長沙FLXB房地產開發(fā)項目可行性研究

【摘要】:可行性研究是在投資決策之前,對擬建項目有關的市場、資源、技術、經濟、社會等進行全面的調查、分析、比較和論證,從而判斷項目在技術上是否先進、經濟上是否合理、建設上是否可行。在項目投資決策中,引入和加強可行性研究,可以實現項目決策的科學化、民主化和程序化,降低或減少投資決策的失誤,為項目的順利實施和有效控制提供依據或參考。 論文依據項目可行性研究與經濟評價理論,結合國內外相關研究文獻與資料,對長沙FLXB房地產開發(fā)項目進行可行性研究,以期有利于房產項目的合理開發(fā)和企業(yè)投資的科學決策。主要內容包括:首先,提出問題,構建房地產開發(fā)項目可行性研究的基本體系,并對FLXB項目的基本情況、特點進行分析;其次,聯系宏觀經濟實際,進行項目開發(fā)的投資環(huán)境與市場定位分析,尋找出項目的競爭優(yōu)勢;再次,根據擬定的開發(fā)方案估算總投資和銷售收入,計算相關財務指標,,進行財務經濟效益評價;最后,進行不確定性分析,判斷項目抗風險能力的強弱,并提出相關的風險防范與規(guī)避建議。 論文研究表明,在宏觀調控的大背景下,長沙市房地產市場仍然呈現出良好的發(fā)展態(tài)勢,FLXB項目具有較強的市場競爭力,良好的財務經濟效益和一定的抗風險能力,整體可行。
[Abstract]:The feasibility study is to conduct a comprehensive investigation, analysis, comparison and demonstration of the market, resources, technology, economy, and society related to the proposed project before the investment decision, so as to judge whether the project is technically advanced and economically reasonable. Is it feasible to build. The introduction and strengthening of feasibility study in project investment decision-making can realize scientific, democratic and procedural project decision-making, reduce or reduce the mistakes of investment decision, and provide the basis or reference for the smooth implementation and effective control of the project. According to the theory of project feasibility study and economic evaluation, this paper studies the feasibility of Changsha FLXB real estate development project, combining with the domestic and foreign relevant research documents and materials. With a view to the rational development of real estate projects and enterprise investment in scientific decision-making. The main contents include: first, put forward the question, construct the basic system of the feasibility study of the real estate development project, and analyze the basic situation and characteristics of the FLXB project; secondly, connect with the macroeconomic reality, The investment environment and market positioning of project development are analyzed to find out the competitive advantage of the project. Thirdly, the total investment and sales income are estimated according to the development plan, and the related financial indicators are calculated to evaluate the financial and economic benefits. The uncertainty analysis is carried out to judge the strength of the project's ability to resist risks, and the relevant suggestions for risk prevention and avoidance are put forward. The research shows that under the background of macro-control, Changsha real estate market is still showing a good development trend, FLXB project has a strong market competitiveness, good financial and economic benefits and certain anti-risk ability, the overall feasibility.
