【摘要】:近十年來,我國經(jīng)濟總量不斷躍升,房地產(chǎn)業(yè)發(fā)展迅速,到目前為止已成為國民經(jīng)濟的一個支柱型產(chǎn)業(yè),黨的十八大報告提出堅持走中國特色的新型城鎮(zhèn)化道路,打造城鄉(xiāng)統(tǒng)籌一體、產(chǎn)業(yè)互動、節(jié)約集約、生態(tài)宜居、和諧發(fā)展的新型城鎮(zhèn),房地產(chǎn)業(yè)迎來了新的發(fā)展機遇。但隨著2013年國五條的出臺,房地產(chǎn)市場調(diào)控力度逐漸加強,加劇了房地產(chǎn)企業(yè)兼并重組,大多數(shù)中小房地產(chǎn)企業(yè)都存在著管理差、競爭力弱、抗風險能力低等問題,如不及時解決,就會隨時被市場所淘汰。 項目管理的理論方法在房地產(chǎn)行業(yè)的實施、應用,為房地產(chǎn)企業(yè)的持續(xù)健康發(fā)展奠起到了關鍵性的作用,開發(fā)項目的前期市場調(diào)研、可行性研究、論證與評估、規(guī)劃設計,中期的項目組織管理、進度管理、成本管理、質(zhì)量管理、采購管理,后期的項目后評價以及貫穿始終的項目風險管理等,都需要通過項目管理的先進理念,應用到房地產(chǎn)項目的全過程管理實踐當中建造出優(yōu)秀的產(chǎn)品來實現(xiàn)。 上海三盛宏業(yè)集團為全國房地產(chǎn)五十強企業(yè),主要投資業(yè)務為房地產(chǎn)、海洋運輸、生物科技等。房地產(chǎn)業(yè)是三盛宏業(yè)的主要產(chǎn)業(yè)之一,集團在快速發(fā)展過程中遇到一些困難和波折,阻礙集團繼續(xù)向前發(fā)展。本文通過對其房地產(chǎn)子公司沈陽景盛房地產(chǎn)有限公司頤景藍灣項目的研究分析,發(fā)現(xiàn)該項目在管理中存在的一定問題,針對這些問題,結(jié)合公司的實際情況,優(yōu)化該項目管理模式,借以提高房地產(chǎn)企業(yè)的項目管理水平,是本文研究的目的。 本文的研究分為五個部分:第一部分為緒論,主要闡述了研究的背景、意義、主要思路。第二部分是文獻綜述,通過對國內(nèi)外項目管理理論的現(xiàn)狀及發(fā)展趨勢的引用和重新疏理,有針對性的提出房地產(chǎn)項目管理理論依據(jù)。第三部分是正文部分,對沈陽頤景藍灣項目背景現(xiàn)狀進行了詳細的描述,提出了項目中存在的問題。第四部分是項目管理體系優(yōu)化部分,從進度控制、成本控制、組織管理等角度進行了分析,建立新的項目管理體系。第五部分是結(jié)論建議部分,主要是針對分析的問題提出合理化建議。
[Abstract]:In the past ten years, China's economy increased continuously, the rapid development of real estate industry, so far has become a pillar industry of the national economy, the eighteen Party Congress put forward the new urbanization road adhere to the Chinese characteristics, build urban and rural development, industry interaction, intensive conservation, ecological livable, new town the harmonious development of the real estate industry ushered in a new development opportunity. But in 2013 with the introduction of five countries, efforts to control the real estate market is gradually strengthened, exacerbated by the real estate enterprise merger and reorganization, the majority of small and medium-sized real estate enterprises are in poor management, weak competitiveness, low anti risk ability, if not resolved in a timely manner at any time, will be eliminated by the market.
The implementation of project management theory in the real estate industry application, a key role for the real estate enterprises' healthy development, research and development of the early stages of the project market research, feasibility demonstration and evaluation, planning and design, project management, medium-term schedule management, cost management, quality management, procurement the late management, post project evaluation and project risk management has always been throughout, are required by the advanced concept of project management, whole process management applied to the practice of real estate projects in the construction of excellent products to achieve.
Shanghai three motorcycle industry group for the national real estate fifty strong enterprises, the main business for the real estate investment, marine transportation, biological science and technology. The real estate industry is one of the major industries of three motorcycle industry, the group encountered some difficulties and setbacks in the process of rapid development, hindering the group to move forward. Based on the analysis of its real estate subsidiary of Shenyang Jing Sheng Real Estate Co. Ltd. Yee Island project, found some problems existing in the management of the project, to solve these problems, combined with the company's actual situation, optimize the project management mode, borrow in order to improve the real estate enterprise project management level, is the purpose of this study.
This study is divided into five parts: the first part is the introduction, mainly elaborated the research background, significance, main ideas. The second part is the literature review, the current situation and development trend of domestic and international project management theory reference and combing, puts forward the theoretical basis of the real estate project management. In the third part is the main part, the status quo of Shenyang Yee King Island project background are described in detail, put forward the question existing in the project. The fourth part is the optimization of project management system, control the cost from the organization management, schedule control, etc. are analyzed, a new project management system. The fifth part is the conclusions and recommendations. Is mainly aimed at the analysis of the problem and put forward reasonable suggestions.
