【摘要】:近幾年來我國的房地產(chǎn)發(fā)展較為迅速,呈現(xiàn)出了越來越猛的勢頭。同一地區(qū)內(nèi)的房地產(chǎn)供求競爭也越來越激烈,產(chǎn)品的同質(zhì)化以及消費(fèi)者的個(gè)性化需求致使越來越多的消費(fèi)者將競爭的焦點(diǎn)集中在了價(jià)格方面,如何為融圣錦苑項(xiàng)目確定一個(gè)最優(yōu)的價(jià)格競爭策略,不僅僅是圣德房地產(chǎn)開發(fā)公司關(guān)注的問題,更是所有房產(chǎn)開發(fā)商所共同關(guān)心的話題。同時(shí)房地產(chǎn)作為一類特殊的商品,其定價(jià)研究也被企業(yè)界和學(xué)術(shù)界爭相熱議,因此對(duì)這個(gè)問題的研究具有非常重要的意義。 本文正是在此背景下,以新疆奎屯市融圣錦苑項(xiàng)目為研究對(duì)象,主要采用了定量和定性分析、規(guī)范和實(shí)證分析、理論結(jié)合實(shí)際等方法對(duì)樓盤的定價(jià)策略進(jìn)行了探討。文章首先就房地產(chǎn)定價(jià)的研究背景和意義做了簡單闡述,接著介紹了有關(guān)房地產(chǎn)定價(jià)的相關(guān)理論和方法,第三部分主要針對(duì)該公司的一些現(xiàn)狀以及該項(xiàng)目的一些基本情況做了闡述,在此基礎(chǔ)上,第四部分對(duì)所研究的融圣錦苑項(xiàng)目進(jìn)行了有關(guān)市場環(huán)境方面的分析,通過swot分析找到該項(xiàng)目的優(yōu)勢、劣勢、機(jī)會(huì)和威脅等,然后是從營銷管理的角度出發(fā),在進(jìn)行了大量測算和論證的基礎(chǔ)上,選擇并通過采用市場比較法定價(jià)技術(shù),提出了融圣錦苑項(xiàng)目商品房的價(jià)格競爭策略,包括價(jià)格的設(shè)計(jì)、實(shí)施和修正調(diào)整;最后對(duì)定價(jià)策略的實(shí)施提出了相關(guān)建議。同時(shí),該策略對(duì)今后公司開發(fā)的其它項(xiàng)目具有普遍實(shí)用和指導(dǎo)意義。
[Abstract]:China's real estate development is rapid in recent years, showing a more fierce momentum. The competition in the real estate supply and demand in the same area is becoming more and more fierce, the focus of the homogenization of the product and the consumer demand for personalized led to more and more consumers will focus on price competition, how to determine the price competition an optimal strategy for the project is not only financial Jinyuan, Teresa real estate development company concern, is the common concern of all real estate developers topic. At the same time the real estate as a special commodity, its price is also the research in industry and academia to hot, so the research on this issue it has very important significance.
Under this background, the Xinjiang Kuitun financial St. Jinyuan project as the research object, mainly adopts qualitative analysis and quantitative analysis, normative and empirical analysis, combining theory with practice and other methods of real estate pricing strategy is discussed. Firstly, the real estate pricing research background and significance are introduced simply, then introduce the relevant theory and method of real estate pricing, the third part mainly according to the status of the company and some of the basic situation of the project has been discussed, on this basis, the fourth part analyses the market environment of financial project research st Jinyuan, through the SWOT analysis to find the advantages of the project, disadvantage and the opportunities and threats, and then starting from the perspective of marketing management, based on the massive calculation and demonstration, selection and using the market price of the legal technology. A saint Jinyuan commercial housing projects the price competition strategy, including the price of the design, implementation and adjustment; finally put forward relevant suggestions on the implementation of the pricing strategy. At the same time, the strategy for the other items of the corporation has practical and guiding significance.
