壽光市軟件園人才公寓項(xiàng)目財(cái)務(wù)評價(jià)研究

【摘要】:隨著國民經(jīng)濟(jì)的發(fā)展和人民消費(fèi)水平、觀念的提高,與居民生活息息相關(guān)的房地產(chǎn)業(yè)已成為支撐我國國民經(jīng)濟(jì)發(fā)展的重要產(chǎn)業(yè),同時(shí),房地產(chǎn)行業(yè)也帶動(dòng)了建材業(yè)、裝修業(yè)、家居業(yè)、家電業(yè)等多行業(yè)的發(fā)展。房地產(chǎn)行業(yè)有許多特點(diǎn),如投資大,建設(shè)周期長,占用資金時(shí)間長,風(fēng)險(xiǎn)高,國家出臺(tái)的多項(xiàng)房地產(chǎn)政策直接影響著該行業(yè),為提高房地產(chǎn)項(xiàng)目的競爭力,需要對房地產(chǎn)投資項(xiàng)目進(jìn)行投資決策,而項(xiàng)目財(cái)務(wù)評價(jià)是進(jìn)行投資決策的重中之重。本文主要研究項(xiàng)目的財(cái)務(wù)評價(jià)方面,分五部分。第一部分主要是項(xiàng)目研究的背景、意義、國內(nèi)外的研究現(xiàn)狀,同時(shí)簡要說明本文研究的目標(biāo)、技術(shù)方法和本文的創(chuàng)新;第二部分在介紹了理論的基礎(chǔ)上,對房地產(chǎn)項(xiàng)目進(jìn)行了評價(jià),介紹了財(cái)務(wù)評價(jià)的主要指標(biāo);第三、四部分是實(shí)證研究,運(yùn)用相關(guān)理論對壽光市軟件園人才公寓項(xiàng)目的財(cái)務(wù)方面進(jìn)行評價(jià)和研究;最后是項(xiàng)目評價(jià)的結(jié)論及展望。本文的研究目標(biāo)是通過綜合運(yùn)用項(xiàng)目管理的理論知識(shí),結(jié)合房地產(chǎn)行業(yè)項(xiàng)目評估的理論與方法,研究項(xiàng)目財(cái)務(wù)評價(jià)體系在實(shí)際中的具體應(yīng)用問題。運(yùn)用項(xiàng)目財(cái)務(wù)評價(jià)的知識(shí)對壽光市軟件園人才公寓項(xiàng)目進(jìn)行財(cái)務(wù)評價(jià),得出該項(xiàng)目財(cái)務(wù)評價(jià)的研究結(jié)論,為該行業(yè)相關(guān)項(xiàng)目的研究提供參考價(jià)值。研究方法具體包括分析與歸納相結(jié)合的方法、定性與定量相結(jié)合的方法、靜態(tài)評價(jià)指標(biāo)與動(dòng)態(tài)評價(jià)指標(biāo)相結(jié)合的方法、規(guī)范與實(shí)證分析相結(jié)合的方法等方法進(jìn)行項(xiàng)目財(cái)務(wù)評估,得出評估結(jié)論。用分析與歸納法對文獻(xiàn)綜述部分進(jìn)行了對比分析與歸納總結(jié),提取與房地產(chǎn)項(xiàng)目相關(guān)的財(cái)務(wù)評價(jià)理論與資料,并進(jìn)行實(shí)地調(diào)查研究,收集與該項(xiàng)目相關(guān)的數(shù)據(jù)資料;采用定性與定量相結(jié)合的方法對項(xiàng)目財(cái)務(wù)評價(jià)指標(biāo)進(jìn)行了研究與分析;運(yùn)用理論知識(shí)對軟件園人才公寓項(xiàng)目進(jìn)行了實(shí)證分析。目前國內(nèi)外學(xué)者對財(cái)務(wù)評價(jià)主要側(cè)重于宏觀評價(jià),主要是對一些工業(yè)企業(yè)的財(cái)務(wù)評價(jià),而對房地產(chǎn)行業(yè)的實(shí)證財(cái)務(wù)評價(jià)研究較少,本文通過實(shí)證分析的方式對當(dāng)前房地產(chǎn)行業(yè)的財(cái)務(wù)方面進(jìn)行了評價(jià),以便于投資者做出更為科學(xué)、合理的投資決策,這對我國房地產(chǎn)行業(yè)的持續(xù)發(fā)展有巨大的推動(dòng)作用。
[Abstract]:With the development of the national economy and the improvement of the people's consumption level, the real estate industry, which is closely related to the life of the residents, has become an important industry supporting the development of our national economy. At the same time, the real estate industry has also led the building materials industry, the decoration industry, Home industry, home appliances industry and other industries of development. The real estate industry has many characteristics, such as large investment, long construction cycle, long occupation of capital, high risk, many real estate policies issued by the state directly affect the industry, in order to improve the competitiveness of real estate projects, It is necessary to make investment decisions on real estate investment projects, and project financial evaluation is the most important part of investment decisions. This paper mainly studies the financial evaluation of the project, divided into five parts. The first part is the background and significance of the project research, the research status at home and abroad, at the same time a brief description of the research objectives, technical methods and innovations in this paper; the second part is based on the introduction of the theory. This paper evaluates the real estate project and introduces the main indicators of financial evaluation. The third and fourth parts are empirical research on the financial aspects of Shouguang software park talent apartment project. Finally, the conclusion and prospect of project evaluation are given. The research goal of this paper is to study the application of project financial evaluation system in practice by synthetically applying the theory knowledge of project management and combining the theory and method of project evaluation in real estate industry. This paper applies the knowledge of project financial evaluation to the financial evaluation of Shouguang Software Park Talent apartment Project, draws the conclusion of the financial evaluation of the project, and provides reference value for the research of related projects in this industry. The research methods include the combination of analysis and induction, the combination of qualitative and quantitative methods, the combination of static evaluation index and dynamic evaluation index, the combination of normative and empirical analysis, and so on. Draw an assessment conclusion. By using the method of analysis and induction, this paper makes a comparative analysis and summary of the literature review, extracts the theory and data of financial evaluation related to the real estate project, carries out field investigation and studies, and collects the data related to the project. This paper studies and analyzes the financial evaluation index of the project by combining qualitative and quantitative methods, and makes an empirical analysis on the talent apartment project of software park by using theoretical knowledge. At present, scholars at home and abroad mainly focus on macro evaluation, mainly on the financial evaluation of some industrial enterprises, but less on the empirical financial evaluation of real estate industry. This paper evaluates the financial aspects of the real estate industry in order to facilitate the investors to make more scientific and reasonable investment decisions, which has a huge role in promoting the sustainable development of the real estate industry in China.
