城市綜合體資產(chǎn)支撐證券化融資研究

【摘要】:人口增長(zhǎng)和城市化進(jìn)程的加深,對(duì)有限的城市土地供給形成了巨大的壓力。進(jìn)行土地集約化利用成為了城市發(fā)展的必然趨勢(shì),同時(shí)也對(duì)城市綜合體提出了訴求。 城市綜合體作為城市建設(shè)的重要組成部分,在為城市居民提供生活、娛樂(lè)等服務(wù)配套設(shè)施的同時(shí),也為社會(huì)提供成千上萬(wàn)個(gè)工作崗位,成為帶動(dòng)區(qū)域經(jīng)濟(jì)發(fā)展的重要引擎,其高額的投資收益也成為吸引投資者、開(kāi)發(fā)商的亮點(diǎn)。然而對(duì)資金的渴求、對(duì)資金鏈的依賴卻成為限制其發(fā)展的重要因素,因此,為城市綜合體提供持續(xù)的、成本低廉的資金,成為一個(gè)急切而重要的工作。 資產(chǎn)支撐證券化(ABS)是一種起源美國(guó)的新型融資工具,因其成本低、風(fēng)險(xiǎn)小、融資數(shù)額不受限制等優(yōu)點(diǎn)而被全世界廣泛接受。本文在國(guó)內(nèi)首次嘗試將ABS這一新型融資工具用于城市綜合體的融資研究,在闡述城市綜合體理論和ABS融資理論的基礎(chǔ)上,重點(diǎn)分析了城市綜合體運(yùn)用ABS進(jìn)行融資的必要性、可行性及有利條件,,在總結(jié)前人經(jīng)驗(yàn)的基礎(chǔ)上設(shè)計(jì)出一套適合我國(guó)國(guó)情的城市綜合體ABS融資操作方法,并通過(guò)融資方案經(jīng)濟(jì)測(cè)算和敏感性分析驗(yàn)證了其優(yōu)越的經(jīng)濟(jì)性能及一定的抗風(fēng)險(xiǎn)性,為城市綜合體融資提供了一條新的融資途徑。
[Abstract]:The growth of population and the deepening of urbanization have put great pressure on the limited urban land supply. Intensive use of land has become an inevitable trend of urban development, but also a demand for urban complex. As an important part of urban construction, urban complex provides urban residents with services such as living, entertainment and other supporting facilities, at the same time, it also provides thousands of jobs for society, and becomes an important engine to promote regional economic development. Its high return on investment has also become a bright spot to attract investors and developers. However, the demand for funds and the dependence on the financial chain have become an important factor restricting their development. Therefore, it is an urgent and important task to provide sustainable and low-cost funds for urban complexes. Asset-backed securitization (Asset-backed Securitization) is a new financing tool originating from the United States, which is widely accepted by the world because of its advantages of low cost, low risk and unlimited amount of financing. This paper tries to apply ABS, a new financing tool, to the financing of urban complex for the first time in China. On the basis of expounding the theory of urban complex and ABS financing theory, the necessity of using ABS to finance urban complex is analyzed. On the basis of summing up the previous experience, a set of ABS financing operation methods suitable for the national conditions of our country is designed. Through the economic calculation and sensitivity analysis of the financing scheme, its superior economic performance and certain risk resistance are verified, which provides a new financing way for the financing of urban complex.
