房地產企業(yè)項目群風險信息協(xié)同管理研究

【摘要】:伴隨著我國經濟的快速發(fā)展和經濟結構調整,房地產行業(yè)在國家經濟體系中扮演著越來越重要的角色,成為拉動國民經濟發(fā)展的支柱產業(yè)。房地產業(yè)作為典型的項目驅動型產業(yè),,房地產企業(yè)必然會面對多個項目同時運作的情況。因此,項目群管理模式在房地產領域中的應用越來越廣泛。在項目群風險管理理論探索和實踐過程中,存在項目群內溝通不順暢、項目群資源配置不合理、項目群內信息不共享等問題,如何處理好項目群層次風險成為房地產項目群風險監(jiān)控與防范的關鍵。 本文運用項目群管理、風險管理與信息協(xié)同管理的相關理論,以當前我國房地產企業(yè)項目群風險管理中存在的層次風險問題為切入點,對項目群風險信息協(xié)同管理進行深入探討。對項目群風險信息協(xié)同管理研究的理論基礎進行了綜述,包括房地產項目群管理、房地產項目群風險管理、信息協(xié)同管理等;對項目群風險進行識別,構建項目群風險層次分析模型;提出在現(xiàn)階段我國房地產項目群風險管理的解決辦法——信息協(xié)同管理,為房地產項目群進行組織集成、過程集成、目標集成提供基礎;選擇Primavera P6EPPM軟件作為實現(xiàn)項目群信息協(xié)同管理的工具;以A房地產公司的項目群為例,從項目群風險識別與評價階段中發(fā)現(xiàn)問題,應用Primavera P6EPPM軟件實現(xiàn)項目群的信息協(xié)同化管理,將信息協(xié)同管理與項目群各參與方、項目群實施階段、項目群管理目標緊密結合,實現(xiàn)項目群整體管理要素協(xié)同和優(yōu)化,做到項目群功能最優(yōu)化。
[Abstract]:With the rapid development of economy and the adjustment of economic structure, the real estate industry plays a more and more important role in the national economic system, and becomes the pillar industry to stimulate the development of the national economy. As a typical project-driven industry, real estate enterprises are bound to face the situation of multiple projects operating simultaneously. Therefore, project group management mode in the field of real estate is more and more widely used. In the course of exploration and practice of project group risk management theory, there are some problems such as unsmooth communication within project group, unreasonable allocation of project group resources, non-sharing of information within project group, etc. How to deal with the risk of project group is the key to monitor and prevent the risk of real estate project group. Based on the theories of project group management, risk management and information cooperative management, this paper focuses on the existing level risk problems in the project group risk management of real estate enterprises in China. The collaborative management of project group risk information is deeply discussed. This paper summarizes the theoretical basis of research on cooperative management of project group risk information, including real estate project group management, real estate project group risk management, information cooperative management, etc. This paper constructs the project cluster risk hierarchy analysis model, and puts forward the solution of the real estate project group risk management in our country at the present stage-information cooperative management, which provides the foundation for the real estate project group organization integration, process integration and target integration. This paper selects Primavera P6EPPM software as the tool to realize the cooperative management of project group information, taking the project group of A real estate company as an example, finds out the problems in the stage of risk identification and evaluation of the project group, and applies Primavera P6EPPM software to realize the cooperative information management of the project group. The information cooperative management is closely combined with the project group participants, the project group implementation stage, and the project group management objectives to achieve the coordination and optimization of the overall management elements of the project group, so as to optimize the function of the project group.
