廣州市城區(qū)樓宇空中步行連廊項(xiàng)目建設(shè)若干問(wèn)題的研究

【摘要】:從2002年開始,廣州市規(guī)劃局提出在市內(nèi)城區(qū)樓宇間建設(shè)空中步行連廊的規(guī)劃設(shè)想,擬在廣州市多個(gè)人流、商業(yè)集中區(qū)域進(jìn)行連廊建設(shè)。珠江新城核心區(qū)及興盛路空中步行連廊系統(tǒng)屬于廣州市第一批實(shí)施建設(shè)的連廊項(xiàng)目,其實(shí)施建設(shè)的管理經(jīng)驗(yàn)總結(jié)對(duì)日后廣州市城區(qū)其他樓宇步行連廊系統(tǒng)建設(shè)是具有研究意義的。 本文以珠江新城核心區(qū)及興盛路空中步行連廊項(xiàng)目作為研究藍(lán)本,主要研究項(xiàng)目的規(guī)劃要點(diǎn)、項(xiàng)目實(shí)施要點(diǎn)、工程質(zhì)量、安全、成本、施工組織及進(jìn)度控制和日后建成營(yíng)運(yùn)等,具體深入分析了項(xiàng)目建設(shè)過(guò)程中的存在問(wèn)題及解決措施。 經(jīng)研究分析,項(xiàng)目規(guī)劃符合城市交通網(wǎng)絡(luò)密集發(fā)展,保證人行交通暢順,有效使核心區(qū)的各大建筑及交通主干道的交通關(guān)系密切,促進(jìn)商業(yè)片區(qū)之間銜接。由于項(xiàng)目屬于試點(diǎn)工程,引入代建管理模式是促使項(xiàng)目可在亞運(yùn)前順利完成實(shí)施的重要手段。同時(shí)也因?yàn)轫?xiàng)目啟動(dòng)倉(cāng)促,前期工作不完善,項(xiàng)目實(shí)施建設(shè)困難,導(dǎo)致實(shí)際工期比合同工期延遲了93天,施工成本方面,實(shí)際施工成本比計(jì)劃成本高出630.5萬(wàn)元。項(xiàng)目建成后,按照市政設(shè)施的管養(yǎng)方式進(jìn)行維護(hù)管理。 通過(guò)本次的研究分析總結(jié)經(jīng)驗(yàn),首先,從規(guī)劃工作上,必須在建筑規(guī)劃報(bào)建階段就督促相關(guān)項(xiàng)目業(yè)主考慮落實(shí)連廊實(shí)施樁位或牛腿結(jié)構(gòu)等連廊的搭接方式。建議規(guī)劃允許商業(yè)(廣告)植入連廊,提高其商業(yè)價(jià)值,有效調(diào)動(dòng)業(yè)主的建設(shè)積極性。其次,建設(shè)前期必須做好管線、地下構(gòu)筑物的摸查工作,連廊的水電接入盡量在市政設(shè)施上考慮。第三,設(shè)計(jì)方面,采用多種風(fēng)格設(shè)計(jì)以配合各種不同建筑的外觀,建設(shè)實(shí)施期間,提前完成工程地質(zhì)勘探工作,施工前完善施工圖紙,明確連廊接口與建筑物的結(jié)構(gòu)及建筑處理做法。第四,施工招標(biāo)方面,必須制定合理工期,嚴(yán)格審核招標(biāo)清單杜絕漏項(xiàng)情況,以甲供料的方式對(duì)于鋼結(jié)構(gòu)部分進(jìn)行獨(dú)立招標(biāo)或嚴(yán)格考核鋼構(gòu)分包單位,以保證進(jìn)度、質(zhì)量要求。 根據(jù)市政府的指導(dǎo)思想,廣州市城區(qū)樓宇步行連廊將在各商業(yè)密集,人流量大的區(qū)域推廣和實(shí)施,通過(guò)本次研究,為日后其他樓宇空中步行連廊建設(shè)提供了經(jīng)驗(yàn)和指導(dǎo)�!�
[Abstract]:Since 2002, the Guangzhou Planning Bureau has put forward the planning plan of building an aerial walking corridor between buildings in the urban area, and plans to build the corridor in the area of multiple personal flow and commercial concentration in Guangzhou. The Pearl River New City core area and the Xingsheng Road Air Walking Corridor system belong to the first batch of corridor projects implemented in Guangzhou. The summary of management experience is significant to the construction of pedestrian corridor system of other buildings in Guangzhou. This paper takes the Pearl River New Town core area and Xingsheng Road Air Walking Corridor Project as the research blueprint, mainly studies the planning key points of the project, project implementation points, project quality, safety, cost, construction organization and schedule control and future construction and operation, etc. The existing problems and solutions in the process of project construction are analyzed in detail. Through the research and analysis, the project plan accords with the dense development of urban traffic network, ensures the smooth traffic flow of pedestrian, effectively makes the traffic relationship between the major buildings and traffic trunk roads in the core area close, and promotes the connection between the commercial areas. As the project is a pilot project, the introduction of agent management mode is an important means to promote the successful implementation of the project before the Asian Games. At the same time, because the project starts hastily, the early work is not perfect, the project implementation is difficult, the actual construction period is delayed 93 days compared with the contract construction period, the actual construction cost is 6.305 million yuan higher than the planned cost. After the completion of the project, according to the management of municipal facilities maintenance management. First of all, from the planning work, it is necessary to urge the relevant project owners to consider implementing the lap way of the verandah, such as pile position or corbel structure, in the stage of building planning and construction. It is suggested that the planning allow commercial (advertising) to be implanted into the verandah, improve its commercial value, and effectively mobilize the building enthusiasm of the owners. Secondly, in the early stage of construction, the pipeline and underground structure must be explored and the hydropower connection of the corridor should be considered as far as possible in the municipal facilities. Third, in terms of design, various styles of design are adopted to match the appearance of various kinds of buildings. During the construction period, the engineering geological exploration work is completed ahead of time, and the construction drawings are improved before construction. Make clear the structure and construction treatment of the corridor interface and the building. Fourth, in the aspect of construction bidding, we must draw up a reasonable time limit, strictly check the bidding list to prevent leakage, and carry out independent bidding or strict examination of steel subcontract units to ensure the progress and quality requirements. According to the guiding ideology of the municipal government, the pedestrian corridor of urban buildings in Guangzhou will be popularized and implemented in all areas with dense commerce and large flow of people. Through this study, it provides experience and guidance for the construction of air walkway corridors of other buildings in the future.
