【摘要】:我國房地產(chǎn)業(yè)經(jīng)過三十年的發(fā)展,在經(jīng)濟(jì)發(fā)展中的作用越來越大,房地產(chǎn)業(yè)投資占我國GDP的比重已達(dá)到20%。但隨著我國房地產(chǎn)業(yè)的發(fā)展,房價不斷抬高,房地產(chǎn)業(yè)泡沫明顯,,2003年開始國家對房地產(chǎn)行業(yè)進(jìn)行調(diào)控,不斷出臺一系列政策,銀行信貸政策不斷縮緊,特別針對房地產(chǎn)業(yè)融資的緊縮政策越來越多,使得開發(fā)商融資的壓力越來越大。中小房地產(chǎn)企業(yè)融資的問題更為突出,既有內(nèi)部自身的原因,也有外部的原因,內(nèi)部原因包括管理不善、盲目融資,外部則由于融資門檻較高導(dǎo)致房地產(chǎn)企業(yè)融資困難,需要開拓其他的融資渠道。因此,研究中小房地產(chǎn)企業(yè)融資對房地產(chǎn)行業(yè)的發(fā)展不僅具有理論意義,而且具有現(xiàn)實(shí)意義。目前我國基本上都是針對房地產(chǎn)行業(yè)融資進(jìn)行研究,具體針對某一個房地產(chǎn)公司的研究則比較少。本文以JY房地產(chǎn)公司為一個案,角度較新。 本文主要從三方面來論述JY房地產(chǎn)公司融資的問題:首先通過資料的查閱了解目前中小房地產(chǎn)行業(yè)融資的國內(nèi)外現(xiàn)狀。其次對JY房地產(chǎn)公司的融資概況進(jìn)行闡述,采集JY房地產(chǎn)公司從成立以來的財(cái)務(wù)數(shù)據(jù),并對其進(jìn)行分析,找出JY房地產(chǎn)公司融資中存在的問題及其原因,最后對JY房地產(chǎn)公司融資提出對策及個人對中小房地產(chǎn)業(yè)融資的一些建議。
[Abstract]:China's real estate industry has played a more and more important role in the economic development after three decades of development. The proportion of real estate investment in China's GDP has reached 20 percent, but with the development of China's real estate industry. Housing prices are rising, the real estate bubble is obvious, in 2003, the state began to regulate the real estate industry, constantly issued a series of policies, bank credit policies continue to tighten. Especially for the real estate financing tightening policy more and more, making developers more and more pressure to finance. The financing problem of small and medium-sized real estate enterprises is more prominent, both internal and external reasons. Internal reasons include poor management, blind financing, and external financing because of the high threshold of real estate financing difficulties, need to explore other financing channels. Research on the financing of small and medium-sized real estate enterprises is not only of theoretical significance but also of practical significance to the development of the real estate industry. This paper takes JY real estate company as a case, the angle is relatively new. This paper mainly discusses the financing of JY real estate company from three aspects:. First of all, through the reference of information to understand the current domestic and foreign status of small and medium-sized real estate financing. Secondly, JY real estate company financing overview is described. Collect the financial data of JY real estate company since its establishment, and analyze it, find out the problems and reasons in JY real estate company financing. Finally, the author puts forward some countermeasures to JY real estate company and some suggestions on the financing of small and medium real estate industry.
