【摘要】:在“新國(guó)八條”的調(diào)整背景下,房地產(chǎn)行業(yè)現(xiàn)在正處于暫時(shí)的低迷狀態(tài),整個(gè)行業(yè)發(fā)展的方向也撲朔迷離,因此,需要在這個(gè)關(guān)鍵時(shí)候,對(duì)企業(yè)的發(fā)展戰(zhàn)略進(jìn)行重新的評(píng)估和制定新的適合當(dāng)前宏觀背景的戰(zhàn)略。本文正是以JT投資置業(yè)公司為例,通過(guò)對(duì)JT公司的戰(zhàn)略制定,為類似JT公司的其他中小型房地產(chǎn)企業(yè)戰(zhàn)略制定上提供一個(gè)可控參考的實(shí)例。 文章在第一個(gè)部分闡述了本文的研究背景和研究意義,并提出了本文的主要研究框架。第二部分從理論方面總結(jié)了當(dāng)前企業(yè)戰(zhàn)略研究的主要成果,也對(duì)本文采用的幾種戰(zhàn)略研究方法集中進(jìn)行了回顧總結(jié)。從第三到第六部分,完整的呈現(xiàn)了JT公司的整個(gè)公司戰(zhàn)略制定過(guò)程、結(jié)果和戰(zhàn)略實(shí)施保障。具體來(lái)說(shuō),首先利用PEST模型,對(duì)公司所處的外部宏觀環(huán)境進(jìn)行分析;再根據(jù)波特的五力模型對(duì)行業(yè)的競(jìng)爭(zhēng)形勢(shì)有個(gè)總體的認(rèn)識(shí)。通過(guò)對(duì)外部宏觀環(huán)境的分析,可以看出,雖然現(xiàn)在的房地產(chǎn)行業(yè)處于震蕩調(diào)控狀態(tài),但是房地產(chǎn)的剛性需求決定了房地產(chǎn)行業(yè)還有相當(dāng)長(zhǎng)一段時(shí)間的繁榮期。結(jié)合公司外部環(huán)境的分析,我們對(duì)公司所擁有的資源和核心能力進(jìn)行客觀評(píng)價(jià)。在完成內(nèi)外部環(huán)境分析的同時(shí),文章對(duì)公司面臨的外部環(huán)境的機(jī)會(huì)和威脅,以及公司內(nèi)部的優(yōu)勢(shì)和弱點(diǎn)進(jìn)行了關(guān)鍵因素分析和評(píng)價(jià),建立SWOT分析矩陣,列出可能的SO、ST、WO、WT四種發(fā)展戰(zhàn)略。根據(jù)公司現(xiàn)在的情況,我們認(rèn)為JT公司應(yīng)該采取成長(zhǎng)戰(zhàn)略(SO戰(zhàn)略),利用自身內(nèi)部?jī)?yōu)勢(shì)抓住外部機(jī)會(huì),實(shí)現(xiàn)跨越性發(fā)展。最后,文章指出了JT公司戰(zhàn)略實(shí)施所需要的必要保障措施,保障戰(zhàn)略的順利實(shí)現(xiàn)。
[Abstract]:In the "new country eight" adjustment background, the real estate industry is now in a temporary downturn, the direction of the entire industry is also uncertain, therefore, need at this critical time. The development strategy of the enterprise is re-evaluated and a new strategy suitable for the current macro background is formulated. This paper takes JT Investment and Real Estate Company as an example to formulate the strategy of JT Company. For JT similar to other small and medium-sized real estate enterprise strategy development to provide a controllable reference example. In the first part, the paper expounds the research background and significance of this paper, and puts forward the main research framework of this paper. The second part summarizes the main achievements of the current enterprise strategy research from the theoretical aspect. From the third to 6th parts, it presents the whole company strategy making process of JT Company. The results and the strategy implementation guarantee. Specifically, the PEST model is used to analyze the external macro environment of the company. According to Porter's five-force model, there is a general understanding of the competition situation of the industry. Through the analysis of the external macro environment, we can see that the real estate industry is in a state of adjustment and control. But the rigid demand of real estate determines that the real estate industry has a long period of prosperity. Combined with the analysis of the external environment of the company. We objectively evaluate the resources and core competencies of the company. While completing the analysis of the internal and external environment, the paper presents the opportunities and threats to the external environment faced by the company. And the internal strengths and weaknesses of the company were analyzed and evaluated, SWOT analysis matrix was established, and four possible development strategies were listed, according to the current situation of the company. We believe that JT company should adopt growth strategy so as to take advantage of its internal advantages to seize external opportunities to achieve leapfrog development. Finally. This paper points out the necessary safeguard measures for the implementation of JT's strategy and the smooth realization of the strategy.
