【摘要】:房地產(chǎn)融資是房地產(chǎn)行業(yè)中的重要一環(huán),但就目前來(lái)講我國(guó)的房地產(chǎn)融資發(fā)展速度卻遠(yuǎn)遠(yuǎn)滯后于飛速發(fā)展的房地產(chǎn)業(yè)。房地產(chǎn)是一個(gè)資金密集型行業(yè),如果不能保證正常的融資,資金不能及時(shí)到位,其打擊將是致命的。目前國(guó)內(nèi)地產(chǎn)行業(yè)融資渠道單一,過(guò)分依賴銀行,如何開辟新興融資渠道,如何完善融資渠道體系已經(jīng)成為我國(guó)房地產(chǎn)行業(yè)發(fā)展的重大課題之一。本課題著眼于研究銀行、地產(chǎn)企業(yè)和信托公司合作房地產(chǎn)信托,,為A地產(chǎn)集團(tuán)“金色海岸”項(xiàng)目提供可行的房地產(chǎn)信托融資方案。 第一部分,介紹本課題的研究背景和意義,綜述國(guó)內(nèi)外關(guān)于房地產(chǎn)信托的研究現(xiàn)狀。 第二部分,房地產(chǎn)信托融資理論,為房地產(chǎn)企業(yè)進(jìn)行信托融資提供理論支撐。介紹信托和房地產(chǎn)信托的概念、特征,分析當(dāng)前的房地產(chǎn)企業(yè)的信托融資需求和典型的信托融資模式,然后介紹房地產(chǎn)企業(yè)開展信托融資的基本流程。 第三部分,“金色海岸”項(xiàng)目情況介紹。主要介紹A地產(chǎn)集團(tuán)Y房地產(chǎn)有限公司的基本情況,“金色海岸”項(xiàng)目的情況和項(xiàng)目建筑設(shè)計(jì)方案。 第四部分,項(xiàng)目房地產(chǎn)市場(chǎng)需求分析。通過(guò)市場(chǎng)的供需分析、項(xiàng)目的開發(fā)前景分析、房地產(chǎn)的政策影響分析、項(xiàng)目經(jīng)濟(jì)社會(huì)影響分析等對(duì)所要研究項(xiàng)目的市場(chǎng)需求進(jìn)行系統(tǒng)全面地分析,為項(xiàng)目的投入和盈利能力分析提供依據(jù)。 第五部分,項(xiàng)目的信托融資方案設(shè)計(jì)。首先根據(jù)項(xiàng)目的基本情況預(yù)測(cè)項(xiàng)目的投資預(yù)算,從銷售收入、成本費(fèi)用、利潤(rùn)總額、盈利能力等方面對(duì)項(xiàng)目財(cái)務(wù)效益綜合評(píng)價(jià),結(jié)合項(xiàng)目實(shí)施進(jìn)度,確定項(xiàng)目信托融資的規(guī)模和信托方式,確定信托計(jì)劃方案及風(fēng)險(xiǎn)的識(shí)別和控制,確定信托資金的退出機(jī)制,確保信托方案的合理、可行、風(fēng)險(xiǎn)可控。
[Abstract]:Real estate financing is the real estate industry in an important part, but now China's real estate financing development lags far behind the rapid development of the real estate industry. The real estate is a capital intensive industry, if we can not guarantee the normal financing, funds can not be in place, it will be a fatal blow at present, the domestic real estate industry. The financing channel is single, over reliance on bank, how to open up new financing channels, how to improve the financing system has become one of the major issues in the development of China's real estate industry. This paper focuses on the research of real estate enterprises and banks, trust companies real estate trust, provides a feasible scheme for the real estate trust financing A real estate group "Golden Coast" project.
In the first part, the background and significance of the research are introduced, and the research status of real estate trust at home and abroad is reviewed.
The second part, the real estate trust financing theory, provide theoretical support for the real estate enterprises. The concept of trust financing, trust and real estate trust characteristics, analysis of the current real estate enterprises trust financing demand and typical trust financing mode, and then introduces the real estate enterprises to carry out the basic process of trust financing.
The third part is the introduction of the "Golden Coast" project. It mainly introduces the basic situation of A real estate group Y Real Estate Co., Ltd., the situation of "Golden Coast" project and the project architectural design plan.
The fourth part, analysis of the real estate market. The market supply and demand analysis, analysis of the development prospects of the project, analysis of the impact of policies on real estate projects, economic and social impact analysis system on the project market demand comprehensive analysis, provide the basis for the project investment and profitability analysis.
The fifth part, the design of trust financing project. According to the basic situation of the project project investment budget, revenue from sales, cost, total profit, profitability and other aspects of the evaluation of the financial benefits of comprehensive project, combined with the progress of project implementation, determine the project trust financing scale and trust, to determine and control the trust plan and risk, determine the exit mechanism of trust funds, ensure the trust scheme is reasonable and feasible, the risk is controllable.
