【摘要】：因房價持續(xù)上漲引起的房地產(chǎn)市場風(fēng)險加大已經(jīng)成為系統(tǒng)性金融風(fēng)險的主要爆發(fā)源之一。本文遵循"識別風(fēng)險來源→分析傳導(dǎo)效應(yīng)→預(yù)警風(fēng)險程度→防范危機發(fā)生"的邏輯思路,分別從房地產(chǎn)市場風(fēng)險的生成原因、傳導(dǎo)效應(yīng)和預(yù)警體系等3個方面梳理了國內(nèi)外現(xiàn)有研究文獻,簡要評價了現(xiàn)有研究的貢獻及存在不足,并指出了今后研究的主要方向:如何從房地產(chǎn)市場風(fēng)險生成和傳導(dǎo)的動態(tài)演進機制出發(fā),提出識別和預(yù)警房地產(chǎn)市場風(fēng)險的科學(xué)命題(或理論研究假設(shè));怎樣從房地產(chǎn)市場運行的特殊性和復(fù)雜性出發(fā),發(fā)掘前沿研究方法,實證研究房地產(chǎn)市場風(fēng)險的動態(tài)傳導(dǎo)效應(yīng);如何建立一套風(fēng)險預(yù)警體系,防范中國房地產(chǎn)市場風(fēng)險演化為金融危機。
[Abstract]:Increasing real estate market risk caused by rising house prices has become one of the main sources of systemic financial risks. This paper follows the logic thinking of "identify the source of risk and analyze the conduction effect and the degree of warning risk and prevent the occurrence of crisis", respectively from the real estate market risk generation reasons, Three aspects, conduction effect and early warning system, are reviewed, and the contributions and shortcomings of the existing research are briefly evaluated. It also points out the main direction of future research: how to proceed from the dynamic evolution mechanism of risk generation and transmission in real estate market. This paper puts forward the scientific proposition (or theoretical hypothesis) of identifying and forewarning real estate market risks, how to explore the frontier research methods from the particularity and complexity of real estate market operation, and how to empirically study the dynamic conduction effect of real estate market risks. How to establish a set of risk warning system to prevent Chinese real estate market risk from evolving into financial crisis.
