商品房預(yù)售中若干問題探討與商品房銷售系統(tǒng)的開發(fā)設(shè)計
[Abstract]:With the reform and opening up, the real estate industry in China has been very rapid development. Up to now, the real estate industry of our country has gradually developed into a pillar industry of the national economy, which occupies an important position and plays an important role in the development of social economy. Due to the late start of real estate in China, there are still many problems in the real estate market, among which the pre-sale of real estate is one of the most important problems in real estate. At present, the main problems existing in the pre-sale of real estate in our country are: the quality of commercial housing, the area difference in the pre-sale of commercial housing, the retransfer of pre-sold commercial housing, Commercial housing pre-sale advertising chaos to the vast number of buyers of harm and a series of problems. According to the national conditions of our country and the needs of the development of real estate in our country, I draw lessons from the experience of some developed countries in the supervision of the pre-sale of real estate. Summarized the following points to solve the current real estate pre-sale problem. 1, divided into three situations to solve the quality problem in China's commercial housing; 2, to deal with the difference in building area; 3. Make clear the condition of commercial house pre-sale and retransfer; 4, the legal binding force of commercial house pre-sale advertisement; 5, establish the real estate sale and record system. After the establishment of a perfect real estate pre-sale system, in order to better meet the needs of modern development, this paper also proposes the establishment of a real estate sales management information system based on MIS, and designs the overall framework of the system. The functional requirements and system architecture of some systems are studied and developed.
