【摘要】:本文在深入剖析唐山鳳凰新城項(xiàng)目投資風(fēng)險(xiǎn)的基礎(chǔ)上,基于投資決策、前期準(zhǔn)備、項(xiàng)目建設(shè)和租售管理四個(gè)維度構(gòu)建了唐山鳳凰新城項(xiàng)目投資風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系與模型,最后驗(yàn)證了風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系與評(píng)價(jià)模型的合理性,并提出了降低該項(xiàng)目投資風(fēng)險(xiǎn)的對(duì)策建議。針對(duì)課題的特點(diǎn),采用了文獻(xiàn)分析法、問(wèn)卷分析法、企業(yè)訪談法與實(shí)證分析方法等。 首先,文章介紹了房地產(chǎn)投資風(fēng)險(xiǎn)的概念、進(jìn)行風(fēng)險(xiǎn)評(píng)價(jià)的目的、意義等內(nèi)容,深入探討了風(fēng)險(xiǎn)評(píng)價(jià)對(duì)房地產(chǎn)公司發(fā)展的意義與價(jià)值,同時(shí)系統(tǒng)回顧了國(guó)內(nèi)外相關(guān)研究進(jìn)展,為本文后續(xù)研究奠定了堅(jiān)實(shí)的理論基礎(chǔ)。 其次,詳細(xì)介紹了唐山鳳凰新城項(xiàng)目的基本情況,概述了項(xiàng)目的總體規(guī)劃、項(xiàng)目建設(shè)的主要內(nèi)容等,詳細(xì)闡述了項(xiàng)目的總投資情況、營(yíng)業(yè)收入、營(yíng)業(yè)稅金及附加估算、總成本費(fèi)用、利潤(rùn)估算及分配、財(cái)務(wù)盈利能力等,并基于投資決策、前期準(zhǔn)備、項(xiàng)目建設(shè)和租售管理四個(gè)維度剖析了唐山鳳凰新城項(xiàng)目投資風(fēng)險(xiǎn)的影響因素。 再次,構(gòu)建了唐山鳳凰新城風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系及評(píng)價(jià)模型。采用問(wèn)卷調(diào)查法和專家深度訪談法,按照房地產(chǎn)開發(fā)建設(shè)過(guò)程構(gòu)建了房地產(chǎn)投資項(xiàng)目風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系;提出了確定唐山鳳凰新城項(xiàng)目投資風(fēng)險(xiǎn)評(píng)價(jià)的權(quán)重確定方法,并構(gòu)建了唐山鳳凰新城項(xiàng)目投資風(fēng)險(xiǎn)評(píng)價(jià)的多級(jí)模糊綜合評(píng)判模型。 最后,在對(duì)調(diào)查問(wèn)卷收集與整理的基礎(chǔ)上,運(yùn)用層次分析法計(jì)算各個(gè)評(píng)價(jià)指標(biāo)的權(quán)重,采用多層次模糊綜合風(fēng)險(xiǎn)評(píng)價(jià)方法評(píng)價(jià)該項(xiàng)目,,結(jié)果表明該項(xiàng)目處于一般風(fēng)險(xiǎn)等級(jí),驗(yàn)證了本文提出的風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系與評(píng)價(jià)模型的合理性,最后提出了降低該項(xiàng)目投資風(fēng)險(xiǎn)的對(duì)策建議。
[Abstract]:Based on in-depth analysis of the investment risk of Tangshan Phoenix Metro project, based on the investment decision-making, preparation, the four dimensions of project construction and rental management construction of Tangshan Phoenix Metro project investment risk evaluation index system and model, and finally verify the rationality of risk evaluation index system and evaluation model, and puts forward some countermeasures to reduce the risk of investment this project. According to the characteristics of the subject, using the literature analysis method, questionnaire method, interview method and empirical analysis method of enterprise.
First of all, this paper introduces the concept of real estate investment risk, the risk assessment of the purpose, significance of the content, discusses the significance and value of the risk assessment of the Real Estate Company's development, and systematically reviews the related research progress at home and abroad, has laid a solid theoretical foundation for the follow-up study.
Secondly, introduces the basic situation of Tangshan Phoenix Metro project, the overall planning of the project construction project are summarized, such as the main content, elaborated the total project investment, operating income, business taxes and surcharges estimates, the total cost, profit estimation and distribution, financial profitability, and based on the investment decision the preparation, influencing factors, four dimensions of project construction and rental management analysis of Tangshan Phoenix Metro project investment risk.
Again, the Tangshan Phoenix Metro construction risk evaluation index system and evaluation model. By using the method of questionnaire investigation and expert interview, in accordance with the process of real estate development and construction to build a real estate investment project risk evaluation index system; put forward the method of determining weights of Tangshan Phoenix Metro project investment risk evaluation, multilevel fuzzy comprehensive evaluation model and construct the Tangshan Phoenix Metro project investment risk evaluation.
Finally, based on collecting and sorting of the questionnaire, using the weights of each evaluation index AHP, using multi-level fuzzy comprehensive evaluation method for risk evaluation of the project, the results show that the project is in the general level of risk, to verify the rationality of the proposed risk evaluation index system and evaluation model, finally puts forward some countermeasures suggestions to reduce the investment risk of the project.
