【摘要】:隨著我國經(jīng)濟(jì)的快速發(fā)展,商業(yè)地產(chǎn)行業(yè)取得了較大的進(jìn)步,其競爭也日益激烈,開發(fā)商的利潤日漸縮小,要保障商業(yè)地產(chǎn)項(xiàng)目取得良好的經(jīng)濟(jì)效益,就必須高度重視成本控制工作,切實(shí)提高成本控制水平。 本文首先分析了商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制的相關(guān)概念及理論,通過統(tǒng)計(jì)調(diào)查,總結(jié)了我國商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制現(xiàn)狀。然后探討了商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制關(guān)鍵影響因素,并運(yùn)用模糊綜合分析關(guān)鍵因素對(duì)商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制的綜合影響程度。最后,針對(duì)成本控制關(guān)鍵影響因素,采取了相應(yīng)的成本控制措施,并以深圳灣科技生態(tài)城項(xiàng)目成本控制實(shí)例進(jìn)行了實(shí)證分析。本文主要研究內(nèi)容如下: (1)通過對(duì)我國商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制的現(xiàn)狀進(jìn)行詳細(xì)分析,揭示了商業(yè)地產(chǎn)項(xiàng)目成本控制在決策階段存在的問題(不確定因素多、不重視投資估算等)以及規(guī)劃設(shè)計(jì)階段存在問題(缺乏設(shè)計(jì)優(yōu)化、缺乏健全的成本控制規(guī)章制度等)。 (2)通過調(diào)查問卷和重點(diǎn)訪談,對(duì)初步確定的影響因素進(jìn)行詳細(xì)分析,根據(jù)“二八法則”,確定出商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制關(guān)鍵影響因素為建設(shè)方案、投資估算、融資方案、基礎(chǔ)數(shù)據(jù)預(yù)測、設(shè)計(jì)競爭水平、設(shè)計(jì)技術(shù)文件、設(shè)計(jì)控制標(biāo)準(zhǔn)以及設(shè)計(jì)方案。并運(yùn)用模糊綜合評(píng)價(jià)方法分析得出關(guān)鍵影響因素相結(jié)合對(duì)商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制綜合影響程度很大。 (3)針對(duì)我國商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制現(xiàn)狀及分析得出的關(guān)鍵影響因素,分別制定項(xiàng)目決策階段成本控制措施(充分的市場調(diào)查、了解相關(guān)行業(yè)的政策法規(guī)等)和規(guī)劃設(shè)計(jì)階段成本控制措施(實(shí)行設(shè)計(jì)招標(biāo)、把握關(guān)鍵環(huán)節(jié)管控等)。 (4)進(jìn)行了深圳灣科技生態(tài)城的實(shí)證分析,將理論應(yīng)用于實(shí)踐,完善并補(bǔ)充了商業(yè)地產(chǎn)項(xiàng)目標(biāo)前成本控制的研究。圖17幅,表19個(gè)參考文獻(xiàn)46篇。
[Abstract]:With the rapid economic development of our country, the commercial real estate industry has made great progress, its competition is becoming increasingly fierce, the profits of the developers are shrinking day by day, so it is necessary to ensure the commercial real estate projects to obtain good economic benefits. We must attach great importance to cost control and improve the level of cost control. This paper first analyzes the related concepts and theories of the cost control before the commercial real estate items are targeted, and through the statistical investigation, This paper summarizes the current situation of the cost control before the target of the commercial real estate item in China, and then discusses the key influencing factors of the cost control before the target of the commercial real estate item. Finally, according to the key factors of cost control, the corresponding cost control measures are taken, and the fuzzy comprehensive analysis is used to analyze the comprehensive influence of the key factors on the cost control of commercial real estate. An example of project cost control in Shenzhen Bay Science and Technology Ecological City is given. The main contents of this paper are as follows:. 1) through the detailed analysis of the current situation of the cost control before the target of commercial real estate item in our country, this paper reveals the problems of the cost control of the commercial real estate project in the decision-making stage (there are many uncertain factors). Not paying attention to investment estimation, etc., and problems in planning and design stage (lack of design optimization, lack of sound cost control rules and regulations, etc.). 2) through questionnaires and key interviews, the paper makes a detailed analysis of the factors that have been preliminarily determined. According to the "Rule of two or eight", the key influencing factors of cost control before the target of commercial real estate items are the construction scheme, the investment estimation, and the financing scheme. Basic data prediction, design competition level, design technical documents, The design control standard and design scheme are analyzed by using fuzzy comprehensive evaluation method. It is concluded that the combination of key influencing factors has a great influence on the cost control before the commercial real estate item target. (3) according to the current situation of cost control before the target of commercial real estate in China and the analysis of the key influencing factors, the measures of cost control in the stage of project decision are formulated separately (sufficient market investigation, Understand the policies and regulations of related industries and the cost control measures in the planning and design stage (implementation of design bidding, grasp key links of control and so on. This paper makes an empirical analysis of Shenzhen Bay Science and Technology Ecological City, applies the theory to practice, perfects and complements the research on the cost control before the target of commercial real estate items.
