【摘要】：建安成本是房地產(chǎn)企業(yè)成本支出的主要組成部分,也是現(xiàn)代房地產(chǎn)企業(yè)內(nèi)部管理的一個主要環(huán)節(jié)。建安成本控制的好壞直接影響到一個房地產(chǎn)企業(yè)的利潤的好壞,甚至影響一個企業(yè)的長遠(yuǎn)發(fā)展。所以有效的加強建安成本控制的管理,向管理要效益便是一個很好的研究方向。 本文先從分析國內(nèi)房地產(chǎn)市場環(huán)境入手,指出現(xiàn)階段房地產(chǎn)行業(yè)在快速發(fā)展過程中面臨的實際現(xiàn)狀,以價值工程分析法作為理論分析的基礎(chǔ)手段,從分析房地產(chǎn)企業(yè)的特點以及成本的構(gòu)成要素出發(fā),結(jié)合中海地產(chǎn)在建安成本管控方面的建設(shè)思路以及其在發(fā)展過程中產(chǎn)生的問題為分析脈絡(luò),詳細(xì)的分析了其對建安成本管控的具體解決思路,并以具體工程為實證的形式,驗證了其該方面取得的巨大成效。全文分為以下六章展開論述： 第一章,緒論。對課題研究的市場背景、實際的現(xiàn)狀、現(xiàn)實意義以及研究的方法、技術(shù)路線進(jìn)行了分析闡述。 第二章,成本控制理論分析。以價值工程為理論基礎(chǔ),介紹了價值工程與房地產(chǎn)成本控制的關(guān)系。 第三章,分析房地產(chǎn)企業(yè)的特點及成本構(gòu)成。 第四章,分析中海地產(chǎn)建安成本控制的建設(shè)及存在的問題。 第五章,研究了中海地產(chǎn)建安成本的控制與實施的方法。 第六章,實證分析。
[Abstract]:Jian'an cost is the main component of real estate enterprise cost expenditure. It is also a main link in the internal management of modern real estate enterprises. The cost control of Jian'an has a direct impact on the profit of a real estate enterprise. It even affects the long-term development of an enterprise. So it is a good research direction to strengthen the management of cost control of Jianan effectively and to seek benefit from management. This paper begins with the analysis of the domestic real estate market environment, points out the current real estate industry in the rapid development process of the actual situation, with value engineering analysis as the basic means of theoretical analysis. Starting from the analysis of the characteristics of real estate enterprises and the elements of cost, combined with the construction ideas of China Shipping Real Estate in the construction of Jian'an cost control and the problems arising in the process of its development, this paper analyzes the context. Detailed analysis of its specific solutions to the cost control of Jian'an, and concrete project as an empirical form, to verify its great achievements in this area. The full text is divided into the following six chapters to discuss: The first chapter, introduction, analyzes the market background, the actual situation, the practical significance, the research method and the technical route of the research. The second chapter is the analysis of cost control theory. Based on the theory of value engineering, the relationship between value engineering and real estate cost control is introduced. The third chapter, analyzes the real estate enterprise's characteristic and the cost constitution. Chapter 4th, analyzes the construction and existing problems of construction and cost control of China Shipping Real Estate. Chapter 5th, studied the cost control and implementation of Zhonghai Real Estate. Chapter 6th, empirical analysis.
