【摘要】：農(nóng)村土地承包經(jīng)營權(quán)"三權(quán)分離"趨勢已基本明晰,基于鼓勵、放活經(jīng)營權(quán)的農(nóng)村土地承包經(jīng)營權(quán)流轉(zhuǎn)規(guī)模正在不斷擴大,流轉(zhuǎn)價格是新形勢下流轉(zhuǎn)市場發(fā)育程度和流轉(zhuǎn)體系健全水平的重要衡量標(biāo)準(zhǔn)。利用文獻綜合法和歸納總結(jié)法重點對"三權(quán)分離"格局下承包經(jīng)營權(quán)流轉(zhuǎn)價格的權(quán)能內(nèi)涵、研究視角、影響因素、評估方法等研究進行梳理,指出研究中仍存在的欠缺和不足,并提出流轉(zhuǎn)價格的權(quán)能結(jié)構(gòu)與價值內(nèi)涵、構(gòu)建不同流轉(zhuǎn)方式與用途的價格及影響因素體系、編制具有針對性與操作性的流轉(zhuǎn)價格評估指南等合理建議。
[Abstract]:The trend of "separation of three rights" of rural land contractual management right has been basically clear. Based on encouragement, the circulation scale of rural land contractual management right is constantly expanding. The circulation price is an important measure of the development of the circulation market and the sound level of the circulation system under the new situation. By means of literature synthesis method and summary method, this paper focuses on the competence connotation, research perspective, influencing factors and evaluation methods of the transfer price of contractual management right under the pattern of "separation of three rights", and points out the deficiencies and deficiencies in the study. It also puts forward the power structure and value connotation of the circulation price, constructs the price and influence factor system of different circulation ways and uses, and draws up some reasonable suggestions such as the pertinence and maneuverability of the circulation price evaluation guide.
