【摘要】:自從上世紀(jì)末我國(guó)住房制度改革以來(lái),我國(guó)的房地產(chǎn)市場(chǎng)不斷壯大,同時(shí)也促使了個(gè)人住房貸款項(xiàng)目的快速發(fā)展。銀行應(yīng)當(dāng)主動(dòng)加強(qiáng)對(duì)于個(gè)人住房貸款項(xiàng)目的風(fēng)險(xiǎn)管理,能夠做到提前識(shí)別風(fēng)險(xiǎn),,并在風(fēng)險(xiǎn)來(lái)臨前對(duì)其進(jìn)行有效的規(guī)避。對(duì)銀行個(gè)人住房貸款項(xiàng)目的風(fēng)險(xiǎn)管理效果進(jìn)行評(píng)價(jià),有助于銀行認(rèn)識(shí)到自身管理的問(wèn)題所在,并對(duì)管理做出改進(jìn),從而使銀行的整體運(yùn)營(yíng)健康發(fā)展下去。 本文根據(jù)我國(guó)個(gè)人住房貸款的整體情況,系統(tǒng)的介紹了個(gè)人住房貸款項(xiàng)目及其風(fēng)險(xiǎn)的概念,并對(duì)個(gè)人住房貸款項(xiàng)目的風(fēng)險(xiǎn)進(jìn)行了分類。在對(duì)個(gè)人住房貸款項(xiàng)目風(fēng)險(xiǎn)產(chǎn)生原因的分析基礎(chǔ)上,對(duì)個(gè)人住房貸款項(xiàng)目的風(fēng)險(xiǎn)管理流程進(jìn)行了概括。同時(shí),根據(jù)被評(píng)價(jià)對(duì)象和各個(gè)評(píng)價(jià)方法的特點(diǎn),選取了層次—模糊綜合評(píng)價(jià)模型對(duì)農(nóng)行保定分行個(gè)人住房貸款項(xiàng)目風(fēng)險(xiǎn)管理效果進(jìn)行了評(píng)價(jià)。針對(duì)農(nóng)行保定分行的經(jīng)營(yíng)現(xiàn)狀,以及該行在個(gè)人住房貸款項(xiàng)目風(fēng)險(xiǎn)管理的現(xiàn)狀,建立了一個(gè)二級(jí)評(píng)價(jià)指標(biāo)體系,并對(duì)各個(gè)指標(biāo)進(jìn)行了詳細(xì)的解釋說(shuō)明。然后采用層次分析法確定了各個(gè)指標(biāo)的權(quán)重,最后用模糊綜合評(píng)價(jià)的方法對(duì)農(nóng)行保定分行個(gè)人住房貸款項(xiàng)目的風(fēng)險(xiǎn)管理效果進(jìn)行了評(píng)價(jià)。結(jié)果表明農(nóng)行保定分行個(gè)人住房貸款項(xiàng)目風(fēng)險(xiǎn)管理效果隸屬于良和中的程度比較大,可以認(rèn)為農(nóng)行保定分行個(gè)人住房貸款項(xiàng)目風(fēng)險(xiǎn)管理效果屬于中等偏上水平。最后對(duì)農(nóng)行保定分行在今后個(gè)人住房貸款項(xiàng)目的風(fēng)險(xiǎn)管理上提出了兩點(diǎn)建議,為銀行的管理者提供一定的參考。
[Abstract]:Since the reform of housing system at the end of last century, the real estate market of our country has been growing. At the same time, it also promotes the rapid development of individual housing loan projects. Banks should take the initiative to strengthen the risk management of individual housing loan projects, so as to identify the risks ahead of time. To evaluate the risk management effect of individual housing loan project is helpful for banks to realize the problems of their own management and improve the management. Thus make the whole operation of the bank develop healthily. According to the overall situation of personal housing loan in China, this paper systematically introduces the concept of personal housing loan project and its risk. On the basis of the analysis of the causes of individual housing loan project risk, the risk management process of individual housing loan project is summarized. At the same time. According to the object to be evaluated and the characteristics of each evaluation method. The hierarchical fuzzy comprehensive evaluation model is selected to evaluate the risk management effect of individual housing loan project of Agricultural Bank of China (ABC) Baoding Branch, aiming at the current management situation of Agricultural Bank of China (ABC) Baoding Branch. And the bank in the personal housing loan project risk management status, the establishment of a secondary evaluation index system. Then the weight of each index is determined by analytic hierarchy process (AHP). Finally, the risk management effect of individual housing loan project in Baoding Branch of Agricultural Bank of China was evaluated by fuzzy comprehensive evaluation method. The result shows that the risk management effect of individual housing loan project in Baoding Branch of Agricultural Bank of China is subordinate to Lianghe Zhongzhong. To a greater extent. It can be considered that Agricultural Bank of China Baoding Branch personal housing loan project risk management results belong to the upper level. Finally, the Agricultural Bank of China Baoding Branch in the future personal housing loan project risk management put forward two suggestions. To provide a certain reference for bank managers.
