成都市養(yǎng)老地產(chǎn)市場需求研究

【摘要】:隨著城市化進(jìn)程的不斷加快,城市人口老齡化問題日益凸顯,老年人的居住需求問題逐漸引起了人們的重視。發(fā)展養(yǎng)老地產(chǎn)是順應(yīng)社會(huì)發(fā)展的必然趨勢。對(duì)養(yǎng)老地產(chǎn)市場需求進(jìn)行分析,對(duì)于政府制定宏觀調(diào)控政策以及企業(yè)制定發(fā)展戰(zhàn)略具有更大的參考價(jià)值。成都市早在2000年已邁入人口老齡化社會(huì),人口老齡化所帶來的家庭結(jié)構(gòu)和居住模式的轉(zhuǎn)變以及人們對(duì)養(yǎng)老地產(chǎn)的了解關(guān)注都為養(yǎng)老地產(chǎn)市場的發(fā)展創(chuàng)造了有利條件。 本研究以成都市的老年人為研究對(duì)象,,試圖從老年社會(huì)學(xué)理論、人口轉(zhuǎn)變理論、老年人需求結(jié)構(gòu)理論和社區(qū)照顧理論的角度對(duì)城市老人的養(yǎng)老問題進(jìn)行分析。通過對(duì)成都市老年群體人展開實(shí)地調(diào)研,探索分析老年人當(dāng)前的個(gè)人基本狀況、居住狀況和養(yǎng)老需求意愿。同時(shí),采取定量研究和定性研究相結(jié)合的方式,從人口、經(jīng)濟(jì)、社會(huì)、政策四個(gè)維度提取影響因素,運(yùn)用灰色系統(tǒng)相關(guān)方法分析成都市養(yǎng)老地產(chǎn)市場需求影響因素及其影響程度大小,預(yù)測養(yǎng)老需求總量,并且對(duì)養(yǎng)老地產(chǎn)市場需求進(jìn)行前景分析。文章最后從國家(政府)、社會(huì)、企業(yè)三個(gè)不同角度出發(fā),建議通過完善政策法規(guī)、構(gòu)建第三方養(yǎng)老服務(wù)評(píng)估體系、構(gòu)建養(yǎng)老地產(chǎn)產(chǎn)業(yè)化支撐體系、建立專業(yè)化的養(yǎng)老服務(wù)人才體系、尋求跨行業(yè)合作、加強(qiáng)行業(yè)協(xié)會(huì)約束作用、積極轉(zhuǎn)變養(yǎng)老居住的傳統(tǒng)觀念、打造多元化租購模式、構(gòu)建多層次差異化的養(yǎng)老服務(wù)體系等多種需求釋放策略,將成都市潛在的養(yǎng)老市場需求轉(zhuǎn)變?yōu)橛行枨螅瑤?dòng)養(yǎng)老地產(chǎn)健康發(fā)展。
[Abstract]:With the rapid development of urbanization, the problem of urban population aging is becoming more and more prominent. People pay more and more attention to the housing demand of the elderly. It is an inevitable trend to adapt to the development of the society to develop the old-age real estate. It is of greater reference value for the government to formulate macro-control policies and enterprises to formulate development strategies. As early as 2000, Chengdu has entered an aging population society. The changes of family structure and living mode brought by the aging of population, as well as people's attention to the old-age real estate, have created favorable conditions for the development of the old-age real estate market. In this study, the elderly in Chengdu as the research object, trying to from the theory of sociology of the elderly, the theory of population transition, From the perspective of the demand structure theory and community care theory of the elderly, this paper analyzes the old-age problems of the urban elderly. Through the field investigation of the elderly group in Chengdu, it explores and analyzes the current basic situation of the elderly. At the same time, using the combination of quantitative and qualitative research, the factors are extracted from the four dimensions of population, economy, society and policy. Using the grey system correlation method to analyze the influencing factors and the influence degree of the demand of the pension real estate market in Chengdu, to forecast the total demand for the aged, and to carry on the foreground analysis to the demand of the endowment real estate market. From three different angles, it is suggested to establish a third party pension service evaluation system through perfecting policies and regulations, to construct a supporting system for the industrialization of pension real estate, to establish a specialized pension service talent system, and to seek cross-industry cooperation. Strengthen the restrictive role of industry associations, actively change the traditional concept of old-age housing, create a diversified rental purchase model, build a multi-level differentiated pension service system and other demand release strategies. The potential pension market demand in Chengdu will be transformed into effective demand to promote the healthy development of pension real estate.
