正坤物業(yè)管理有限公司發(fā)展戰(zhàn)略研究

【摘要】:中國改革開放以來,伴隨著住房制度改革,,房地產(chǎn)業(yè)蓬勃發(fā)展,物業(yè)管理已經(jīng)成為推動國民經(jīng)濟(jì)增長、增加社會就業(yè)的新興行業(yè)。因此如何把握市場方向、制訂企業(yè)發(fā)展戰(zhàn)略、以謀取企業(yè)生存和發(fā)展成為物業(yè)企業(yè),特別是中小物業(yè)企業(yè)關(guān)注的熱點(diǎn)。 本文首先從企業(yè)戰(zhàn)略管理的基本理論和當(dāng)前三級資質(zhì)物業(yè)企業(yè)戰(zhàn)略管理理論研究入手,并對正坤物業(yè)管理公司基本狀況和發(fā)展歷程進(jìn)行了回顧。接下來,對公司的宏觀、微觀環(huán)境進(jìn)行分析、內(nèi)部資源分析、目前的經(jīng)營管理進(jìn)行了分析。然后,對正坤物業(yè)管理公司發(fā)展戰(zhàn)略進(jìn)行分析,并在此基礎(chǔ)上,確立了正坤物業(yè)管理公司的企業(yè)使命,設(shè)計(jì)出正坤物業(yè)公司的戰(zhàn)略目標(biāo)、總體戰(zhàn)略和職能策略。最后,從組織建設(shè)、人才培養(yǎng)、核心能力、委托方式、風(fēng)險(xiǎn)防范、信息化建設(shè)等方面提供了發(fā)展戰(zhàn)略實(shí)施的支撐體系和保障措施。 本文運(yùn)用當(dāng)前企業(yè)戰(zhàn)略管理的主流理論、分析工具對正坤物業(yè)管理公司發(fā)展戰(zhàn)略作了較為完整的論述,既分析了現(xiàn)狀,明確其發(fā)展戰(zhàn)略,又為其戰(zhàn)略實(shí)施提出了有效、可行的方案。通過本文的研究,希冀為正坤物業(yè)管理公司能更好地在激烈的市場競爭中采取正確的企業(yè)發(fā)展戰(zhàn)略,不斷保持優(yōu)勢地位有重大的實(shí)際意義,并對從事物業(yè)管理行業(yè)的其他三級資質(zhì)企業(yè)有一定參考價(jià)值。
[Abstract]:Since the reform and opening up of China, with the housing system reform, the real estate industry has developed vigorously. Property management has become a new industry to promote the growth of the national economy and increase the employment of the society. Therefore, how to grasp the direction of the market and formulate the development strategy of the enterprise so as to seek the survival and development of the enterprise as a property enterprise, especially the small and medium property enterprises Hot spots.
This paper begins with the basic theory of enterprise strategic management and the research on the strategic management theory of three level qualified property enterprises, and reviews the basic situation and development process of the Property Management Company. Then, it analyzes the macro and micro environment of the company, the analysis of internal resources, and the current management and management. After analyzing the development strategy of Zheng Kun Property Management Company, and on this basis, it establishes the enterprise mission of Zheng Kun Property Management Company, and designs the strategic target, overall strategy and function strategy of Zheng Kun property company. Finally, from the aspects of organization construction, talent training, core competence, entrustment mode, risk prevention, information construction and so on. Support system and safeguard measures for development strategy implementation.
This paper, using the mainstream theory of the current enterprise strategic management, analyzes the development strategy of Zheng Kun Property Management Company in a more complete way. It not only analyzes the current situation, defines its development strategy, but also puts forward the effective and feasible plan for its strategy implementation. Through this research, we hope that the Property Management Company can be more exciting. In the fierce market competition, it is of great practical significance to adopt the correct strategy of enterprise development and keep the position of superiority. It also has certain reference value for other three level qualified enterprises engaged in the property management industry.
