【摘要】:目前,伴隨房?jī)r(jià)的繼續(xù)走高,政府對(duì)房地產(chǎn)的關(guān)注和調(diào)控越來(lái)越多。在政府相關(guān)措施的影響下,建房所用的土地以及建筑施工所需要的建材等價(jià)格升高。在市場(chǎng)的嚴(yán)峻考驗(yàn)和政府調(diào)控措施的壓迫下,降低房地產(chǎn)的投入資金,是多數(shù)房地產(chǎn)公司繼續(xù)生存的必要途徑。因?yàn)榇祟?lèi)工程時(shí)間比較長(zhǎng),,前期投入資金較多,項(xiàng)目施工過(guò)程中有諸多的不穩(wěn)定因素,所以工程投入資金的合理控制對(duì)于工程對(duì)于工程的收益有很大的影響。房地產(chǎn)企業(yè)進(jìn)行成本控制的目的不是進(jìn)行簡(jiǎn)單的施工成本控制,更不是僅僅為了把某個(gè)階段的費(fèi)用節(jié)約,而是從項(xiàng)目的全過(guò)程、企業(yè)全方位的角度出發(fā),最大限度利用企業(yè)有效資源,從整體意義上降低工程項(xiàng)目的成本。 本論文研究?jī)?nèi)容是從房地產(chǎn)企業(yè)對(duì)房地產(chǎn)項(xiàng)目成本控制現(xiàn)狀入手,結(jié)合某知名房地產(chǎn)開(kāi)發(fā)有限公司開(kāi)發(fā)的城市綠洲花園項(xiàng)目案例,運(yùn)用造價(jià)管理和成本控制理論和方法,深層次剖析房地產(chǎn)工程每個(gè)時(shí)期的資金管理和使用情況。立足于房地產(chǎn)的施工步驟,從工程的決策時(shí)期,設(shè)計(jì)時(shí)期,到選擇施工的單位、建設(shè)過(guò)程等重要時(shí)期房地產(chǎn)項(xiàng)目的進(jìn)行,提出該工程所有時(shí)期成本的管理和使用辦法。研究發(fā)現(xiàn),成本控制影響在房地產(chǎn)全壽命周期中的較前階段更為顯著。在項(xiàng)目前期,尤其是設(shè)計(jì)階段,其成本控制的關(guān)鍵是推行限額設(shè)計(jì)理念,實(shí)行各環(huán)節(jié)緊密相扣的控制模式。在項(xiàng)目施工階段對(duì)成本控制應(yīng)主要把握保證工期、質(zhì)量、安全的前提下,合理處理變更、簽證及索賠事項(xiàng),并加強(qiáng)現(xiàn)場(chǎng)的精細(xì)管理。通過(guò)案例實(shí)證,該方法對(duì)于全壽命周期的成本控制起到了較好的效果。本項(xiàng)目研究可為今后類(lèi)似工程提供一定得借鑒。
[Abstract]:At present, with the continued rise of house prices, the government is paying more and more attention to the real estate. Under the influence of the relevant measures of the government. The price of the land used for building houses and the building materials needed for construction has risen. Under the severe test of the market and the oppression of government regulation measures, the investment in real estate has been reduced. It is a necessary way for most real estate companies to continue to survive, because this kind of project has a longer time, more investment in the early stage, and many unstable factors in the construction process of the project. So the reasonable control of project investment has a great impact on the project income. The purpose of cost control in real estate enterprises is not to carry out simple construction cost control. It is not only to save the cost in a certain stage, but also to reduce the cost of the project from the perspective of the whole process of the project and the omni-directional view of the enterprise, to maximize the utilization of the effective resources of the enterprise, and to reduce the cost of the engineering project in the whole sense. The research content of this paper is from the real estate enterprise to the real estate project cost control present situation, unifies a well-known real estate development limited company to develop the city oasis garden project case. By using the theory and method of cost management and cost control, this paper deeply analyzes the fund management and usage of real estate project in each period. Based on the construction steps of real estate, from the project decision-making period, the design period. To select the construction of units, construction process and other important periods of real estate projects, put forward the cost of the project in all periods of management and use methods. The impact of cost control in real estate life cycle is more significant than the previous stage. In the early stage of the project, especially in the design phase, the key of cost control is to carry out the concept of quota design. Implementation of each link closely linked to the control mode. In the construction phase of the project to control the cost should be mainly to ensure the duration, quality, safety premise, reasonable handling of changes, visas and claims. Case study shows that this method has a good effect on the cost control of the whole life cycle. The research of this project can be used for reference for similar projects in the future.
