保定市匯博廣場(chǎng)項(xiàng)目定位及規(guī)劃研究

【摘要】:在保定城市化進(jìn)程的基礎(chǔ)上,京津冀一體化政策的逐步推進(jìn)給保定的商業(yè)地產(chǎn)市場(chǎng)帶來(lái)了新的發(fā)展機(jī)遇。保定匯博廣場(chǎng)項(xiàng)目所處的高開區(qū)未來(lái)將建設(shè)成為區(qū)域產(chǎn)業(yè)轉(zhuǎn)型發(fā)展的孵化器、創(chuàng)新驅(qū)動(dòng)發(fā)展的示范區(qū)、高新技術(shù)人才的聚集區(qū)和低碳文明生態(tài)的新城區(qū),深受政府和高新企業(yè)關(guān)注,擁有巨大發(fā)展?jié)摿Α?本文以保定匯博廣場(chǎng)項(xiàng)目為案例,結(jié)合實(shí)際情況對(duì)項(xiàng)目的整體及各個(gè)部分進(jìn)行準(zhǔn)確定位及詳細(xì)規(guī)劃。首先對(duì)宏觀環(huán)境、商業(yè)市場(chǎng)特點(diǎn)等方面進(jìn)行了分析研究。由于此為商住綜合項(xiàng)目,特別針對(duì)商業(yè)環(huán)境進(jìn)行了消費(fèi)者調(diào)查和商戶訪談,并針對(duì)項(xiàng)目的銷售類物業(yè)進(jìn)行了投資者調(diào)研,從而得出本項(xiàng)目的基本定位規(guī)劃構(gòu)想。本項(xiàng)目包含集中商業(yè)、商鋪、寫字樓、公寓,針對(duì)不同的銷售型物業(yè)市場(chǎng)供求與客戶特征分析。在項(xiàng)目整體定位規(guī)劃的基礎(chǔ)上,分別以集中商業(yè)、商鋪、寫字樓、公寓為主體進(jìn)行檔次和主題定位、業(yè)態(tài)規(guī)劃或產(chǎn)品規(guī)劃。 在分析研究過(guò)程中采用了定量分析與定性分析相結(jié)合的方法,廣泛采用市場(chǎng)調(diào)查法和案例分析法。通過(guò)對(duì)數(shù)據(jù)的統(tǒng)計(jì)分析,以及對(duì)不同特征的比較,得出對(duì)本項(xiàng)目有指導(dǎo)意義的調(diào)研分析結(jié)果。同時(shí),通過(guò)對(duì)相關(guān)案例的分析而對(duì)本項(xiàng)目具有借鑒作用。 對(duì)于項(xiàng)目本身而言,本課題研究有助于本項(xiàng)目抓住政策的機(jī)遇期,做出更為合理的定位規(guī)劃;同時(shí)也有助于避免由于新政策刺激下涌動(dòng)的市場(chǎng)熱情造成的沖動(dòng),,避免盲目的高檔定位和投資規(guī)劃。本案例分析也可以作為商業(yè)地產(chǎn)項(xiàng)目投資規(guī)劃分析的實(shí)際案例,在相關(guān)理論的提煉抽象過(guò)程中,有助于理論的進(jìn)一步完善和豐富,因而是具有實(shí)踐意義的課題。
[Abstract]:On the basis of the urbanization process of Baoding, the gradual promotion of the Beijing Tianjin Hebei integration policy has brought new development opportunities to the commercial real estate market of Baoding. The future of the high open area of Baoding Hui Bo square project will be built into an incubator for the development of regional industrial transformation, innovation driven demonstration area, the gathering area of high and new technology talents and The new city with low carbon civilization and ecology is deeply concerned by the government and high-tech enterprises and has great potential for development.
Taking the project of Hui Bo square in Baoding as a case, this paper makes an accurate positioning and detailed planning of the whole and various parts of the project in combination with the actual situation. Firstly, the macro environment and the characteristics of the commercial market are analyzed. This project includes business, shops, offices, apartments, and the analysis of the supply and demand of different sales property market and customer characteristics. On the basis of the overall positioning of the project, the project is focused on business, shop and office building, respectively. The apartment is the main body for grades and theme positioning, format planning or product planning.
In the process of analysis, the method of combination of quantitative analysis and qualitative analysis is adopted, and market investigation and case analysis are widely adopted. Through statistical analysis of the data and comparison of different characteristics, the results of research and analysis that have guiding significance to the project are obtained. It can be used for reference.
For the project itself, this project will help the project seize the opportunity of the policy and make more reasonable positioning planning; at the same time, it also helps to avoid the impulse caused by the surge of market enthusiasm under the stimulus of the new policy, and avoid blind high-end positioning and investment planning. This case analysis can also be used as a commercial real estate project. The actual case of the capital planning analysis is helpful to the further perfection and enrichment of the theory in the abstract process of the related theories, so it is a practical subject.
