【摘要】:近年來(lái),淄博市房地產(chǎn)市場(chǎng)在需求持續(xù)旺盛的引導(dǎo)下,繼續(xù)保持著快速、平穩(wěn)、理性的發(fā)展,供求總量基本均衡,供求結(jié)構(gòu)基本合理,房地產(chǎn)價(jià)格基本平穩(wěn)。與此同時(shí),與住宅需求的持續(xù)增長(zhǎng)不同,淄博市住宅新增供給明顯下降。在此背景下,為了及時(shí)抓住市場(chǎng)機(jī)會(huì),提升公司自身的市場(chǎng)競(jìng)爭(zhēng)力,淄博市鑫盛房地產(chǎn)開發(fā)有限公司在成功開發(fā)一期建設(shè)項(xiàng)目的基礎(chǔ)上,提出了城市花園二期建設(shè)項(xiàng)目。該項(xiàng)目的建設(shè)不僅可以增加淄博市住宅市場(chǎng)的有效供給,緩解供求壓力,而且也有利于項(xiàng)目實(shí)施單位充分利用市場(chǎng)機(jī)遇,提升自身競(jìng)爭(zhēng)力,獲得良好的經(jīng)濟(jì)效益。 本文將項(xiàng)目經(jīng)濟(jì)效益評(píng)價(jià)的相關(guān)理論與淄博市城市花園二期建設(shè)項(xiàng)目實(shí)際密切結(jié)合,采用市場(chǎng)調(diào)查法、定性分析與定量分析相結(jié)合等方法,對(duì)本項(xiàng)目進(jìn)行了深入的經(jīng)濟(jì)效益評(píng)價(jià)研究,主要內(nèi)容安排具體如下: 第一部分為引言,簡(jiǎn)要介紹了本文的研究背景及意義,國(guó)內(nèi)外研究現(xiàn)狀、研究?jī)?nèi)容與結(jié)構(gòu)、研究思路與方法等; 第二部分為相關(guān)理論概述,詳細(xì)介紹了目前項(xiàng)目經(jīng)濟(jì)效益評(píng)價(jià)的理論體系; 第三部分為淄博市城市花園二期建設(shè)項(xiàng)目概況及數(shù)據(jù)估算,主要是在對(duì)該項(xiàng)目進(jìn)行總體介紹的基礎(chǔ)上,詳細(xì)估算了本文研究所需要的相關(guān)數(shù)據(jù); 第四部分為淄博市城市花園二期建設(shè)項(xiàng)目經(jīng)濟(jì)效益指標(biāo)分析,主要是通過(guò)一系列動(dòng)態(tài)及靜態(tài)經(jīng)濟(jì)效益指標(biāo)的選取與計(jì)算分析,深入研究了該項(xiàng)目的動(dòng)態(tài)及靜態(tài)盈利能力; 第五部分為淄博市城市花園二期建設(shè)項(xiàng)目不確定性及風(fēng)險(xiǎn)分析,主要通過(guò)研究項(xiàng)目盈虧平衡、敏感性等度量和預(yù)測(cè)該項(xiàng)目的風(fēng)險(xiǎn)狀況,并分析了該項(xiàng)目所面臨的主要風(fēng)險(xiǎn),進(jìn)一步提出了應(yīng)對(duì)風(fēng)險(xiǎn)的建議和對(duì)策; 第六部分為提高淄博市城市花園二期建設(shè)項(xiàng)目經(jīng)濟(jì)效益的策略建議,主要是針對(duì)如何進(jìn)一步提高本項(xiàng)目的經(jīng)濟(jì)效益水平,從市場(chǎng)拓展、成本控制及風(fēng)險(xiǎn)管理等方面,提出了相應(yīng)的策略建議; 第七部分為結(jié)論與展望,主要是總結(jié)全文,得出結(jié)論,并就該領(lǐng)域的未來(lái)研究做出展望。 本文研究堅(jiān)持了理論分析與實(shí)證分析的密切結(jié)合,研究思路清晰,框架結(jié)構(gòu)合理,能夠?yàn)榻窈箢愃频难芯刻峁﹨⒖己徒梃b。同時(shí),本文的研究具有一定的預(yù)見(jiàn)性和針對(duì)性,不僅有利于本項(xiàng)目建設(shè)的科學(xué)決策,而且也有利于為項(xiàng)目建成后的經(jīng)營(yíng)管理提供科學(xué)依據(jù)。
[Abstract]:In recent years , under the guidance of the constant demand of the real estate market , the real estate market continues to maintain the rapid , stable and rational development , the total quantity of supply and demand is basically balanced , the supply and demand structure is basically reasonable , and the real estate price is basically stable . At the same time , in order to seize the opportunity of the market in time , improve the market competitiveness of the company itself , the construction of the project can not only increase the effective supply of the residential market in the city , relieve the supply and demand pressure , but also benefit the project implementation unit to take full advantage of the market opportunity , improve its competitiveness and obtain good economic benefit . In this paper , the relevant theories of the project economic benefit evaluation are closely combined with the actual close combination of the two phase construction projects of the city garden in the city of zibo city , and the market investigation method , qualitative analysis and quantitative analysis are adopted to carry out an in - depth economic benefit evaluation study of the project , and the main content arrangement is as follows : The first part is preface , briefly introduces the research background and significance of this paper , the research situation , research content and structure , research thinking and method at home and abroad ; The second part provides an overview of the relevant theories , and introduces the theoretical system of the current project economic benefit evaluation . The third part is the general survey and data estimation of the second phase of the city garden , mainly on the basis of the general introduction of the project , and the relevant data needed by the research institute is estimated in detail ; The fourth part is divided into the analysis of the economic benefit index of the second stage construction project of the city garden , mainly through the selection and calculation analysis of a series of dynamic and static economic benefits indexes , in - depth study on the dynamic and static profitability of the project ; The fifth part is the uncertainty and risk analysis of the second - stage construction project of the city garden , mainly through the research of the project ' s profit - loss balance , the sensitivity and the like , and forecasts the risk situation of the project , and analyzes the main risks faced by the project , and further puts forward the suggestions and countermeasures to deal with the risk ; The sixth part is divided into the policy suggestion to improve the economic benefit of the second stage construction project of the city garden in zibo city , and puts forward the corresponding strategy suggestions on how to further improve the economic benefit level of the project , from the aspects of market expansion , cost control and risk management . The seventh part is the conclusion and prospect , which is the conclusion and prospects for future research in the field . The research of this paper has adhered to the close combination of theoretical analysis and positive analysis , the research is clear , the frame structure is reasonable , can provide reference and reference for the similar research in the future . At the same time , the research of this paper has certain foresight and pertinence , not only to the scientific decision - making of the construction of the project , but also to provide scientific basis for the management and management of the project .
