ZN房地產(chǎn)項(xiàng)目管理內(nèi)部控制優(yōu)化研究

【摘要】:當(dāng)前,作為投資和政策敏感性、基礎(chǔ)和支柱產(chǎn)業(yè)的我國(guó)房地開發(fā)行業(yè),已進(jìn)入國(guó)家宏觀調(diào)控的“過熱”階段。隨著一系列調(diào)控政策的出臺(tái)和不斷的經(jīng)濟(jì)結(jié)構(gòu)調(diào)整與行業(yè)整合,我國(guó)房地產(chǎn)市場(chǎng)逐漸凸顯以“微利”、“資本”、“品質(zhì)”、“品牌”四大特征為代表的“理性”和“馬太效應(yīng)”新特征。新時(shí)期的行業(yè)環(huán)境對(duì)我國(guó)房地產(chǎn)企業(yè)的抗風(fēng)險(xiǎn)能力、競(jìng)爭(zhēng)能力提出更高要求,加強(qiáng)以內(nèi)部控制為核心的項(xiàng)目管理,構(gòu)建房地產(chǎn)企業(yè)內(nèi)部控制新體系,優(yōu)化內(nèi)部控制機(jī)制,對(duì)于有效整合項(xiàng)目?jī)r(jià)值鏈,提高企業(yè)綜合運(yùn)營(yíng)和競(jìng)爭(zhēng)能力具有重要的實(shí)踐意義。 本文以ZN房地產(chǎn)項(xiàng)目管理內(nèi)部控制問題為研究對(duì)象,論述了優(yōu)化內(nèi)部控制以構(gòu)建房地產(chǎn)項(xiàng)目核心競(jìng)爭(zhēng)優(yōu)勢(shì)的構(gòu)想。首先,對(duì)內(nèi)部控制理論進(jìn)行了綜述,找出ZN房地產(chǎn)項(xiàng)目管理內(nèi)部控制存在的問題與不足;其次,基于相關(guān)理論,從四個(gè)維度對(duì)問題與不足進(jìn)行了較深入剖析;最后,從項(xiàng)目企業(yè)層面和業(yè)務(wù)操作層面闡述了內(nèi)部控制的優(yōu)化方案,并提出優(yōu)化內(nèi)部控制是提高企業(yè)運(yùn)營(yíng)效率,提升房地產(chǎn)項(xiàng)目?jī)r(jià)值的有效途徑。希望通過本文的研究,能夠?yàn)檗D(zhuǎn)型期中小型房地產(chǎn)開發(fā)項(xiàng)目企業(yè)提高生存和市場(chǎng)競(jìng)爭(zhēng)能力提供參考。
[Abstract]:At present, as an investment and policy sensitive, basic and pillar industry, the real estate development industry in China has entered the stage of "overheating" of national macro-control. With the introduction of a series of adjustment and control policies and the continuous adjustment of economic structure and the integration of the industry, the real estate market of our country gradually highlights "little profit", "capital", "quality", The four characteristics of brand are the new features of rationality and Matthew effect. In the new era, the industry environment puts forward higher demands on the ability of resisting risks and competition of real estate enterprises in our country, strengthens the project management with internal control as the core, constructs a new system of internal control of real estate enterprises, and optimizes the internal control mechanism. It is of great practical significance to effectively integrate the project value chain and improve the comprehensive operation and competitiveness of enterprises. Taking the internal control of ZN real estate project management as the research object, this paper discusses the idea of optimizing the internal control to construct the core competitive advantage of the real estate project. Firstly, it summarizes the theory of internal control, and finds out the problems and shortcomings of the internal control of ZN real estate project management. Secondly, based on the relevant theory, it makes a deep analysis of the problems and deficiencies from four dimensions. This paper expounds the optimization scheme of internal control from project enterprise level and business operation level, and puts forward that optimizing internal control is an effective way to improve the operation efficiency and the value of real estate project. Through the research of this paper, we hope to provide a reference for the small and medium-sized real estate development project enterprises to improve their survival and market competitiveness.
