將前述方法和側(cè)重點(diǎn)運(yùn)用其中,并列出了設(shè)計(jì)管理過(guò)程中值得借鑒和失控點(diǎn),以吸取教訓(xùn),,總結(jié)經(jīng)驗(yàn)。進(jìn)度管控上,要明確設(shè)計(jì)思路及要求,通過(guò)制定計(jì)劃掌控項(xiàng)目進(jìn)展落實(shí)情況并進(jìn)行總結(jié)及改進(jìn),并積極與設(shè)計(jì)單位溝通,向公司決策者匯報(bào);成本管理上,各設(shè)計(jì)階段做好估算、概算,采取招標(biāo)或邀標(biāo)的方式選擇設(shè)計(jì)單位控制設(shè)計(jì)取費(fèi),在項(xiàng)目初期就應(yīng)明確好項(xiàng)目定位,以免造成不必要的設(shè)計(jì)修改費(fèi);質(zhì)量管理上,結(jié)合設(shè)計(jì)進(jìn)度、成本控制,編制高質(zhì)量的設(shè)計(jì)任務(wù)書(shū),進(jìn)行多方案比較,保證設(shè)計(jì)的可實(shí)施性,并加強(qiáng)材料樣板的效果控制。
[Abstract]:As the owner, the design management work is to carry on the investigation to the market, the investment consultation, the land purchase, the plan design, the design compares the demonstration. With the development of the real estate market in our country, it is necessary to put forward higher requirements for the design work, and the owners need to use the buildings according to the needs. Define the scope and objectives of the design, select the appropriate design unit, compare and demonstrate the scheme, and control the design progress through the whole process of real estate development. Design cost control and design quality evaluation and so on. The design work affects the owner's investment and later management, so strengthening the design management has become the problem that most real estate companies must face. This paper analyzes the current situation of the real estate design management in China and the development process of the design management model, and expounds the main content of the owner side design management. In the process of design management, the owner how to design schedule management, cost management, quality management. Finally, take the "Zhongzhou Trading Center" commercial office building project as an example. Combined with the design management mode and characteristics of the project, the design schedule management, cost management and quality management in the design work are described, and the aforementioned methods and emphasis are applied. And listed in the design management process worthy of reference and out of control points, in order to learn lessons, sum up experience, progress control, to clarify the design ideas and requirements. Monitor and improve the progress of the project by making a plan, and actively communicate with the design team to report to the decision maker. In cost management, every design stage should make a good estimate and estimate, and select the design unit to control the design fee by way of bidding or soliciting the bid, so that the project location should be clearly defined at the beginning of the project. Avoid unnecessary design modification costs; In terms of quality management, design schedule, cost control, preparation of high quality design taskbooks, comparison of multiple schemes are carried out to ensure the implementability of the design and to strengthen the effect control of the material template.
