LY銀行XC分行房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)防范研究

【摘要】:隨著我國(guó)經(jīng)濟(jì)的快速發(fā)展,作為我國(guó)國(guó)民經(jīng)濟(jì)重要組成部分的房地產(chǎn)行業(yè)也發(fā)展迅速。房地產(chǎn)行業(yè)的快速發(fā)展離不開(kāi)金融業(yè)的支持,據(jù)不完全統(tǒng)計(jì),房地產(chǎn)業(yè)的開(kāi)發(fā)資金20%-30%來(lái)自于商業(yè)銀行貸款,,可以這樣說(shuō)房地產(chǎn)行業(yè)的發(fā)展是建立在金融業(yè)支持之上的。但隨著國(guó)家經(jīng)濟(jì)體制改革的不斷深入,各大金融機(jī)構(gòu)的信貸政策均發(fā)生了不同程度的變化,這些變化則帶給了房地產(chǎn)行業(yè)全新的挑戰(zhàn)。開(kāi)發(fā)貸款是房地產(chǎn)行業(yè)持續(xù)發(fā)展不可或缺的一部分,加強(qiáng)對(duì)房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)防范研究,對(duì)于金融與房地產(chǎn)行業(yè)的長(zhǎng)遠(yuǎn)發(fā)展至關(guān)重要。 本文以LY銀行XC分行的房地產(chǎn)開(kāi)發(fā)貸款業(yè)務(wù)作為研究對(duì)象,首先分析LY銀行XC分行的房地產(chǎn)開(kāi)發(fā)貸款現(xiàn)狀進(jìn)行分析研究,其次對(duì)該行在房地產(chǎn)開(kāi)發(fā)貸款中存在的風(fēng)險(xiǎn)進(jìn)行分析研究,并通過(guò)參照國(guó)內(nèi)外先進(jìn)的風(fēng)險(xiǎn)管理理論和方法對(duì)其現(xiàn)狀和存在主要問(wèn)題做出了簡(jiǎn)單的評(píng)析,最后根據(jù)相關(guān)管理理論和風(fēng)險(xiǎn)計(jì)量工具提出相應(yīng)的防范措施。通過(guò)對(duì)LY銀行XC分行在房地產(chǎn)開(kāi)發(fā)貸款的風(fēng)險(xiǎn)管理上的分析和研究,為L(zhǎng)Y銀行在房地產(chǎn)開(kāi)發(fā)貸款的風(fēng)險(xiǎn)防范上探索出一套清晰、直觀的思路和方法。從而有效的降低LY銀行XC分行在房地產(chǎn)開(kāi)發(fā)貸款業(yè)務(wù)中的風(fēng)險(xiǎn)。
[Abstract]:With the rapid development of China's economy, the real estate industry, as an important part of our national economy, is also developing rapidly. The rapid development of the real estate industry can not be separated from the support of the financial industry. According to incomplete statistics, 20% to 30% of the development capital of the real estate industry comes from commercial bank loans, so it can be said that the development of the real estate industry is based on the support of the financial industry. However, with the deepening of the national economic system reform, the credit policy of the major financial institutions has changed to varying degrees, and these changes have brought new challenges to the real estate industry. Development loan is an indispensable part of the sustainable development of real estate industry. It is very important for the long-term development of finance and real estate industry to strengthen the study on risk prevention of real estate development loan. This article takes the real estate development loan business of LY Bank XC Branch as the research object, first analyzes the real estate development loan present situation of the LY Bank XC branch to carry on the analysis research. Secondly, it analyzes and studies the risks existing in the real estate development loan, and makes a simple assessment of the present situation and the main problems by referring to the advanced risk management theories and methods at home and abroad. Finally, according to the relevant management theory and risk measurement tools put forward the corresponding preventive measures. Through the analysis and research on the risk management of real estate development loan in XC branch of LY Bank, this paper explores a set of clear and intuitionistic ideas and methods for LY Bank to prevent the risk of real estate development loan. In order to effectively reduce the risk of LY Bank XC branch in the real estate development loan business.
