【摘要】:隨著國(guó)家對(duì)房地產(chǎn)市場(chǎng)的調(diào)控,投資和投機(jī)行為在房地產(chǎn)行業(yè)中已經(jīng)大為減少,房地產(chǎn)市場(chǎng)完全屬于賣方市場(chǎng)的情形已經(jīng)較難重現(xiàn),開發(fā)商需要充分考慮市場(chǎng)因素,制定出合理的價(jià)格,以更好地銷售房源。在這樣的經(jīng)濟(jì)環(huán)境下研究商品住宅價(jià)格決策的意義主要體現(xiàn)在提高企業(yè)的競(jìng)爭(zhēng)力,樹立品牌形象;為消費(fèi)者購(gòu)房提供借鑒,增強(qiáng)其行為理性,并促進(jìn)我國(guó)房地產(chǎn)市場(chǎng)的規(guī)范與健康發(fā)展。同時(shí),從根本上改變部分房地產(chǎn)開發(fā)公司成本定價(jià)、人為定價(jià)的現(xiàn)狀,解決在定價(jià)過(guò)程中存在的隨意性、盲目性和滯后性,對(duì)提高產(chǎn)品市場(chǎng)占有率有著重要意義。 本文主要圍繞基于博弈論的房地產(chǎn)定價(jià)策略展開,共分為六章。首先對(duì)相關(guān)國(guó)內(nèi)外研究現(xiàn)狀進(jìn)行了分析和總結(jié),并在博弈論、房地產(chǎn)定價(jià)論述相關(guān)理論基礎(chǔ)上,對(duì)房地產(chǎn)定價(jià)中的相關(guān)博弈方之間的關(guān)系與博弈過(guò)程進(jìn)行了研究,同時(shí),對(duì)房地產(chǎn)價(jià)格形成的影響因素進(jìn)行了分析,包括個(gè)別因素、區(qū)域因素和一般因素。并對(duì)房地產(chǎn)市場(chǎng)定價(jià)的博弈過(guò)程進(jìn)行了分析,房地產(chǎn)定價(jià)的過(guò)程是復(fù)雜的,政府部門的決策、競(jìng)爭(zhēng)者之間的對(duì)策以及消費(fèi)者的購(gòu)買心理都是決定價(jià)格的主要因素。各參與者的共同參與,,在各個(gè)環(huán)節(jié)形成了房地產(chǎn)定價(jià)的博弈過(guò)程。通過(guò)上述分析,本文以位于某市的御景灣項(xiàng)目作為案例進(jìn)行實(shí)證分析,制定出相應(yīng)的價(jià)格,并提出了保障該價(jià)格得以落實(shí)的相關(guān)策略。
[Abstract]:With the state regulation of the real estate market, investment and speculation in the real estate industry has been greatly reduced, the real estate market is a seller's market situation has been difficult to reproduce, developers need to fully consider the factors of market, develop a reasonable price, in order to better sales listings. Research on the price of commercial housing in this decision the economic environment is mainly reflected in the significance to improve the competitiveness of enterprises, establish a brand image; to provide reference for consumers, enhance their rational behavior, and promote China's real estate market norms and healthy development. At the same time, to fundamentally change the part of the real estate development company cost pricing, pricing for the status quo, solve the problems in pricing in the process of randomness, blindness and lag, to improve the market share of products has important significance.
This paper mainly focuses on the real estate pricing strategy based on game theory, is divided into six chapters. The current status of research at home and abroad were analyzed and summarized, and in game theory, discusses the related theory basis of real estate pricing, the relationship and the game process between the game related real estate pricing in the studied at the same time, and the influence factors on the formation of real estate prices are analyzed, including individual factors, regional factors and general factors. And the game process of the real estate market pricing is analyzed, the process of real estate pricing is complicated by the decision of the government, countermeasures between competitors and the purchase of consumer psychology is the main in determining the price. The joint participation of all participants, the game process of the real estate price formation in all aspects. Through the above analysis, this paper in the Bayview project is located in the city as a case An example is made to make an empirical analysis, the corresponding price is formulated, and the relevant strategies to ensure the implementation of the price are put forward.
