【摘要】：分析各因素對(duì)農(nóng)村土地流轉(zhuǎn)價(jià)格的影響方向與作用強(qiáng)度可為確定土地承包經(jīng)營權(quán)流轉(zhuǎn)價(jià)格提供依據(jù)。該文以黑龍江省農(nóng)村固定觀察點(diǎn)14個(gè)村的轉(zhuǎn)入方農(nóng)戶為樣本,采用相關(guān)性分析和多元線性回歸方法分別確定單因素與多因素對(duì)流轉(zhuǎn)價(jià)格的影響,并對(duì)比分析各因素對(duì)高于均價(jià)組和低于均價(jià)組中流轉(zhuǎn)價(jià)格的影響差異。結(jié)果表明:1)單因素對(duì)流轉(zhuǎn)價(jià)格的影響分析中,耕地糧食產(chǎn)量對(duì)流轉(zhuǎn)價(jià)格產(chǎn)生顯著正向影響,是影響流轉(zhuǎn)價(jià)格最重要的因素;2)多因素對(duì)流轉(zhuǎn)價(jià)格的影響分析中,耕地糧食產(chǎn)量、村域經(jīng)濟(jì)發(fā)達(dá)程度、縣域交通通達(dá)性、戶主年齡對(duì)流轉(zhuǎn)價(jià)格產(chǎn)生顯著正向影響,縣域人均GDP、與市中心距離對(duì)流轉(zhuǎn)價(jià)格產(chǎn)生顯著負(fù)向影響;3)對(duì)比各因素對(duì)高于均價(jià)組和低于均價(jià)組的影響,發(fā)現(xiàn)交通通達(dá)性、與市中心距離對(duì)高于均價(jià)組流轉(zhuǎn)價(jià)格的影響方向與總樣本一致,這些因素對(duì)低于均價(jià)組流轉(zhuǎn)價(jià)格的影響方向與總樣本相反。需明確耕地信息、了解地區(qū)經(jīng)濟(jì)與交通情況,為確定土地流轉(zhuǎn)價(jià)格、完善農(nóng)村土地流轉(zhuǎn)市場創(chuàng)造條件。
[Abstract]:The analysis of the influence direction and effect intensity of each factor on the rural land circulation price can provide the basis for determining the transfer price of the land contract management right. This paper takes the rural farmers of 14 villages in the fixed observation point of Heilongjiang Province as the example. Ben. Correlation analysis and multiple linear regression method are used to determine the effect of single factor and multi-factor on the circulation price. The effects of each factor on the flow price in the group above the average price and the group below the average price are compared and analyzed. The results show that the effect of single factor on the flow price is analyzed. The cultivated land grain yield has a significant positive effect on the circulation price, which is the most important factor affecting the circulation price. 2) in the analysis of the effect of many factors on the circulation price, the grain yield of cultivated land, the developed degree of the village economy, the transportation accessibility of the county, the age of the head of household had a significant positive effect on the circulation price, and the average GDP per county was significant. The distance from the city center has a significant negative effect on the flow price; 3) by comparing the influence of various factors on the group above the average price and the group below the average price, it was found that the traffic accessibility and the influence direction of the distance between the city center and the city center on the flow price of the group above the average price were the same as that of the total sample. These factors affect the circulation price of the group below the average price in the opposite direction to the total sample. It is necessary to make clear the information of cultivated land, to understand the regional economy and traffic situation, and to determine the price of land circulation. Improve the rural land circulation market to create conditions.
