【摘要】:在“新國八條”的調整背景下,房地產行業(yè)現在正處于暫時的低迷狀態(tài),整個行業(yè)發(fā)展的方向也撲朔迷離,因此,需要在這個關鍵時候,對企業(yè)的發(fā)展戰(zhàn)略進行重新的評估和制定新的適合當前宏觀背景的戰(zhàn)略。本文正是以JT投資置業(yè)公司為例,通過對JT公司的戰(zhàn)略制定,為類似JT公司的其他中小型房地產企業(yè)戰(zhàn)略制定上提供一個可控參考的實例。 文章在第一個部分闡述了本文的研究背景和研究意義,并提出了本文的主要研究框架。第二部分從理論方面總結了當前企業(yè)戰(zhàn)略研究的主要成果,也對本文采用的幾種戰(zhàn)略研究方法集中進行了回顧總結。從第三到第六部分,完整的呈現了JT公司的整個公司戰(zhàn)略制定過程、結果和戰(zhàn)略實施保障。具體來說,首先利用PEST模型,對公司所處的外部宏觀環(huán)境進行分析;再根據波特的五力模型對行業(yè)的競爭形勢有個總體的認識。通過對外部宏觀環(huán)境的分析,可以看出,雖然現在的房地產行業(yè)處于震蕩調控狀態(tài),但是房地產的剛性需求決定了房地產行業(yè)還有相當長一段時間的繁榮期。結合公司外部環(huán)境的分析,我們對公司所擁有的資源和核心能力進行客觀評價。在完成內外部環(huán)境分析的同時,文章對公司面臨的外部環(huán)境的機會和威脅,以及公司內部的優(yōu)勢和弱點進行了關鍵因素分析和評價,建立SWOT分析矩陣,列出可能的SO、ST、WO、WT四種發(fā)展戰(zhàn)略。根據公司現在的情況,我們認為JT公司應該采取成長戰(zhàn)略(SO戰(zhàn)略),利用自身內部優(yōu)勢抓住外部機會,實現跨越性發(fā)展。最后,文章指出了JT公司戰(zhàn)略實施所需要的必要保障措施,保障戰(zhàn)略的順利實現。
[Abstract]:In the "new country eight" adjustment background, the real estate industry is now in a temporary downturn, the direction of the entire industry is also uncertain, therefore, need at this critical time. The development strategy of the enterprise is re-evaluated and a new strategy suitable for the current macro background is formulated. This paper takes JT Investment and Real Estate Company as an example to formulate the strategy of JT Company. For JT similar to other small and medium-sized real estate enterprise strategy development to provide a controllable reference example. In the first part, the paper expounds the research background and significance of this paper, and puts forward the main research framework of this paper. The second part summarizes the main achievements of the current enterprise strategy research from the theoretical aspect. From the third to 6th parts, it presents the whole company strategy making process of JT Company. The results and the strategy implementation guarantee. Specifically, the PEST model is used to analyze the external macro environment of the company. According to Porter's five-force model, there is a general understanding of the competition situation of the industry. Through the analysis of the external macro environment, we can see that the real estate industry is in a state of adjustment and control. But the rigid demand of real estate determines that the real estate industry has a long period of prosperity. Combined with the analysis of the external environment of the company. We objectively evaluate the resources and core competencies of the company. While completing the analysis of the internal and external environment, the paper presents the opportunities and threats to the external environment faced by the company. And the internal strengths and weaknesses of the company were analyzed and evaluated, SWOT analysis matrix was established, and four possible development strategies were listed, according to the current situation of the company. We believe that JT company should adopt growth strategy so as to take advantage of its internal advantages to seize external opportunities to achieve leapfrog development. Finally. This paper points out the necessary safeguard measures for the implementation of JT's strategy and the smooth realization of the strategy.
