【摘要】：房價指數(shù)必須能夠真實反映房價變動情況,從而引導市場參與主體的投資決策,并為政府宏觀經(jīng)濟決策提供參考。但由于真實基礎數(shù)據(jù)缺乏、編制方法過于簡單等原因,目前我國房價指數(shù)缺乏真實性和實用性,無法發(fā)揮應有的作用。應利用商業(yè)銀行抵押貸款數(shù)據(jù)庫、加強統(tǒng)計監(jiān)管等方法來解決基礎數(shù)據(jù)來源問題,同時采用特征價格法和重復交易法編制新房和二手房房價指數(shù),不斷完善現(xiàn)有房價指數(shù)體系,確保房價指數(shù)的真實性與實用性。
[Abstract]:The house price index must be able to reflect the real change of house price so as to guide the market to participate in the investment decision of the main body and to provide reference for the government's macroeconomic decision. However, because of the lack of real basic data and the simple method of compiling, the house price index in our country lacks authenticity and practicability, so it can not play its due role. We should use commercial bank mortgage loan database, strengthen statistical supervision and other methods to solve the problem of basic data source. At the same time, we should adopt characteristic price method and duplicate transaction method to compile the housing price index of new house and second-hand house, so as to continuously improve the existing housing price index system. Ensure the authenticity and practicability of house price index.
