【摘要】:隨著中國房地產(chǎn)市場由新興市場逐漸走向成熟,房價高漲、房產(chǎn)企業(yè)利潤豐厚等一系列問題接踵而來,成為媒體曝光的焦點(diǎn),也成為金融業(yè)的一個重要衡量指標(biāo)。住房問題始終是關(guān)乎到民生,關(guān)乎到老百姓切身利益的大事。對于房地產(chǎn)企業(yè)地產(chǎn)項(xiàng)目的成本控制與管理顯得尤其重要。 本文研究意義,主要分為理論與實(shí)踐。第一,理論方面,從房地產(chǎn)成本控制與管理兩方面進(jìn)行研究,不斷拓寬研究者的視角,多方面多層次的進(jìn)行分析研究;第二,實(shí)踐方面,從在建房地產(chǎn)項(xiàng)目中,提供直接有效的具有實(shí)際意義的建設(shè)性意見,這樣在地產(chǎn)公司高層管理中,可以作為工作參考的依據(jù),用來判斷地產(chǎn)項(xiàng)目成本管理的優(yōu)缺點(diǎn)在哪里。通過本文的研究,了解項(xiàng)目成本控制與管理的實(shí)際意義,從而進(jìn)行系統(tǒng)、全面的設(shè)計,這樣就能夠帶來更多好的結(jié)果,為房地產(chǎn)企業(yè)節(jié)約更多的資金,為百姓帶來更大的實(shí)惠。 本文結(jié)合我國房地產(chǎn)企業(yè)項(xiàng)目的實(shí)際情況,對吉林市BJ房地產(chǎn)項(xiàng)目成本管理進(jìn)行研究,通過從房地產(chǎn)項(xiàng)目的現(xiàn)狀,成本控制與管理的設(shè)計,以及采取的措施等方面進(jìn)行研究。本文主要是運(yùn)用資料分析法,案例分析法和調(diào)查法,綜合分析房地產(chǎn)項(xiàng)目成本控制與管理的研究。 本文針對房地產(chǎn)企業(yè)的成本控制與管理中,從成本控制和管理中來探討房地產(chǎn)企業(yè),,主要分為幾個部分:第一部分是關(guān)于本課題的研究前言性的內(nèi)容,關(guān)于研究背景和研究意義,主要從國內(nèi)外來分析房地產(chǎn)成本控制與管理,提出研究內(nèi)容和運(yùn)用的研究方法;第二部分是對成本控制與管理的基本理論做出總結(jié);第三部分是對房地產(chǎn)中的成本控制與管理現(xiàn)狀,中間所存在問題,并做出分析;第四部分是對房地產(chǎn)項(xiàng)目中成本管理的方案進(jìn)行設(shè)計,分別從幾個階段進(jìn)行深入設(shè)計分析;第五部分,是對房地產(chǎn)項(xiàng)目成本控制的措施實(shí)施與對策進(jìn)行系統(tǒng)的闡述,不斷夯實(shí)了成本控制與管理系統(tǒng)的優(yōu)勢。
[Abstract]:As China's real estate market gradually matures from emerging markets, housing prices are rising, real estate companies are profitable and a series of problems have followed, becoming the focus of media exposure, as well as an important measure of the financial industry. Housing problem is always related to the people's livelihood and the vital interests of ordinary people. It is very important to control and manage the cost of real estate project in real estate enterprise. The significance of this study is mainly divided into theory and practice. First, the theory, from the real estate cost control and management two aspects of research, constantly broaden the perspective of researchers, multi-level analysis and research; second, in practice, from the real estate projects under construction, This paper provides direct and effective constructive advice with practical significance so that it can be used as the basis for reference in the management of real estate companies and to judge the merits and demerits of cost management of real estate projects. Through the research of this paper, we can understand the practical significance of project cost control and management, so as to carry out systematic and comprehensive design, so as to bring more good results, save more funds for real estate enterprises, and bring greater benefits to the common people. In this paper, the cost management of BJ real estate project in Jilin City is studied according to the actual situation of the real estate enterprise project in Jilin City, and the research is carried out from the aspects of the present situation of the real estate project, the design of cost control and management, as well as the measures taken. This article mainly uses the data analysis method, the case analysis method and the investigation method, synthetically analyzes the real estate project cost control and the management research. This article aims at the real estate enterprise cost control and management, from the cost control and the management to discuss the real estate enterprise, mainly divides into several parts: the first part is about this topic research preface content, On the background and significance of the research, it mainly analyzes the real estate cost control and management from home and abroad, puts forward the research content and application of research methods; the second part is the summary of the basic theory of cost control and management; The third part is to the real estate cost control and the management present situation, the existence question, and makes the analysis, the fourth part is carries on the design to the real estate project cost management plan, separately carries on the thorough design analysis from several stages; In the fifth part, the measures and countermeasures of real estate project cost control are expounded systematically, and the advantages of cost control and management system are strengthened.
